The Commercial Boutique Hotel strongly recommends you purchase Comprehensive Travel Insurance. We suggest that the policy include, but not be limited to, the following coverage – loss of payment through cancellation; loss or damage to personal baggage; loss of money and medical expenses.
The prices shown are per room per night for the numbers of persons and dates selected, unless otherwise indicated. Additional guests will be required to pay an extra per person per night rate of $44 (only possible in some rooms)
Children 0 -12 years occupying the same room/unit with at least one adult and using existing bedding are Free of Charge. Additional charges will apply if extra beds or linen (including rollaways, sofa beds or cots) are required.
All guests under the age of 18 must be accompanied by a parent/guardian or an individual over the age of 18. The property has the right to refuse any booking when the legal parent/guardian over 18 cannot produce current photo ID.
Whilst room 8 downstairs is designated as pet-friendly, pre-approval of any pet is required with hotel management before any booking will be honoured.
Please note there is a $20 charge to accommodate a pet in the room, and any damage caused by a pet or otherwise will be charged to the credit card that was used to secure the booking.
Quotes and reservations are subject to availability and actual pricing at the time of booking. Any verbal quote given is an estimate only of the price, which will be subject to written advice on confirmation of the reservation.

Whilst we attempt to satisfy all special requests, we are unable to provide a guarantee.
At the time of booking, details of a valid Visa or MasterCard (including CCV code) are required to secure the booking and also to act as security for tab payments and to cover incidental items and damage above and beyond fair wear and tear. Cash is not an acceptable form of bond and a valid credit card will need to be presented on arrival.
All credit card payments made at the bar will incur a 1.21% credit card transaction fee. At the hotel Visa & Mastercard are the accepted credit card types.
Accommodation charges or bar/restaurant tabs that remain outstanding after the bar closes (on the eve of your check-out date) will be charged to the card provided on your booking, at a 2.31% credit card transaction fee.
All full rates featured are subject to change without notice. Prices listed are in Australian Dollars if accessing via www.thecommercialboutiquehotel.com site and are inclusive of GST where applicable.
In the event of a situation whereby The Commercial Boutique Hotel cannot provide accommodation as previously confirmed, for whatever reason, we will undertake to relocate guests into an alternative room of equal or better grading at no expense to the guest. Should there not be a room of equal or better grading in the vicinity of the original booking, it may be required to provide guests with a room of a lesser grading. If this is the case, any reduction in costs will be refunded to the guest.
The alternatives offered are at the Commercial Boutique Hotel’s discretion. Should the guest wish to choose a room of a standard other than offered under this condition, then the guest will be required to pay any difference. Should no room be available, the Commercial Boutique Hotel will refund the rate of the room paid by the guest.
Whilst the utmost care is taken to ensure that the description of facilities and services of the Commercial Boutique Hotel is accurate, these are continually being changed, upgraded and on occasion taken out of service. If any feature/facility is essential for the guest in choosing a particular room, it is advisable that the guest checks with the Commercial Boutique Hotel at the time of booking that that facility is available. The Commercial Boutique Hotel Pty Ltd cannot be held liable for omissions or errors whether temporary or permanent of a room’s facilities and services.

As an agent on behalf of this product or service the Commercial Boutique Hotel shall not be liable under any circumstances for any failure by those service providers to fulfill arrangements nor for any error, alteration or change of any kind made by those service providers following the acceptance of the booking by them. All coupons, vouchers, receipts and tickets are issued subject to the terms and conditions specified by those service providers. The Commercial Boutique Hotel is a renovated 1941 Art Deco building. While all care has been taken to ensure the building complies with modern building requirements, you accept that as a retrofitted building, it is not possible to bring every element up to modern standards. We especially recommend you take care climbing and descending staircases and recommend that you do not consume alcohol to excess in your accommodation suite, in case an emergency evacuation is required. Every attempt has been made to soundproof our rooms, with rich carpet and double glazed windows. However, as an original structure, not every sound can be eliminated. Commercial Boutique Hotel Pty Ltd both for itself and on the behalf of its employees or agents does not accept any responsibility for any act, omission, default or neglect of themselves, their employees or agents for injury, damage, or loss to persons or goods whatsoever or however the same may be caused. While all reasonable care is taken, by utilising any services provided by The Commercial Boutique Hotel, you agree that:
Commercial Boutique Hotel Pty Ltd shall not be liable for the willful or negligent acts and/or omissions of itself, its employees or agents, carriers and/or service providers. Commercial Boutique Hotel Pty Ltd will not be liable for any accident, injury, delay, property damage or personal loss to you or those travelling with you in connection with any accommodation, transportation, or other travel services resulting directly or indirectly from any occurrences or conditions beyond its control, including but not limited to acts of terrorism, act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule.
Please note that all travel documents, observance of laws and regulations of various Governments are your responsibility.
The Commercial Boutique hotel is a non-smoking establishment. Smoking in any part of the building is strictly prohibited. Any fire alarm as a result of your failure to observe this rule, resulting in any call out by the Fire Brigade, shall be your responsibility, including any charges/fines associated with the call out.
Payment Policy
PAYMENT POLICY
For bookings that don’t include any special event dates, payment is due 7 days prior to check-in.
For bookings that include special event dates, payment is due 14 days prior to check-in.
Special event dates are:
- a QLD or NSW long weekend (Friday or Saturday or Sunday)
- the eve of a QLD or NSW public holiday (as per australia.gov.au)
- a QLD or NSW public holiday (as per australia.gov.au)
- the eve of a QLD or NSW school holiday (as per education.qld.gov.au & education.nsw.gov.au respectively)
- a QLD or NSW school holiday including adjoining weekends (as per education.qld.gov.au & education.nsw.gov.au respectively)
- where you have been advised by email of your booking being part of a special event date.
Payments are non-refundable after the due date has passed.
When due, a credit card payment will be processed on the Visa or MasterCard that was provided when the booking was made.
The credit card transaction fee is 2.31%
Alternatively, payment can be made by bank transfer. If no bank transfer is received into our account by 4pm on the last business day prior to the due date (or on the due date if it is a NSW business day) then a credit card payment will be executed (as described above).
When making a bank transfer:
- the booking reference starting with “LH” must be provided
- a bank remittance must be emailed to bookings@thecommercialboutiquehotel.com
- if not transferred using OSKO then the payment should be made a minimum of 3 business days in advance, to ensure timely deposit.

If funds are not received on time (either via bank transfer or credit card debit), then hotel staff will attempt to make contact with you using the details provided when booking. The hotel reserves the right to cancel the booking if payment is not received on time.
Cancellation Policy
CANCELLATION & NO-SHOW POLICY
Please understand that we are a small hotel with only 8 rooms. As such late cancellations can have a significant impact on our business.
To secure a booking, credit card details are required as security for the accommodation charges (including CVV). This puts a hold on the room until the due date of your payment.
To guarantee your room for the dates booked, the requirements stated in the payments policy must be met.
STANDARD DATES
In the event of:
- a cancellation 7 days or more prior to your check-in date, no fee will be charged.
- a cancellation less than 7 days prior to your check-in date the booking is non-refundable.
- a ‘no-show’ (failure to check-in on the expected check-in date) then the booking will be cancelled and is non-refundable.
- a failure to advise the hotel of delayed arrival that will occur after expected check-in date (for multi-night bookings), this will be deemed to be a ‘no-show’.
SPECIAL EVENT DATES
In the event of:
- a cancellation 14 days or more prior to your check-in date, no fee will be charged.
- a cancellation less than 14 days prior your check-in date the booking is non-refundable.
- a ‘no-show’ (failure to check-in on the expected check-in date) then the booking will be cancelled and is non-refundable.
- a failure to advise the hotel of delayed arrival that will occur after expected check-in date (for multi-night bookings), this will be deemed to be a ‘no-show’.
TRAVEL INSURANCE
We recommend you take out travel insurance to cover cancellation charges incurred if unforeseen circumstances force you to alter your booking after the allowed free cancellation period.
Please consider uncontrollable circumstances such as road closures (due to floods, bush fires, vehicle accidents), family crisis (health or personal), work demands.
We suggest that the policy include, but not limited to, the following coverage – loss of payment through cancellation, loss or damage to personal baggage, loss of money and medical expenses.
REASONS FOR CANCELLATION POLICY
Please understand that we are a small hotel with only 8 rooms. As such late cancellations can have a significant impact on our business.
While we always regret the necessity to impose charges upon guests who do not use the accommodation, we have found it necessary to make these charges in the circumstances set out above in the hope that it will encourage guests to assist us in advising of any travel changes at an early time to allow us to relet the room with minimal loss.
Our cancellation policy has also been necessary to allow us to maintain our policy of not over booking in the hotel in busy periods, as is the case of the major hotels to cover the "no shows", as we prefer to be able to guarantee our confirmed guests their room on the day.
We also continually set out room rates at base levels without building in a provisional cost of "no-show" guests.
