Please be aware that we have a NO-TV policy within the Garden & Light House rooms.

Our new partner property consists of The Loft & The Apartment and is located right next door to 28 Degrees in the heart of Byron Bay. Perfect for families & couples, the The Loft & The Apartment offer an oasis for family & couple getaways. Although we have not fully completed renovations to the standard of 28 Degrees, the rooms are filled with the same beautiful king-size Sealy Crown Jewel beds with french organic linen, unique designer furniture, 55” smart TV’s, full kitchen facilities, Grander treated water for drinking and showering and only steps away from one of the worlds best beaches. So kick off your shoes and enjoy the barefoot beach house.

The Beach House Book

The Beach House is perfect for families: a 3 storey beach house which is part of our new partner property located right next door to 28 Degrees in the heart of Byron Bay.
The Beach House (maximum 6 guests) - is a 3 storey, 3 bedroom/2 bathroom house with full kitchen, lounge room, and dining area. It has a seperate TV room with 55” smart TV with Platinum Foxtel, double off-street parking, 3 king-size beds (2 of these beds can be split into singles). The wrap around decks have outdoor furniture & BBQ and boasts views to the iconic Byron Bay light house. 2 bedrooms are located on the 1st floor with the master bedroom located on the upper open mezzanine level with it’s own private deck that also looks east up to the light house and west into the hinterland. Please note: The master bedroom has an ensuite with a bath & toilet only (no shower).
Perfect for families (& couples wanting more space), the The Beach House offers an oasis for your private getaway.

Perfect for couples, The Apartment offers an oasis for your private getaway.

Terms & Conditions


A Pre-Authorisation of one nights stay will be held on all bookings as a bond for your stay.
CHECK-IN is available from 2-5pm. We do not have a reception so please enter the property with the code that will be provided in your pre-arrival communication.
Please let us know if you plan to arrive later than 5pm.
CHECK-OUT is before 11am in the Garden & Light House rooms, and 10am in The Loft & The Apartment..
We are only able to accommodate children in the Loft or the Apartment.
The NUMBER OF GUESTS must not exceed what is specified on your booking confirmation.
We provide LIMITED OFF-STREET PARKING for guests.
We provide guests with FREE WIFI INTERNET.
28º is located in a RESIDENTIAL NEIGHBOURHOOD. Please respect our neighbours and other guests and KEEP NOISE TO A MINIMUM. Unreasonable noise will not be tolerated after 9.00pm.
28º has a “NO PARTY” policy, whereby group bookings are not accepted.

28º reserves the right to request people who are making too much noise at any time of the day or night to leave. No refunds will be applicable. A security company or police may be called to investigate complaints of excessive noise or anti-social behaviour. Any charges incurred by the security company or police will be charged to the credit card provided.
28º reserves the right to charge guests for the following, but not restricted to, all damages and breakages, lost keys, missing items, late departure, extra cleaning and unpaid expenses. Any additional charges will automatically be charged to the credit card provided as security for the booking following at least one attempt to contact the credit card holder.
Keys that are not returned to the lock-box will be charged to the credit card supplied.
 A $50 charge will apply if keys are lost.
THE PROPERTY AND ALL ROOMS ARE NON-SMOKING. All shared spaces are non-smoking including decks, poolside and outdoor dining areas. Any traces of residual smoke inside will incur an additional cleaning charge.
PETS are not permitted in the grounds of the property.
28º DOES NOT ACCEPT SCHOOLIES RESERVATIONS.
No refunds will be given on early departure and any outstanding balance will be deducted from the credit card provided.
Rates as quoted are subject to availability. By using the above rates you agree with and abide by our Terms and Conditions. Rates quoted are per room per night. All rates are inclusive of GST and quoted in AUD. All credit card transaction are in AUD and 28º cannot be held responsible for any foreign exchange fluctuations or international transaction fees imposed by the credit card merchant.

Payment Policy

We have a non-refundable period of 30 days prior to arrival. A Pre-authorisation of one nights stay will be held on all bookings as a bond for your stay.

Cancellation Policy

28º Byron Bay is a small Guest House and cancellations affect us greatly.
- Cancellations of 30 days or less will not receive a refund.
Bookings made for peak season (over New Year's and Easter) must be paid in full to secure your reservation. No refund will be offered for cancellations during peak season.
For this reason we strongly recommend that guests take out Travel Insurance to protect them against unforseen travel changes. We recommend Australia Post Travel Insurance.
