Terms & Conditions
Please read these terms and conditions carefully. When you make a booking, you accept on behalf of your party the terms of these booking conditions. You will be responsible for any damage to the property that is caused by you or your party during your stay. Any breach of these terms and conditions may result in additional fees, immediate eviction with no refund, or cancellation of your booking.

Standard check-in time is 3pm on the day of arrival and check-out is 10am on the day of departure. An additional fee of $200 will be charged if you do not check-out by 10am. Early arrivals and late departures may be possible if requested at the time of booking, however can only be confirmed 1 day prior to arrival or departure. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure an early check-in or late check-out is to book those extra nights.

Your credit card details will be held on the system as a security bond. Your credit card will be automatically debited in the event of: damage to the property, furniture, equipment, breakages or if extra cleaning is required. Please note: we will only process monies on your credit card if there is reported damage to the property, or if the 'Terms and Conditions' are not adhered to. If you do not hold a credit card and cannot provide one as a bond, we will require a $500 cash bond to be paid. This payment will be refunded within 14 days of departure, once we have inspected the property and have confirmed no charges are required. (Please contact us via email if you wish to pay the required bond via this method). Ahara House is designed to a very high standard, and furnished with costly materials and products. You become responsible for any and all damage and loss to the property and its contents from the date and time you check-in to the date and time you check-out. Any damaged items in the property will be charged the full advertised replacement cost.

Upon making a booking, you are to provide the details of a valid credit card, postal address, email and phone number. Prior to check in, you are to provide a copy of your driver’s licence and such other identification as is requested by us.

The property is a residential premise and is strictly for residential use. The number of occupants allowed is as per approved on your booking email and as advertised. The use of the property for functions, parties or other like mass gatherings are strictly prohibited. Use of the property for such events or as other than a residential premise will result in the termination of the reservation for the property, removal of the guest(s) and other occupants from the property and other costs or expenses (including an unauthorised function/extra cleaning fee of $500).

We will happily offer our space to be used for photoshoots and video shoots. However location hire must be pre-approved in writing by management. No images including the property are to be used for marketing purposes unless pre-approved in writing by management.

At no time during your occupancy is the number of guests staying to exceed the number booked. Bookings of 8 people or less won’t have access to the detached studio (5th bedroom and ensuite only). If there is any evidence of use of this space by groups of 8 or less, an additional fee of $300 will be charged for extra cleaning costs.

Children’s prices for accommodation are included in the standard rates and refer to children using existing bedding. Steps and balconies need to be taken into consideration before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of parents/guardians. No refund will be given if the accommodation is deemed unsuitable after check-in. Supervision of children around the fireplace, stairs, balconies, driveway, roads, plunge pool, sauna, and all areas of the property and surrounds are the sole responsibility of parents/guardians and Ahara House accepts no responsibility.

Unfortunately we are unable to accept pets. No pets are permitted on the property at any time. An additional cleaning fee of $200 will apply if this condition is breached.

Smoking both indoors and anywhere on the property is strictly prohibited. If there is any evidence of smoking inside the property you will be charged an additional $1000 for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space.

The property must be left in a reasonable condition upon departure. Excess cleaning fees up to $500 may apply (e.g. rubbish not being removed, dishes not washed and put away, barbecue not cleaned, evidence of smoking). Please report any existing damage upon your arrival. Please immediately report any damage that occurs during your stay.

The electric fireplace is to be operated by adults only (18+) and is operated at your own risk. Please ensure the fireplace is switched off whenever you leave the premises even for short periods. Supervision of children around the fireplace is required and is the responsibility of parents/guardians.

Please note the induction cooktop is ceramic, so is susceptible to cracks if pots and pans are placed onto it too heavily, abruptly or inappropriately. Please also note it can get very hot very quickly, so please use it carefully and always cook with it under supervision.

We have provided guests with superior linen for use during their stay. If any bedding is damaged beyond normal wear, i.e. is not able to be cleaned, any damaged items (including mattresses, mattress protectors, pillows, and all linen) will be charged the full advertised replacement cost. Additional linen (other than what has been left out) will be charged at an extra $10 a piece.

Use of the sauna is for adults only (18+) and is at your own risk. Certain medications, first trimester pregnancy, cardiovascular conditions, intoxication, fever, pacemakers/defibrillators and chronic conditions such as MS and diabetes, are considered contraindications for use of infrared saunas. If you have a medical condition, please consult with your doctor to confirm if infrared sauna use is safe for you. Discontinue the use of the sauna if you experience any pain and/or discomfort, or feel light-headed, dizzy or heat exhausted. Towels for use in the sauna will be provided and left in the laundry. Please ensure you sit on a towel during each sauna session, and use the towel to wipe down any sweat marks after your sauna session. Please ensure the sauna is switched off after each use. Appropriate use of the sauna is the responsibility of the guest/s and Ahara House accepts no responsibility.

Please take a shower before using the swimming pool. Please refrain from consuming food and beverages by the poolside area. No noise or pool use after 10pm at night or before 7am in the morning. Supervision of children using the plunge pool is required and is the responsibility of parents/guardians. Appropriate use of the pool is the responsibility of the guest/s and Ahara House accepts no responsibility.

We operate a noise monitor for the purpose of ensuring noise is kept to an acceptable level. Disturbance to neighbours including excessive noise, music and unruly behaviour is prohibited and may result in eviction without refund. If a noise complaint is received; a first warning will be given. If a second complaint is received this will result in immediate eviction with no refund.

We endeavour to keep the amount of waste produced at our properties to an acceptable level. We kindly ask guests to be thoughtful with their waste, use the recycling bin correctly by breaking down all boxes and recycle all waste in the appropriate bins. Excess rubbish left on the property over and above what is in the bins will be charged at $300 and will be deducted from the security deposit.

An additional $100 will be charged for lost or damaged keys. Please note: the keys should be removed from the front sliding door after you unlock it. The sliding doors open all the way back into a frame, so if the keys are left in it when it’s pushed all the way back into the frame, the keys will break. This is the guests responsibility and additional fees will be charged for damaged keys/locks. If guests lose keys and require access, a security call out fee will apply. If replacement keys need to be cut, key barrels need to be replaced, or re-keying is required, costs will be calculated accordingly and charged to the guest.

We may engage third party contractors to provide services such as private chef, wine tasting or other services. By engaging the services of such third party contractors, you're entering into an agreement with such a third party, and any claim that relates to such services shall be directed to that third party.

Guests and their visitors' actions, conduct and safety are the responsibility of the guests. Ahara House does not condone: unsafe, irresponsible or illegal actions/behaviour etc. on or off the premises, during a stay or at any other time. A condition of entering and/or staying at this property means that all guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time.

Payment Policy

A 50% deposit is required at time of booking to secure your dates. The remainder will be due 7 days before check-in. If booking within 7 days of check-in, full payment is required at the time of booking.

If payment is not received by the due date, Ahara House reserves the right to cancel the booking.

Preferred method of payment is Visa or MasterCard, and a 1.5% surcharge applies for these card transactions.

Your credit card details will be held on the system and your credit card will be automatically debited in the event of: damage to the property, furniture, equipment, breakages or if extra cleaning is required.

Cancellation Policy

-Full refund for cancellations up to 30 days before check-in
-If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 7 days before check-in
-50% refund up to 7 days before check-in
-No refund after that

No cancellations are accepted within 7 days of your arrival date. You will be charged the total of the reserved stay under all circumstances.

In the event Ahara House must cancel your accommodation a full refund will be made. However we will not be held liable for any further costs incurred. We strongly recommend travel insurance to cover cancellations, travel delays and all other unforeseen incidents and accidents.

We shall not be liable to issue refunds for any items that are not within our control, such as fire, flood, storm damage, power outages or any other unforeseen circumstances.
