Arcadia offers accommodation for couples in 4 separate cottages, all hidden away in 3 acres of forested gardens.
Our award winning cottages are situated at Olinda just 1 hour east of Melbourne on top of Mt Dandenong (altitude 620 mtrs). We are off the busy Tourist Road but only 400 metres to the villages of Olinda and Mt. Dandenong where there are several restaurants and shops to choose from.
Each cottage has a log fire and a conservatory. Two have spa baths and two have hot tub spas. Full Breakfast provisions are included in the cottage for you to enjoy when you are ready. Check out is at 11am and a late check out is available upon request.
Our web site can provide you with a full description of each cottage as well as a virtual tour and video inside each cottage.
Massage treatment are available at our preferred partner a short walk from our cottages. Please enquire for further information.
Great for a relaxing holiday. Being in the heart of the Dandenongs means you don't need a car. Walk to Olinda or Mount Dandenong villages, explore the National Parks walks and walking trails. Within 15 minutes there is Puffing Billy, Wineries and the Yarra Valley.
All cottages have their own Wi-fi modem and high speed internet is available.

Terms & Conditions

Check in:

We want your check in to be as smooth as possible. Please park in the guest parking area and come to reception and we will show you to your cottage.

If there is a balance owing on your account we will automatically charge this after you check in. We will charge the same card that you used for the payment of your deposit. Please ensure that you bring either the card you used to make the booking, or personal identification in the way of a current drivers licence or equivalent photo ID.

Please nominate a time after 2:30pm for check in on the day of your arrival. We can check you in 24 hours a day so please take your time and don't stress if you are running later than expected. We ask for a check in time so we can order our cleaning schedule on each day so that each cottage is ready in the order guests will arrive. This really helps us so we do appreciate you advising us of your arrival time.

If you are running later than anticipated, please call the office directly on 9751 1017

If you require a late check in please contact the office as soon as possible to discuss - we are able to leave a key in a lockbox for you thus check in is available 24 hours at no additional charge.

Arcadia's cottages and grounds are set up specifically for adult couples and are not available for family groups.
• The maximum occupancy in any cottage is 2 people.
• This accommodation is not suitable for children and restrictions apply. Please contact us before making a booking.
• Children are not permitted inside Fernwood or Olinda Cottage.
• Pets are not accommodated.

Check Out:
Our check out time is at 11am for all bookings. We use the time between check out of 11am and arrival time of 2:30pm to clean our cottages. We take great pride in our attention to detail and level of cleanliness so please ensure you have checked out by 11am and left you cottage tidy for us to commence cleaning.

A late check out is not available unless confirmed in writing. An unapproved late check-out will incur the following penalty charges. Up to Half hour $50, half to one hour $100, over 1 hour full days tariff.

Payment Policy

Prior to booking guests are advised to consult our website for full Terms and Conditions, these include Occupancy Restrictions and other conditions.

• On-line bookings are secured with a 50% deposit at time of booking with the balance of the pre booked accommodation package payable at check in
• Discounted accommodation and majority of 3rd party bookings are subject to full payment at time of booking and may not be amended by way of cancellation or transfer.
• We accept Visa or MasterCard.
• By making a booking guests authorise Arcadia Cottages to charge the following amounts:
- up to $200 for damage/breakage and soilage of furniture and/or linen/any items within the cottage or on the grounds of the property
- up to $50 to be charged for any dishes not washed
- up to $100 for any excessive cleaning required.
If additional payment is necessary up to a maximum of $350 Guests authorise Arcadia Cottages to deduct these funds from the same card that was used to make the booking, or any subsequent card used to pay the balance of the booking.
In the event that Arcadia Cottages seeks to recover any outstanding costs or charges beyond this amount, guests are required to indemnify Arcadia cottages for all and any fees, costs (including legal costs on a solicitor client basis) and charges associated with that recovery.

• The booking is only fully confirmed when your credit card deposit has been accepted.

Cancellation Policy

Cancellations and Transfers

-Travel insurance is recommended for cancellation coverage.
-More than 21 days notice of scheduled arrival time: Booking deposit is refundable or transferable, less an admin fee ($50 + commissions and costs)
-7 to 21 days notice of scheduled arrival time: Cancellation of booking: We will refund you're holding deposit minus the admin fee if we are able to fully re-book your cancelled dates. Transfer of booking: Admin fee applies. If we are unable to fully re-book your cancelled dates the cost of those un-booked dates will be also added to your overall tariff.
-Less than 7 days notice of scheduled arrival time: the full amount is payable and the balance will be charged to your credit card. If we are able to fully rebook your cancelled dates at the same total gross booking amount including additional services, we will refund your payment minus the admin fee.
-Failure to arrive or cancellation after arrival: Full tariff is payable and the balance will be charged to your credit card.
-In addition to our normal Terms and Conditions, offers of discounted accommodation are subject to full payment at time of booking and may not be amended by way of cancellation or transfer.
-Communications with respect to cancellation or transfers must be confirmed in writing (email, fax or letter) and must be acknowledged by us in writing.
-Bookings made through a third party agency are non refundable. Refer to third party agency T&Cs.

Gift Certificates
- May only be used by the recipients of the certificate.
- Are not refundable (in part or full) or redeemable for cash.
- Period of validity is 3 years from date of issue.
- Change of Booking:
- More than 21 days’ notice before check in date: Booking may be transferable if within the maximum validity period. A $50 admin fee + the reinstatement fee (if applicable) will apply.
- Less than 21 days’ notice - no changes are accepted.
