The Newington Lake house is a spacious superbly appointed house, perfectly located in a quiet leafy street, walking distance to Ballarat’s CBD and Lake Wendouree. The property features 4 bedrooms, a large living, dining, kitchen area with a double sided gas fireplace and a Home Theatre. The fully equipped kitchen is fitted with quality appliances including a De Longhi coffee machine. Large sliding doors open onto a beautifully designed private backyard with outdoor dining, BBQ and hot tub.

The Canadian Lake House is just minutes from the heart of Ballarat and top tourist attraction Sovereign Hill. Canadian Lake House has four spacious bedrooms, massive home theatre and a huge undercover outdoor entertaining area overlooking a manicured back yard. It sleeps up to 14 guests in luxury and boasts a master bedroom with king bed, walk-in robe, en-suite and 42” LED TV. The remaining three bedrooms also have king beds, built-in robes and 42” LED TVs. Canadian Lakehouse has four spacious bedrooms, all featuring luxurious bedding and fittings. The house can sleep up to 14 guests and boasts a master bedroom with king bed, walk-in robe, en-suite and 42” LED TV. The remaining three bedrooms also have king beds, built-in robes and 42” LED TV .The home theatre features two sets of bunks which sleep up to six guests. The open-plan living area includes a fully equipped modern kitchen with stainless-steel appliances and a dining/living area which opens on to the outdoor entertainment space compete with 10-seat dining table, BBQ overlooking a manicured back yard.

Terms & Conditions
The following Terms and Conditions will apply to all occupants who stay at the Newington Lake House managed by Team Scott Pty Ltd, trading as Newington Lake House (ABN 14 532 755 188) and the Canadian Lake House managed by Canadian Lakes Pty Ltd trading as the Canadian Lake House (ABN 46 828 110 093). We only accept bookings on the Terms and Conditions outlined in this document. It is your responsibility to have read and understand these Terms and Conditions before making a booking. You must ensure you and all visitors comply with these Terms and Conditions. A breach of these Terms and Conditions by any occupant, guest or visitor will be considered a breach by you. Payment in part or in full constitutes acceptance of these Terms and Conditions. Failure to comply with these Terms and Conditions may result in, but is not limited to, you being evicted from the property, losing your security deposit and/ or other monies paid (or owed) by you.
1. Rates
1.1 All rates are in Australian Dollars. Rates are valid until 30/12/14 and are subject to change at any time without notice.
2. Maximum Number of Guests
2.1 All accommodation must only be used for private, residential usage and to accommodate the number of guests stated on your booking confirmation.
2.2 The maximum number of guests allowed for each room is:
(a) Bedroom 1 - maximum of 2 persons
(b) Bedroom 2 - maximum of 2 persons
(c) Bedroom 3 - maximum of 2 persons
(d) Bedroom 4 - maximum of 2 persons
(e) Family room- maximum of 6 persons
3. Minimum Night Stays
3.1 2 night minimum stays apply, except for the following:
(a) Minimum stay may vary over Special Event Periods.
4. Check-in and check-out times
4.1 Check-in time is 2pm. Early check in may be available but not guaranteed.
4.2 Check-out time is 10am. Late checkout may be available but not guaranteed.
5. Servicing
5.1 The property is completely self-contained with all linen and towelling.
5.2 The property is serviced every 7 days from check in. Should you require additional items or an additional servicing you will need to contact management and an extra fee may be payable.
6. Cleaning
6.1 All accommodation bookings are accepted on the basis that all guests will maintain the property in a clean manner and in accordance with these terms and conditions.
6.2 An excess cleaning charge up to one night’s tariff will apply if extra cleaning is required on your departure.
7. Parking
7.1 Guests may only park in specific designated areas. Please note: 8 Braches Lane is a one way street. No parking on the nature strip.
8.0 Any breakages, damage or loss must be reported immediately to management and either replaced to the satisfaction of management or paid in full prior to departure.
9. No Party Policy
9.1 The property is located in a residential area, therefore we enforce a strict "No Party Policy" and management reserves the right to evict at any time, any guest who disturbs the quiet enjoyment of others.

Payment Policy

1. Confirmation Deposit
1.1 To confirm your booking, the first night’s accommodation tariff will be charged to the credit card provided at the time of booking, as a deposit (refundable as per our Cancellation Policy). If the booking is for one night only, full payment will be taken at the time of booking.
2. Payment Information
2.1 For stays of 7 nights or less payment may be made in advance or on check-in.
2.2 For stays of 8 nights or more the first 7 nights must be paid for on check-in. The remaining balance must be paid weekly thereafter.
2.3 No keys will be issued until full payment has been made or for stays of 8 nights or more, the first 7 nights have been paid.

Cancellation Policy

1.1 There is no cancellation fee and your deposit will be refunded in full if you cancel at least 7 days before check-in time.
