Property Information
Barrington River House is set on 432 acres of beautiful farmland in the Barrington River Valley, New South Wales.
The Old Schoolmaster's Cottage on the Barrington River is an old, weatherboard , historic farmhouse located on the same property.
Both homes are located on Corumbene, a farm property which extends from the Barrington River to the famous Gloucester "Bucketts" or "Buccan Buccan" Mountains. Boasting spectacular views across productive working river flats and literally hundreds of acres of stunning farmland in the Barrington River Valley, New South Wales, both homes enjoy the perfect location to truly relax, enjoy the tranquility of rural life provide a idyllic escape. The homes are approximately 500m apart so enjoy privacy from each other yet are great for larger groups. Together we can accommodate up to 14 guests ( 8 guests at Barrington River House and 6 guests at the Old Schoolmaster's Cottage)
BARRINGTON RIVER HOUSE - sleeps up to 8 guests
The house itself sleeps 6 guests ( 2 queen beds and 2 single beds) For more than 6 guests we can open an adjoining self contained studio with another queen bed and its own bathroom. Together we can accommodate 8 guests. For the layout of the house and self contained area please see the floor plan in the photos
The house has been decorated and appointed throughout with all rooms featuring contemporary furniture. The house boasts (almost) every modern facility and appliance, including dishwasher, microwave, fan forced oven, washing machine, dryer, free WIFI, free AUSTAR and Imparja, reverse cycle air-conditioning, ceiling fans, electric blankets, and slow combustion fire - firewood is supplied during the winter months.
Relax around the salt water in ground (fully fenced) pool in summer or around the slow combustion fire in winter. Positioned at the gateway to Barrington Tops, Barrington River House is the ideal location for those wanting to explore the World Heritage listed National Parks and observe the breathtaking natural beauty of the area.
Walk, picnic, canoe, swim or fish along the Barrington River.
Lookout for the resident platypus at the riverbank or spot kangaroos, birds, wallabies, rabbits, the odd goanna and fox. Bring some inner tubes and float (or fly) down the river!
Barrington River House is located 4 km from Barrington and 10 km from Gloucester - a thriving country town with all facilities.
Scenic drives, local cafes, great pubs, bushwalks, cattle sales on sale days, horseriding, canoeing, abseiling, white water kayaking, a large public swimming pool, downhill mountain biking, golf club and tennis courts are all available within a 10 minute drive of Barrington River House.
THE OLD SCHOOLMASTER'S COTTAGE ON THE BARRINGTON RIVER - sleeps up to 6 guests
The Old Schoolmaster's Cottage has stood on the banks of the Barrington River since the late 1800's and is one of the oldest original residences in the Barrington Valley. The Old Schoolmaster's Cottage is a slice of history and the ideal escape for couples, families or for a group of friends.
The heritage Cottage enjoys a gorgeous outlook over working river flats and the Bucketts Mountain Range. Nestled in the Barrington River Valley - canoeing, kayaking, mountain biking, horse-riding, golf and bushwalking are all nearby.
Renovated and decorated throughout with all rooms featuring contemporary furniture - the house boasts (almost) every modern facility and appliance, including reverse cycle air-conditioning in the main living area and a slow combustion fire (firewood supplied in the winter months).
The kitchen is fully equipped with a Miele oven, large fridge, microwave, Miele dishwasher and cooktop. With a gas BBQ on the verandah your cooking requirements are well and truly covered.
A large outside covered verandah with teak outdoor dining setting is the perfect place to immerse yourself in a book or simply to sit back, relax, enjoy a meal with friends and take in the surroundings over a cuppa or beer or glass of wine.
Please note - the Cottage does not have a swimming pool - guests have direct access and are free to swim in the Barrington River which is adjacent to the Cottage.

The Old Schoolmaster's Cottage on the Barrington River has stood on the banks of the Barrington for as long as anyone can remember. Built in the 1880's, The cottage was given a recent facelift undergoing extensive refurbishment - it now has reverse cycle airconditioning ducted throughout!
The Cottage is framed by views over productive working river flats, up to the the majestic Gloucester Bucketts, the Barrington River and acres of stunning farmland in the Barrington River Valley, New South Wales. The Cottage is located on a property which travels back from the Barrington River to reach the famous "Gloucester Bucketts"
Decorated and appointed throughout with all rooms featuring contemporary furniture yet retaining historic charm - the cottage boasts comforts including reverse cycle air-conditioning and slow combustion wood fire (firewood supplied). The kitchen is fully equipped with fan forced oven, fridge, microwave and cooktop. With a gas BBQ outside on the verandah your cooking requirements are well and truly covered.
Comprising 3 bedrooms and 2 bathrooms (one full bathroom with bath and shower recess and one with a separate toilet) the Cottage comfortably sleeps 6. Bedding comprises 2 queen beds and 2 singles.
With limited mobile phone access this is the place to get away !!! For those who must stay within reach - FREE WIFI and local calls provided. The Cottage does not have a swimming pool but guests can swim or tube in the adjacent Barrington River - kids LOVE it.

Terms & Conditions
CONDITIONS OF RENTAL
1. PAYMENT
Payments can be made by direct deposit, or Visa or Mastercard. Credit card payments incur a service fee of 2%. Account details can be supplied on request if you wish to pay by direct deposit. A deposit of at least 50% of the agreed tariff is required to secure the booking. Receipt of a deposit indicates that you have read and agreed to these terms. Payment in full is required 28 days prior to your arrival. If a booking is made online by using the clients credit card - the client agrees that the same card can be used to take the balance of the accommodation due approximately 28 days prior to your stay.
2. CANCELLATIONS
If cancellation is caused by the client more than 28 days prior to the date of tenancy money paid is refunded in full less a $100 administration fee. If cancellation is caused by the client less than 28 days prior to the date of tenancy money paid is non-refundable unless the property is re-let for the entire period. If the property is re-let for the entire period money paid is refunded less a $100- administration fee.
4. ARRIVAL AND DEPARTURE TIMES
Occupation commences from 2.00 pm on the date of arrival (unless prior arrangements have been made with Management.) Details on the location of keys will be emailed after receipt of your final payment The premises must be vacated by 10.30 am sharp on the date of departure, unless alternate arrangements have been made with Management. Un-notified, late departures may be charged an additional tariff and you agree that your credit card can be charged accordingly.
5. NUMBER OF PERSONS
Number of guests should not exceed the number stated on the confirmation notice or subsequently agreed in writing. It is against Health Department regulations for more persons to occupy a property than there are beds to accommodate them. No mattresses, tents or caravans, or more cars than the property accommodates are allowed. The property rented is to accommodate only the number of persons specified for the period stated and the person’s name that the booking is in, is solely responsible. If you are found to have more persons on the premises than specified and agreed you will be charged for the additional guests and you agree that your credit card can be charged accordingly.
6. INSPECTION
The Owner or Management can make an inspection of the premises anytime upon request.
The Owner and Management takes all care to make sure the property is ready for incoming tenants as advertised. We will not be held responsible if the property does not meet the tenant’s expectations.
7. NO PETS
Animals and pets are prohibited.
8. NOISE
Disturbance to our neighbours, including excessive noise, parties and functions is prohibited. Only one warning following a noise complaint will be given. Any further complaints will result in immediate vacation of the premises with no refund. Attendance to a property by security or the police will result in immediate termination of your rental.
9. USE
The price charged is for domestic use only and not commercial. Use contrary to this agreement will result in termination of access to the property.
10. PERSONAL PROPERTY
The Owner or Management of the premises will take no responsibility for loss or damage to the tenant’s personal property.
11. BREAKAGES AND DAMAGES
The tenant is responsible for all damage, breakages and loss incurred during the term of your occupancy. These are to be reported, to Management replaced and paid for. This includes lost keys. If all keys are not returned locks will be changed and charged to the tenant. This will also include the supply of duplicates. You agree that your credit card can be charged accordingly.
12. CLEANING
The tenant must leave the property in a clean and tidy state including removal of all excess garbage and cleaning of the barbecue. If the property is not found to be satisfactory upon vacating the additional cleaning costs will be charged to the tenant and you agree that your credit card can be charged accordingly. Should you require assistance in this matter, please make arrangements with Management prior to arrival.
13. LANDLORDS OBLIGATIONS
The Landlord shall make sure that the premises are in good repair and in a clean and tidy condition on the day it is agreed that the tenant shall enter into occupation of the premises.
14. NO SMOKING
Smoking inside premises is prohibited.
15. VACANT POSSESSION
The tenant must vacate the premises at the end of the period of letting or earlier upon demand by the owner or management.
16. INDEMNITY
The tenant will indemnify the Owner and Management against all liability which might otherwise attach to the Owner or Management as a result of injury damage or loss. (Personal or proprietary suffered by any person, where such injury damage or loss has been caused by or contributed to by any act or omission of the tenant or his agents or invitees). These conditions are an agreement between the parties. Any infringement permits the Owner or Management to refuse a key, amend the rental or immediately terminate the tenancy.
We reserve the right to change the wording, add to, delete or modify these terms and conditions as necessary and this could happen at any time.
