Visitors of guests staying are not allowed in rooms and/or on-site after 11pm. Registered guests are responsible for the behaviour of their visitors.

DISORDERLY BEHAVIOUR
Disorderly behaviour may result in cancellation of your stay without refund. This includes excessive drinking, excessive noise, damage, theft, smoking inside, inappropriate behaviour, breaching terms or disturbing of other guests.

HOUSE RULES
- Be respectful, clean and tidy by cleaning up after yourself when you are using any of the common areas (Pool, BBQ, Laundry & Car Park area etc) as you will be sharing these areas with us and other guests.
- No parties or loud music allowed.

CHECK-IN / CHECK-OUT / GUEST NUMBERS
Check-in Time from: 2:00pm. You may attempt to check in prior to 2pm, but we do not guarantee that your room will be available for your use prior to this time.
Check-out Time by: 10:00am on the day of your departure.
Late check outs after 10am ($5 per hour or part of).
Late check out can be arranged, up to 12pm. Thereafter a whole day's rate applies.

Number of guests in your room is not to exceed the number made in the booking.
Please lock your door and return your key to our office or into the key drop box prior to departure. Lost keys will incur an automatic $100 replacement charge.

CHECK-IN INSTRUCTIONS
Provide your Estimated Time of Arrival by email or ring +61 08 9227 1710. If your flight has delayed, please still turn up for us to check you in. * Present valid photo ID upon arrival required for Check In. We may also require guest(s) to provide a credit card or cash deposit at check-in to guarantee payment of incidental charges.

LATE CHECK-IN
Late arrivals welcome: if arriving after 6pm please send us an email for us to furnish you our late check-in instructions once you have made a confirmed booking online and prior to your arrival.

PARKING
Parking is available on a first in, first served basis. There is also nearby street parking.

DRUG POLICY
Drug use is not permitted. If you use drugs on the property we will evict you without refund.

SMOKING
All rooms (and everywhere else indoors) are pet and smoke-free. Smoking is allowed outside only. We will charge you cleaning, deodorising, drying out and repair costs at a minimum of $200 if you smoke indoors.

AGREEMENT WITH TERMS AND POLICIES
Your reservation via this or other website, is considered your full agreement with our policies, terms and conditions. We retain the right to refuse or cancel accommodation at any time for any breach and no refund.

Payment Policy

10% GST (Tax) is included on all tariffs.
Tariffs are quoted in Australian Dollars and charged on a per person/room/package, per night basis, unless stated otherwise. Full payment required to confirm booking.

A valid credit card must be submitted to make all bookings. Once your credit card has been processed, we will email you your receipt (if valid email address provided).

American Express will have a surcharge of 1%.

All room charges must be paid prior to or on the check-in date.

For long term stays, accommodation cost should be paid weekly in advance.

Cancellation Policy

Cancellations made within 48 hours of booking arrival date incur a 100% cancellation fee. Cancellations made with more than 48 hours notice incur an administration fee of AUD$50.
We encourage our customers to purchase travel insurance to cover any unforeseen circumstances.

Any booking cancellation or failure to arrive on the scheduled check-in date will be treated as a "No Show" in respect of a booking and will result in the total payment under that Booking Confirmation (including any Add-on/Extra charges together with any applicable tax paid) non-refundable and will be forfeited. It is your responsibility to ensure you have selected the correct dates of stay.
