Terms & Conditions

We are a small boutique adult only accommodation situated on private property. In order to ensure that all guests staying onsite have a pleasurable experience we have implemented the following policies. Please ensure that you read through them to avoid any misunderstandings. ARRIVAL & DEPARTURE TIMES

Please provide an estimated arrival time so that we can make the check-in process as quick as possible for you. 

Check-in times are from 2:30 pm to 7:00 pm (please contact us if you require after hours check-in)
Check-out time is by 10:30 am on day of departure

By booking accommodation you agree to the following terms and conditions:

1: MINIMUM AGE 18
We are an adult only accommodation. We are unable to accommodate babies or children. 

2: ONLY REGISTERED GUESTS ALLOWED ONSITE
We are a private accommodation venue. Only registered guests are allowed on the property. Please refrain from inviting friends or family to visit you onsite. 

3: MAXIMUM ROOM OCCUPANCY IS 2 PERSONS
Room occupancy is strictly limited to a maximum of 2 guests per studio.

4: NO SMOKING or VAPING
We are a non-smoking property.  If the room is deemed unsaleable on the day of departure due to tobacco or vaping product odour an additional full rate will be charged.  

5: NO BURNING CANDLES, WAX MELTS or INCENSE
Please refrain from the lighting/burning of the above items. They are a fire hazard and create build up of soot damaging artwork and walls/ceiling.  

6: NO PETS

7: NO PORTABLE HOTPLATES, WOKS, COOKTOPS, BBQ OR OTHER COOKING APPLIANCES ALLOWED INSIDE ROOM or on DECK
Studios, decks and the property are not suited for guests to bring their own cooking appliances to use. Health and Safety Regulations prohibit the use of cooking equipment in the studios or on the decks.

8: NO FISHING EQUIPMENT OR BAIT INSIDE STUDIOS
Fishing equipment and bait are not permitted inside rooms due to lingering odours. These items are not to be placed in the fridge/freezer or rubbish bins in the rooms either. If the room is deemed unsaleable on the day of departure due to odours, an additional days full rate will be charged. 

9: NO CLEANING OF FISH, SHELLFISH OR SEAFOOD INSIDE ROOMS
Due to lingering odours we do not allow the cleaning of fish or shellfish/seafood (prawns, oysters etc) in the rooms. These items are not to be placed in the fridge/freezer or rubbish bins in the rooms either. If the room is deemed unsaleable on the day of departure due to odours, an additional full rate will be charged. 

10: ELECTRIC SCOOTERS, BIKES & OUTDOOR EQUIPMENT ARE NOT PERMITTED INSIDE ROOMS
Please enquire if you require use of an external power point or overnight charging for outdoor equipment. 

11: NO PARTIES, EVENTS OR GROUP GATHERINGS 
We do not permit parties, events or group gatherings onsite. 

12: QUIET TIME
Out of consideration for other guests (and our neighbours) designated quiet time is between 10:00 pm and 7:00 am

13: DAMAGE
We reserve the right to charge for any damages caused through the course of the booking by any member of the booking party. This includes breakages, spills, stains, damage to furniture or fixtures and fittings. Any "accidents" should be reported as soon as possible in order to minimise damage and associated costs. 

14: SPRAY TAN and FAKE TAN
Please note that the use of these applications may permanently stain linen and upholstery. We reserve the right to refuse bookings from guests that use these applications and any damages will be charged at full replacement costs. 

15: LOST KEYS
Lost keys will incur a replacement charge of $80 per key.  

16: ONSITE PARKING - 1 BAY PER STUDIO
Designated parking bays are situated at the rear of property - 1 parking spot is allocated to each studio. We are unable to accommodate additional vehicles, trailers, boats, caravans or campervans etc.  

17: We reserve the right to request guests that engage in misconduct to vacate the premises

18: DIETARY REQUESTS
Please ensure that you provide us with at least 48 hours prior notice of any specific dietary requirements such as vegan, gluten free, lactose free etc.

Payment Policy

As we are a small boutique accommodation provider, full payment is required at time of booking in order to secure and confirm your chosen date/s.

We offer a full refund (less associated credit card processing fees) for cancellations up to 30 days prior to check-in date. For more information please see our cancellation policy.

Cancellation Policy

Please read through our Cancellation Policy terms and conditions outlined below.

Requests to cancel or alter reservation dates must be in writing to boatharbourjettybnb@bigpond.com. and will be reviewed during office hours 9am - 5pm daily. Requests received after 5:00pm are deemed to have been received the following day. Unfortunately we are unable to accept cancellations or requests to alter reservation dates by phone or text messaging.

Please ensure that you have read through our Terms & Conditions (T&Cs) as well as our Cancellation Policy (CP). By making a booking for accommodation, guests warrant they have read the T&Cs and CP and agree to be bound by them. For bookings made through third party booking sites - the Cancellation Policy for that site applies with no exceptions.

As we are a very small business and operate at full occupancy we are unable to make any exceptions with regards to our cancellation policy set out below.

We recommend ensuring you have adequate travel insurance for any unexpected circumstances which may impact your ability to travel.

30 Days or more prior to arrival: 

We offer a full refund (less associated credit card processing fees) for cancellations up to 30 days prior to check-in date.

Alterations may be made to reservation dates with at least 30 days written notification (subject to availability of desired room and dates).

Less than 30 days but more than 14 days:

For cancellation less than 30 days, but with 14 or more days prior to check-in date, a refund of 50% of total booking payment fee will be processed (less associated credit card processing fees)

We are unable to offer any alterations to the reservation dates or issue credit notes with less than 30 days written notice.

Less than 14 days to arrival:

For cancellations with less than 14 days to check-in date, we are unable to provide a refund, credit note or alteration to dates booked.

"No Shows" are charged full accommodation payment and a refund or credit is not available.
