Edwina and Tim welcome you to experience their unique accommodation and campground. Discover the wonders of the raw Australian outback one day and the next day dip your toes in the soothing aqua marine of the Coral Coast. The main attractions of the Cape Range National Park and the Ningaloo area are an easy drive from the property. You can spend the morning snorkelling in Coral Bay, head home for a fresh shower and then laze in a hammock before unwinding around the fire pit in the evening.

Bullara Station Stay is perfectly located between Coral Bay and Exmouth in the Coral Coast region of WA.

​We offer a range of accommodation, from two fully self-contained cottages, stylishly renovated Shearers Lodge, air-conditioned ensuite king single rooms at the Outcamp, as well as a fabulous campground in a spacious bush setting, suitable for caravan and camping. And, yes we are 2 wheel drive accessible!

Relax and unwind from the stresses of every day, enjoy life on a working cattle station and experience rural Australia at its best.
We love our coffee and are excited about the recent addition of barista made coffees made on WA roasted beans, served up daily, with fresh warm scones (seasonal) at the homestead. ​

We thank our guests for supporting us on this journey, without you this would not be evolving! We feel very privileged to be located on the doorstep to one of the best stretches of beach in the world, sharing a slice of life on a working Aussie cattle property. We hope we can show our guest about positive and sustainable farming for the future. 

HAPPY HOUR 5.00PM DAILY - come along with a chair and a coldie to catch up with other travellers and staff. DAMPER NIGHTS - complimentary damper tasting is served at the Camp Kitchen at 5pm - 5 days a week.

Hale Hutt is a delightful 3 bedroom cottage nested in the privacy of the Australian bush!  Raised on stilts with a sweeping deck, it is the perfect spot to relax with a wine and your binoculars for some bird spotting!

The Hale Hut consists of 1 queen room, 1 double room and a sleep out with 2 single beds, sleeps up to 7 people. An extra stretcher bed with mattress can be added. Fully appointed kitchen – full size fridge/freezer, gas stove and oven, Microwave, lounge with TV and DVD player.  Air-conditioned with ceiling fans. Bathroom with shower, separate toilet and laundry.  

The Hutt also has a large spacious veranda with BBQ, tables and chairs and Hammock so you can relax and listen to the birdlife over a morning coffee! There is also a private fire pit which always complements a night under the stars! The Hutt suits all guests, especially those seeking privacy from the main hub of the campground.

Three bedroom private and very spacious cottage with timber verandas and a lovely outlook over the home paddock. The Cappock Cottage sleeps up to 7 guests – 1 queen room, 1 room with 2 king singles and the third room a queen. An extra stretcher bed with mattress can be added.

Shared bathrooms in the lodge are never a problem as there are plenty to accommodate everyone! The open air showers are a talking point for all our guests.

There is also a communal dining room and self-contained kitchen with all amenities needed to prepare a fabulous feast.. This facility is exclusive to the guests in the lodge. Tropical gardens with a green lawn, BBQ area and fire pit, makes this space a relaxing oasis. There is not TV here, time is best spent around the campfire with loved ones.

Accommodation in the lodge consist of 4 x queen rooms with queen bed and king single bed (which allows for the rooms to become a Triple). 1 x king single room and 1 x TWIN king single and single beds. Sleeps a MAX of 16 people, all linen/towels and handmade soaps provided. All Queen Rooms are airconditioned.

DAMPER AND DINNER NIGHTS - during Happy Hour at the Camp Kitchen, 5pm daily, we serve complimentary damper tasting (5 days a week). We also offer Dinner Nights, these nights will be advertised on our notice boards, please book ahead as seating is limited.

OutCamp Book

The Outcamp consists of twelve individual rooms with ensuite bathroom, king single bed, air conditioner, satellite TV and bar fridge.

Kitchenette, and alfresco areas including relaxation space, fire pit and BBQ are all part of the complex. Laundry facilities are located in main camping grounds.

Perfect for a corporate group, school groups and contractors. Full catering can be made available for group bookings. Email stay@bullarastation.com.au for group bookings.

To ensure we pick the correct site for your camping needs, include your rig details in your booking - what you are camping in and overall length required.

Our delightful Campground provides guests with spacious sites with the option for power/non- power (no generators), we cater for every traveller! The campground is located on river base with gumtrees dotted about, new trees are planted to create our little oasis in the bush!

Animals such as Kangaroos, Goannas and Emus roam close to the campground, as well as the sheep, cows and horses. If you are a bird lover, you will not be disappointed, this is the perfect place to find all your feathered friends.

Big rigs are welcome, we are pet friendly (pets to be kept on a leash at all times and cleaned up after), pets cannot be taken beyond the camp grounds and walking trails. All powered sites have their own water points, all other sites have access to water via central points. All water supplied is from a bore, this water is pumped from 20km away. (the bore water is fine for cooking and domestic use, has not been treated for drinking). PLEASE BRING DRINKING WATER WITH YOU. There are water points in Exmouth and Coral Bay for travellers to top up.

Savour the peace and quiet or socialise with fellow campers around the communal fire pit. There are designated fire pits located around the camping grounds. If you would like to have a fire at your own camp site, it must be contained in your own off-the-ground fire pit. Ash can be deposited in communal fire pits. (Please do not burn rubbish in your fires, we use the ash for our vegetable gardens).

Quirky Camp Kitchen includes: Fridge/freezer, Gas stove/oven, Gas BBQ, Tables and chairs, Hot running water in sinks and fire pit area.

Fabulous bathroom facilities, laundry and bush walking tracks to explore. There is a couple of novel outdoor bathrooms for those who wish to star gaze as they wash under the privacy of an enclosed tank stand or in our Lava-trees. The ablution facilities are shared with the other guests but you will find them clean and spacious.

SITE Unpowered Standard Book

To ensure we pick the correct site for your camping needs, include your rig details in your booking - what you are camping in and overall length required.

Our delightful Campground provides guests with spacious sites with the option for power/non- power (no generators), we cater for every traveller! The campground is located on river base with gumtrees dotted about, new trees are planted to create our little oasis in the bush!

Animals such as Kangaroos, Goannas and Emus roam close to the campground, as well as the sheep, cows and horses. If you are a bird lover, you will not be disappointed, this is the perfect place to find all your feathered friends.

Big rigs are welcome, we are pet friendly (pets to be kept on a leash at all times and cleaned up after), pets cannot be taken beyond the camp grounds and walking trails. All powered sites have their own water points, all other sites have access to water via central points. All water supplied is from a bore, this water is pumped from 20km away. (the bore water is fine for cooking and domestic use, has not been treated for drinking). PLEASE BRING DRINKING WATER WITH YOU. There are water points in Exmouth and Coral Bay for travellers to top up.

Savour the peace and quiet or socialise with fellow campers around the communal fire pit. There are designated fire pits located around the camping grounds. If you would like to have a fire at your own camp site, it must be contained in your own off-the-ground fire pit. Ash can be deposited in communal fire pits. (Please do not burn rubbish in your fires, we use the ash for our vegetable gardens).

Quirky Camp Kitchen includes: Fridge/freezer, Gas stove/oven, Gas BBQ, Tables and chairs, Hot running water in sinks and fire pit area.

Fabulous bathroom facilities, laundry and bush walking tracks to explore. There is a couple of novel outdoor bathrooms for those who wish to star gaze as they wash under the privacy of an enclosed tank stand or in our Lava-trees. The ablution facilities are shared with the other guests but you will find them clean and spacious.

These terms and conditions apply to all bookings made through Bullara Station Stay (BSS).
Placing a booking with BSS constitute acceptance of these terms and conditions.
Please read these Terms and Conditions carefully as all bookings for BSS are accepted on the basis that these Terms and Conditions have been read and understood.

When a guest registers or an invitee of a guest enters the property or facilities, they are deemed to have agreed to be bound by these Terms and Conditions.
Failure to abide by these Terms and Conditions permits management to refuse, amend the rental or apply additional charges and/or terminate the occupancy.
You agree to ensure that all occupants treat the Property and all fittings with reasonable care, and you agree to pay for any damage caused by misuse, neglect or abuse during your occupancy. You agree to ensure that all occupants act in a manner that does not cause any nuisance or disturbance to nearby occupiers.

We have a strict 10pm no noise curfew.
You agree to comply with all applicable laws and with the regulations.
You agree to not exceed the maximum number of occupants specified in the Booking Agreement.
We suggest you obtain appropriate travel insurance to protect you from unforeseen circumstances during your stay and your journey. (e.g. road and weather conditions, accidents and injury).
Mobile telephone reception at BSS is generally good, TELSTRA is our only carrier.

BOOKINGS AND RESERVATIONS
1. Quotes and reservations can be arranged via our website www.bullarastation.com.au, by email at stay@bullarastation.com.au or by calling our
reservations team on 08 9942 5938 (Australian callers) or + 61 8 9942 5938 (International callers).
2. Reservations are subject to availability and actual pricing at the time of booking.
3. We require payment a deposit of one night to hold your booking, this can be paid by credit card or direct deposit.
4. All room bookings include linen.
5. Minimum 2-night stay during July School Holidays.
6. If you require a cot or highchair, please make arrangements before arrival by contacting our reception team. There is a fee for cot hire, highchairs are free
of charge. These items are subject to availability.
7. Caravan and Tent sites will accommodate up to 6 people (max 4 adults). Sites accommodate a caravan with an annexe or family sized tent plus ONE car. If
you have more than one car, you may need to park in the visitor parking area.
8. Whilst we make every effort to meet individual requests, please be advised that we are unable to pre-allocate specific room/site numbers.

FINAL PAYMENT AND PAYMENT OPTIONS
1. Full payment must be received at check-in.
2. Payments accepted include Visa, MasterCard, EFTPOS and cash.

CHECK-IN AND CHECK-OUT
1. Standard check-in is 2pm for accommodation bookings, 11am for Caravan park bookings and standard check-out is 10am.
2. For arrival outside BSS office hours (11.00am to 6.00pm), please advise arrival details at time of booking so that we can prepare after hours check-in
information for you.
3. If you arrive earlier than 11.00am, we welcome you to sit in our garden our café where you can purchase barista coffee (hot chocolates, chai, tea) and
scones (seasonal). The homestead garden is open in the morning from 8.30am to 12.00pm each day. Please keep in mind, guests are not required to leave
until 10am, and staff will check sites before guests are checked-in
4. Late checkout, up to 12pm, is at the discretion of management and must be requested the night before checkout and can only be confirmed on the
morning of departure.
5. In the unlikely event Bullara Station Stay cannot provide accommodation as previously confirmed, for whatever reason, Bullara Station Stay will
undertake to relocate guests into alternative accommodation.
6. If this cannot be provided, a full refund will be given.

PETS
Pets are permitted at BSS, they must be:-
1. Keep on a leash at all times, this includes anywhere on the station (including the gulf)
2. We ask that pets are not left at Camp Sites or the Kapock Cottage unattended.
3. We have chosen for the café area, inside camp Kitchens/bathrooms and accommodation to be PET FREE. (pets are allowed at the Kapock Cottage) If pets
are found in these areas a cleaning fees of $75 will apply. This does not apply to seeing eye dogs.
4. We have placed dog tether areas around the camp kitchen and outside the cafe area for guests to tie their dogs while using these facilities.
5. If you pet is found to be off their leash at anytime whilst staying at BSS, you will be putting our pet animals at risk and maybe ask to leave the premises.
6. We will not be responsible for any injuries to your pet during your stay.
7. Please do understand that rural properties have wild dog eradication programs in place. We do not allow this process to happen in the Gulf area on
Bullara station, but there is nothing stopping an animal/bird from dragging these items into the area. Keep your pet safe when travelling, therefore we
suggest you always keep you pet on a leash whilst visiting the gulf area (as tempting as it is to let them run), or you are just stopping on the roadside during
your travels. If you feel as though our fencing in the Kapock Cottage area is not adequate for your pet, please ensure they are kept on a leash.

ACCOMMODATION/CAMPING
1. Whilst care is taken to ensure that the description of facilities and services of BSS is accurate, these are continually being changed, upgraded, and on
occasion taken out of service.
2. If any feature/facility is essential for the guest in choosing to stay at BSS, it is advisable that you check this at the time of booking.
3. BSS cannot be held liable for omissions or errors regarding the property’s facilities and services, whether temporary or permanent.
4. Property room photos may not be specific to actual room allocated. Photos are indicative only.
5. Management reserves the right to relocate or change the booked room/cabin/site number, prior to, or on arrival.

CLEANING FEES
1. You agree to vacate the property in a reasonably clean condition.
2. Camp Site – please ensure all rubbish has been put in the bin provided and you area is left as your found it and that kitchen facilities are left in a clean and
tidy manner. Please do not leave food scraps or rubbish in communal fire pits.
3. Accommodation – You agree to pay a CLEANING FEE of $100 if your accommodation space has not been left in a clean condition. Areas to be left clean
and tidy include - BBQ facilities, Kitchen - dishes washed and put away, fridges cleaned out, oven and microwave, rubbish placed in bin outside, any access
dirt left on floors or walls.
4. KAPOCK COTTAGE – pets are allowed at this accommodation only. Pets are not allowed inside the accommodation and guests are asked that pets have
their own bedding and do not use outside furniture. Additional cleaning fee of $200 apply for any breaches of this rule.
5. Accommodation is serviced on departure only or once a week for long term guests.

UNDER 18s
1. All guests under the age of 18 must be accompanied by a parent/guardian or an individual over the age of 18.
2. Management has the right to refuse any booking when the legal guardian over 18 cannot provide current photo ID if requested on check-in.

GENERAL DAMAGES, BREAKAGES, BREACHES OF TERMS AND CONDITIONS
1. The facilities we manage are for residential short-stay accommodation only <28 days.
2. Functions and/or parties will be charged a venue hire, bookings made at managements discretion.
3. All damages, breakages or losses to property, furniture and furnishings are to be reported to the management by the guest immediately.
4. Should you discover a fault, breakage or maintenance/safety issue when you arrive, please advise our office or we will consider those the
responsibility of the current guest and charge accordingly.
5. Guests and invitees are expected to behave in a manner which is conducive to the safety, comfort and convenience of other guests within the resort.
6. In the event that the property has been damaged (whether such damage is wilful or not) and/or left in excessively dirty or untidy state, it will be at the
discretion of management to charge guests for damage.
7. To cover such costs, management may enter a debit on the credit card of the guest and the guest hereby authorises management to do so.
8. This also applies to any theft of linen (towels, sheets, etc) appliances, or anything provided to guests by Bullara Station Stay.
9. All accommodation and other buildings are NON SMOKING

BEACH AND RIVER ACCESS
1. Access to our beach, rivers and creeks is provided to BSS GUESTS and is subject to change at any time, including closure of the roads.
2. Guests are required to sign in/out before accessing the gulf area.
3. Access during high tides or bad weather is at the discretion of management.
4. As standard practice, all access to these areas is closed when 10mm of rain or more has fallen within a 24-hour period, or under the owners direction. This
is due to muddy tracks that may cause vehicles to become stuck and damage the roads. Please consider this when making your booking.
5. Any refunds given due to bad weather during your stay will be at the discretion of management.

OTHER
1. All travel documents, observance of laws and regulations of various governments are your responsibility.
2. Every effort is made to ensure information displayed on this website is correct, however information and rates on Bullara Station Stay’s website are
subject to change without notice.

LIABILITY
1. You are solely responsible for your own belongings and We are under no obligation to replace or compensate, nor shall We be liable for any loss or
damage suffered as a result of Your property being lost, stolen or damaged.
2. To the maximum extent permitted by law, We will not be held responsible or liable in for any accident, direct or indirect loss including but not limited to
loss suffered to property or person, damage, fatality, injury, psychological injury, inconvenience, loss of enjoyment, disappointment or health related issue
whatsoever during your stay at BSS. You agree to fully and finally release and discharge Us from any liability, claim, action, right or entitlement
whatsoever You have against Us whether known or unknown, whether accrued, contingent or inchoate arising out of, concerning or relating to your stay.
3. If You wish to claim any refund You must contact our reception team directly by emailing stay@bullarastation.com.au or calling 08 9942 5938.
4. If a condition or warranty cannot be excluded at law then You agree to the fullest extent permitted by law that Our liability for a breach of the condition or
warranty shall be, at Our sole election, the re-supply or payment of the cost of re-supply of the relevant goods or services. All other conditions and/or
warranties are expressly excluded to the fullest extent permitted by law.
5. You fully indemnify Us against any loss, liability, damage, action, demand, expense, claim, fine, charge or obligation which We have or may suffer or incur
by reason of or in any way consequent upon, arising out of or incidental to the non-performance or non-observance of the obligations and liabilities
imposed on You under this contract or by reason of or concerning or arising out of Your conduct, act or omission on or related to the Booking or your stay
at the BSS.
6. The limitations and exclusions contained in clauses 1 to 5 (inclusive) of these terms and conditions extend to Our Agents to the fullest extent permitted by
law.

Payment Policy

2. Reservations are subject to availability and actual pricing at the time of booking.
3. Verbal quotes are valid for 24 hours and are only an estimate of the price, which will be subject to written advice on confirmation of the reservation from Bullara Station Stay.
4. We require payment of a 20% deposit to hold your booking, this can be paid by credit card or direct deposit.
5. Prices are in Australian dollars and all payments must be made in Australian dollaras. Prices include Goods & Services Tas (GST).
6. Direct debit payments may be made to Bullara Estates PL, RABO bank, BSB 142001 A/C 139362700

Cancellation Policy

CORONAVIRUS UPDATE
Bullara Station Stay will continue to take advice in accordance with health and government guidelines.
The safety of our guests remains our priority. To protect and ensure your wellbeing, we have:
• Encourage guests to book direct online
• Increased cleaning and hygiene practices
• Ensured our staff are fully trained on best hygiene practices and the mandatory government COVID-19 Hospitality Hygiene courses
• Made hand sanitiser available at reception
• No Wash No Entry Policy
• Reduced number of guests allowed into reception
If you are displaying COVID-like symptoms, please be aware of the following:
1. COVID-like symptoms at check in: We reserve the right to deny entry to any guests and visitors displaying COVID-like symptoms at our absolute and sole discretion. Symptoms as listed on www.health.gov.au include: Fever, coughing, sore throat, shortness of breath. Other symptoms can include runny nose, headache, muscle or joint pains, nausea, diarrhoea, vomiting, loss of sense of smell, altered sense of taste, loss of appetite and fatigue.
2. COVID-like symptoms during stay: If you start displaying COVID-like symptoms during your stay (fever, coughing, sore throat, shortness of breath), please self-isolate in your accommodation and notify us by calling reception prior to attending the nearest medical facility with COVID testing and following their instructions.
3. Shared amenities: the property reserves the right to close any shared amenities where social distancing is not being observed by guests and visitors or where it is required to do so for the safety of guests and staff.

CANCELLATION POLICY
1. Cancellation of your booking 14-days’ or more prior to your arrival will incur a non-refundable 20% Booking Deposit fee. If you choose to rebook for a date in the future, the Booking Deposit fee will be waived.
2. Cancellation of your booking less than 14 days prior to your arrival date will forfeit your deposit.
3. No-shows and cancellations made 72 hours (3 days) prior to check-in will be subject to a 100 per cent cancellation fee.
4. If guests are dissatisfied with any aspect of their accommodation after arrival and decide to terminate their stay, no refund will be given.
5. If the guest feels as though they should receive a refund and currently do not qualify for one under our Cancellation Policy, they are asked to email management and they will advise their decision. If your cancellation is due to a medical incident, please include a copy of a letter from your doctor.
