This beach house has been designed to give guests many separate comfort zones as well as beautiful shared spaces to relax and unwind. A number of local artisan craftsman and artists have contributed to the furnishing of the house which gives it a unique Byron feel.

The house has two separate lounge rooms and a large rumpus room which makes this property very popular for multiple families or couples.

The Kingsley is a 5-10 minute walk to Main Beach or town centre and 50 metres from the famous breakfast and coffee at Top Shop cafe.

Here you can enjoy all the attractions of Byron within very close proximity whilst also luxuriating in the comforts of a beautiful and stylish home.

The Pavilion - 3 Bedrooms Book

The Pavilion is a stunning space within The Kingsley, newly renovated with luxurious appointments throughout. Located on the top floor of The Kingsley, it comprises of 3 bedrooms (all with private ensuites), ozone pool, huge deck and BBQ outdoor living area. The kitchen is equipped with luxury Miele appliances.

Please note, this is not the whole property, it is the upstairs area with private pool and private access.

The Kingsley is a 5-10min walk to Main Beach or town centre and 50m from the famous Top Shop cafe.

The Nest - Studio Bedroom

The Nest - Studio Bedroom Book

The Nest at The Kingsley is a beautifully appointed private studio consisting of a king size bed, ensuite bathroom, lounge area and breakfast table, stunning under deck courtyard with daybed. It has a lovely outdoor huge French oak bath and outdoor shower.

The Nest has private access and separate driveway for one car.

The space also includes TV, Sonos, bar fridge, toaster, kettle and coffee maker.

The Nest is a great space for a solo retreat, couples escape, honeymoon or babymoon.

Please note that The Nest at The Kingsley is located on the ground floor of the residence. There may be other guests staying upstairs (they have access to the poolbut The Nest does not). The Nest is a beautiful, private space however we cannot guarantee you wont hear other guests but that's part of the vibe of the place. A bit likea hotel. Please note, The Nest is a studio and does not have access to the pool or bikes. Most things are walking distance anyhow!

Terms & Conditions

BYRON BAY BLACK - TERMS AND CONDITIONS

NUMBER OF GUESTS

At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is sought and given by the manager. The use of extra beds other than the number booked will attract an additional tariff. Any persons exceeding the maximum occupancy of the property will be considered trespassers and will be evicted.

CHECK IN & CHECK OUT

Standard check in time is 3.00 pm on the day of arrival and the house/room is to be vacated by 10.00 am on the day of departure. An additional fee may be charged if you do not check out by 10.00 am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking.

CLEANING

Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact the manager for further details. On departure your room is to be left in a clean and tidy state. Extra cleaning charges will apply if this condition is breached and will be deducted from your deposit or credit card.

SMOKING

Smoking inside is strictly prohibited. If there is any evidence of smoking inside you will be charged an additional $500 for a specialised clean to eliminate odours. Please ensure doors and windows are closed if smoking near rooms

PETS

No pets are permitted.

PERSONAL BELONGINGS

You acknowledge that we do not cover your personal belongings under our insurance policy and therefore take no responsibility for any loss or damage of the occupants personal property left on the premises and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred.

TRAVEL INSURANCE

We highly recommend you purchase comprehensive travel insurance at time of booking. We suggest that the policy should include, but not be limited to, the reimbursement of any monies paid in the event the travel is cancelled; loss or damage to personal baggage and loss of money and medical expenses.

BEHAVIOUR

Parties or gatherings are strictly prohibited. Disturbance to neighbours including excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.

This property is not a party house. If you are wanting a sanctuary right in town this property is perfect. No extra guests are allowed to the house and noise levels are to be respectful at all times. There is to be no outdoor music or outdoor entertaining after 10pm. Noise complaints will result in bond deductions and possible eviction. We apologise for being so strict but noise is a serious issue in the Byron Shire and keeping our neighbours happy is of paramount importance.

BREAKAGES AND DAMAGES

A security bond of $2,500 -The Kingsley, $2,000 - The Pavilion or $750 - The Nest, is required at time of check-in. Your credit card will be debited in the event of: damage to the property, equipment, breakages or if extra cleaning is required.

Damages or breakages of furniture or furnishings must be reported to the Manager immediately. Breakages or damages to the property and all external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full from the guest’s credit card or deducted from the guest’s refundable deposit. Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms. There will be a charge incurred if furniture is not returned to its original location.

LOCKOUTS & LOSS OF KEYS

Loss of keys will incur a $50.00 replacement charge.

COMMERCIAL USE

The property is not to be used for commercial use.

LIABILITIES

You acknowledge that we do not accept liability for any injury, damage, loss, additional expenses and disruptions due to electrical storms or other acts of God caused directly or indirectly by events, which are beyond our control and agree not to make any claim in relation thereto.

NO TENANCY

You agree that regardless of your length of stay in there is no tenancy or other rights created under any Landlord and Tenant laws and there are no such laws that apply to your stay.

CHANGES BEYOND OUR CONTROL

Compensation will not apply if a significant change is made for reasons beyond our control. These include: war, threat of war, riots, civil disturbances, terrorist activity, industrial disputes, natural and nuclear disasters, fire, epidemics, health risks, changes due to rescheduling or cancellation of flights by an airline or alteration of the airline or aircraft type; closed or congested airports or ports, hurricanes and other actual or potential severe weather conditions, act of government or public authorities or other circumstances amounting to force majeure and/or Acts of God.

BREACH OF TERMS AND CONDITIONS

You agree that, should you or your guests breach any of the terms and conditions:

You will pay to us the total loss or damage that we suffer as a result of that breach and hereby authorise us to debit your credit card or apply your refundable deposit in payment of that loss or damage and we may evict you and your guests without notice

Payment Policy

Payment Policy

Full payment is required at time of booking. If payment is not received by the due date, Byron Bay Black reserves the right to cancel the booking. A 2% credit card fee will be incurred for VISA and MASTERCARD for all transactions.

Rates quoted are in Australian dollars and are subject to change at any time. Rates are inclusive of GST where applicable. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the booking. Minimum length of stay restrictions apply to certain rates during special event periods.

PAYMENT OF DEPOSIT OR FULL PAYMENT CONSTITUTES ACCEPTANCE OF THESE TERMS AND CONDITIONS

Cancellation Policy

If you cancel with 3 or more months notice prior to your arrival date a 20% cancellation fee of the booking total will be incurred.
If you cancel between 3 - 1 month prior to your arrival date a 35% cancellation fee of the booking total will be incurred.
If you cancel within 30 days of your arrival date a 50% cancellation fee of the booking total will be incurred.
If you cancel less than 14 days prior to your arrival date 100% of the booking total will be retained.

No cancellations are accepted on the day of arrival or after check in. You will be charged the total of the reserved stay under all circumstances. Written notification must be provided for all cancellations.
