The Cottage Book

The Cottage is Byron style – open, relaxed and friendly yet with a hint of surfer sophistication.

Re-designed to retain many of its original timbers and features, The Cottage combines luxurious living and comfort. There are three bedrooms, two bathrooms and an outdoor bathtub and shower.

French doors open from the living room to a large undercover deck for summer dining, overlooking the plunge pool and spa. The Cottage has that Byron Beach charm. Its light-filled, chic design makes it a perfect setting for couples getaways or family holidays.

Enjoy the spa under the stars, an outdoor shower after a swim in the plunge pool, foam surf boards for the kids, table tennis or leave your car at home and take a five minute stroll to watch the action at Clarkes Beach or enjoy a meal in town.

The Chapel has the feel of a New York loft – 100-year old exposed bricks, timber beams, concrete floors and raw steel staircase.

Magnolia House is quintessential Byron design: pure, relaxed and sophisticated.

Situated on one of Byron’s tightly held laneways and hidden behind a vibrant ficus hedge, a pair of vintage salvaged doors open to reveal a magnificent home designed for family, for entertaining and for play.

The centrepiece of the BBA properties, Magnolia House is made for living large: grand yet informal with an open and inviting layout, lofty ceilings and stylish interior design.

From the living room, imposing floor to ceiling steel doors retract fully to a north-facing covered veranda and outdoor eating area. The effect is to create a vast interior-exterior space. Outside a manicured lawn extends the living area to the swimming pool and spa. An antique brick wall encloses the property and defines the shape of its private world.

Magnolia House is designed for family and friends and provides ample spaces for children and parents to join together or disappear into. Along with the living and dining area downstairs, there’s a media room, a study and two guest powder rooms.

Upstairs has four bedrooms - three queens, a central bathroom and a spacious parent’s retreat with king bed, bath area, separate ensuite and lounge.

Terms & Conditions

Please read these terms and conditions carefully. When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.

At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is sought and given by management. The use of extra beds other than the number booked will attract an additional tariff.

Standard check in time is 3.00 pm on the day of arrival and the property is to be vacated by 11.00 am on the day of departure. An additional fee will be charged if you do not check out by 11.00 am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking and can only be confirmed 1 day prior to arrival or departure. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure an early check-in or late check-out is to book an extra night.

A security bond of $500 is required at time of check-in. Your credit card will be debited in the event of: damage to the property, equipment, breakages or if extra cleaning is required.

Children’s prices for accommodation are included in the standard tariff rates and refer to children using existing bedding. Additional charges will apply if port-a-cot or roll away bed is required. Please note that not all property types will allow an additional bed and a larger property type will be required. Please take note that the Chapel and The Cabin were not designed with children in mind. Steps and balconies need to be taken into consideration before booking, please contact management if you need further information. No refund will be given if the accommodation is deemed unsuitable after check in.

No pets are permitted. Additional cleaning charges will apply if this condition is breached and deducted from your credit card.

Parties or gatherings are strictly prohibited, unless prior arrangements have been made with Management. Disturbance to other guests and neighbours including excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.

Smoking inside any property is strictly prohibited. If there is any evidence of smoking Inside the property you will be charged an additional $1000 for a specialised clean to eliminate odors. Please ensure doors and windows are closed if smoking on balconies or in courtyards.

Payment Policy

Full payment is required at time of booking. If payment is not received by the due date, The Villas of Byron reserves the right to cancel the booking. A 1% credit card fee will be incurred for VISA and MASTERCARD and AMEX 1.9% for all transactions.

Rates quoted are in Australian dollars and are subject to change at any time. Rates are inclusive of GST where applicable. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the booking. Minimum length of stay restrictions apply to certain rates during special event periods.

Cancellation Policy

If you cancel or modify with 3 or more months notice prior to your arrival date a 20% cancellation fee of the booking total will be incurred. If you cancel or modify between 3-1 month prior to your arrival date a 35% cancellation fee of the booking total will be incurred. If you cancel or modify within 30 days of your arrival date a 50% cancellation fee of the booking total will be incurred. If you cancel or modify less than 14 days prior to your arrival date 100% of the booking total will be retained.
No cancellations or modifications are accepted on the day of arrival or after check in. You will be charged the total of the reserved stay under all circumstances. Written notification must be provided for all cancellations or modifications.
