This is a divine country hideaway. The Boiling Billy is a character-filled barn restored from its former life as a rest stop for workman and travellers of the Great North Road. Local craftsmen have panelled the walls with Wollombi Spotted Gum and guests can enjoy the comfort of a pot-belly fireplace and air-conditioning. The loft bedroom and spiral staircase add even more quirk to this fun little spot.

This property is available for exclusive bookings of the entire premise.

Terms & Conditions

A minimum two-night stay applies to all bookings unless otherwise agreed to by Management

Maximum number of guests per room: Two adults.

A deposit of 50% of the accommodation tariff (and any additional extras) is required to confirm bookings. Until this has been received no booking is guaranteed.
The balance owing will be charged to your credit card seven days prior to arrival. Guests wishing to pay the balance by cash should advise Capers at the time of booking.

Once the name of a booking is confirmed the booking cannot be transferred to another party without the consent of Capers.
• If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.

Payment Policy

50% deposit needed at time of booking.

Cancellation Policy

• If you wish to vary or cancel your Booking, please contact us immediately on 0409305285
• Your deposit is non-refundable in the event of a cancellation made less than 90 days of the check-in date. If you cancel between the time of making your booking and 90 days prior to check-in, your deposit will be refundable subject to Capers being rebooked for the same dates and for the same rate. The balance is payable in full if a cancellation is made less than 30 days of the check-in date.
• Should you be eligible for a refund it will be made by bank transfer to your nominated account.
• A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.
• A variation of the Booking which reduces the number of guests will be treated as a cancellation of the Booking in respect of those guests
• If Management is able to relet the Property for the period cancelled a further refund may be made less administration charges, commissions and expenses.
• We have a minimum nights stay policy of 2 nights. No refund will be made for a variation to the extent that it breaches our minimum nights stay policy.

COVID 19 – For all new enquiries and bookings made from 20th May 2020 onwards, our standard cancellation policy will apply as at this point the Covid 19 situation is well known to all and bookings are assumed to be made with this in mind. This policy is in line with offerings from airlines, tourism operators and travel companies world wide as well as NSW Fair Trading and the ACCC guidelines.
