1. DEFINITIONS
“Booking” means the period for which you have paid to stay at the Property.
“Property” means the property you have booked all its fixtures, fittings and equipment.

“Management” means the owners and managers of the Property.
"Guests" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person a Guest permits to visit the Property during the Booking.
2. ACCEPTANCE & RESPONSIBILITY.
• Payment of the Deposit constitutes acceptance of these Terms and Conditions.
3. CHECK IN/ OUT
• Check-in time is not before 2pm on the arrival date and check out time is not later than 10am on departure date.
• Late departure is subject to prior arrangement and availability and extra charges will apply.
• You must notify Management of expected arrival time and a mobile contact number at least 7 days before arrival.
• Key collection/return procedure will be as follows:
- On check in the keys will be placed in a security box near the front door of the property. The code to the security box will be email to you or SMS to you, whichever you indicate to Management.
- On check out please place the keys back inside the security box and lock the box.
4. PAYMENT
• A deposit of 50%, must be received within 5 days after the Booking is taken by Management. Bookings are not confirmed unless and until this deposit is received.
• Payment in full must be received no later than 14 days prior to your arrival.
• Payments of the amount due must be received in Australian $ net of any bank or other transaction charges.
• Please ensure payments are made within the specified time limits or the Booking will be cancelled automatically without notice.
• We accept payment by direct deposit into our bank account.

OR by VISA, MASTERCARD or AMEX Over the phone or online. Credit card will attract a 1.9% surcharge. This Surcharge is in line with RBA surcharging standards taken effect on 01SEPT2017.
The bond can only be paid by Credit card & does not incur a surcharge.
5. CANCELLATION OR VARIATION
• If you wish to vary or cancel your Booking, please contact us immediately on
1300 768 674 or email stay@kirstenaccommodation.com.au .
• Your deposit is non-refundable in the event of a cancellation.
• If you have paid more than the deposit or paid in full and cancel your Booking 30 days prior to arrival you will be refunded 50% of rental booking.
• If you have paid more than the deposit or paid in full and cancel your Booking 14 days before arrival or less there is no refund given.
• Should you be eligible for a refund it will be made through your chosen payment method at time of Booking.
• A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.
• A variation of the Booking which reduces the number of guests will be treated as a cancellation of the Booking in respect of those guests
• An administration charge of $50 will be charged for any variation or cancellation.
SPECIAL EVENT DATES: The guest will be notified of the dates being of a special event nature. A 50% deposit will be taken to confirm the booking at the time of booking and is absolutely non-refundable or transferable. 14 days prior to arrival balance is to be paid and is non refundable. An incorrectly supplied credit card will be considered a cancellation. PARKES ELVIS FESTIVAL & ABBA TRUNDLE FESTIVAL are classified as special events.
We have a minimum night stay policy of 2 to 3 nights. No refund will be made for a variation to the extent that it breaches our minimum night stay policy.
6. YOUR PERSONAL INFORMATION
You must disclose your correct name, residential address, postal address, email address and mobile phone number for security and insurance purposes. Photo identification may be requested to be viewed prior to key hand over. Failure to disclose the correct information will be constituted as a cancellation of the booking and the deposit will not be refunded.
7. SECURITY BOND
• A bond payment of $200 is required 3 days prior to arrival and can only be paid by Credit card over the phone. It will be credited to your credit card once our property has been inspected and deemed left in a similar state to your arrival. We agree to ensure this occurs within 7 working days of your departure.
• Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.
• Any damage loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the credit card. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.
8. UNAVAILABILITY
• If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.
9. PARTIES & FUNCTIONS
Parties and Functions are strictly prohibited.
• Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.
10. LINEN AND TOWELS
• We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure. Further linen may be hired through Management. Beach towels are not included.
11. PETS
• Pets are not allowed at the Property
12. YOUR OTHER RESPONSIBILITIES
• You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
• You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion)
• Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
• Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
• Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
• Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond or charged to your credit card
• You are responsible for the cleaning of the BBQ after use. A Charge of $150 will be incurred if BBQ requires cleaning after your departure.
• Extra COVID cleaning charge: If whist staying at any of our properties and you or any of your group are found to be positive for COVID-19 and the property is required to be deeply cleaned you will be charge extra for this. It will be charged against the damage bond and charged to the credit card on file. Keep in mind that all linen doonas and pillows will also need to be replaced. And the cost of cleaning will be dependent on the size of the property you have stayed.
• All furniture and furnishings must be left in the position they were in when you arrived
• The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to Management or as otherwise directed.
• You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $150.
• Smoking is not permitted in the Property
13. PROBLEMS OR COMPLAINTS
• In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
• Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
• Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.
We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.
14. Bookings for Special events: The guest will be notified of the dates being of a special event nature. A 50% deposit will be taken to confirm the booking at the time of booking and is absolutely non-refundable or transferable. 14 days prior to arrival balance is to be paid and is non-refundable. An incorrectly supplied credit card will be considered a cancellation.
15. Corona Virus Pandemic: Australia is in a state of pandemic with Corona virus and we expect that if you the guests are to self-isolate for some time due to infection with Corona virus while staying with us that management should be notified immediately and services to the premises will cease for the safety of Kirsten Accommodation staff. Clean linen will be left at the front door weekly and we ask your guests to place dirty linen in linen bags provided for professional cleaning. Other cleaning products will be also left for the guests to use as required. Failure to disclose Corona virus infection will see management reporting cases to authorities and we will seek legal action.
16. Extra COVID cleaning charge: If whist staying at any of our properties and you or any of your group are found to be positive for COVID-19 and the thus, the property is required to be deeply cleaned you will be charge extra for this. It will be charged against the damage bond and charged to the credit card on file. Keep in mind that all linen doonas and pillows will also need to be replaced. And the cost of cleaning will be dependent on the size of the property you have stayed.
17. Kirsten Accommodation is a COVID safe business and will abide by Public Health orders.
18. Fair Go Policy: If Kirsten Accommodation deems requests by a guest in regards to COVID stay credits, cancellations and changes to bookings is unreasonable Kirsten Accommodation will active the “Fair Go Policy.” This means that Kirsten Accommodation will not make any further amendments to dates or accept any form of downsizing or reduction in nights free of charge. Penalties will apply. No further changes, no further roll on of stay credits, no rain checks, no price matching, no refunds, no transfers. Your deposit/stay credit will be lost for any further changes or an administration fee will be applied. Kirsten Accommodation reserves to the right to activate this policy where management deems reasonable.

SECURITY BOND
• A bond payment of $200 for 2 night stay & $150 for a 1 night stay is required 3 days before arrival. Payment for bond is only via VISA or MASTERCARD or AMEX without surcharge.

If guest has booked via a booking channel the guest must cancel via the same booking channel. Extra charges may apply if the guest fails to follow booking channel cancellation procedures.
We recommend you purchase travel insurance.
