Deja Vu Estate
Deja Vu Estate is a secluded and private place situated 150 kilometres north of Sydney in one of Australia’s greatest wine regions, Hunter Valley Wine Country. With three seperate, one bedroom villas on the 35 acre bushland estate, guests are offered privacy and luxury around the clock. Each villa has been located to offer complete privacy and caters only for a couple.
The fully self contained Villas offer opened planned living areas oriented to take advantage of the bushland and water views. The dining, lounge, bedroom and bathrooms all open out onto private decks with day beds and heated out door spas. Whilst the villas are fully self catering if you choose to eat in and don’t wish to do all the work we can prepare a range of BBQ packs for you to cook at your leisure.
Appointments in each of the villas include:
• Full gourmet kitchen with European appliances – the kitchens are designed for those that love to cook with all spices and condiments supplied. Pots, pans knives, oils, vinegars, spices – even a Nespresso coffee machine is provided
• The stone bathroom features a free standing spa bath to soak in and a relaxing Shower Temple plus there’s a heated floor for those cold nights
Other facilities :
• Wood burning open fire place in both the lounge and bedroom areas, you can even relax in the bath and gaze at the fire
• Outdoor fire pit area
• Air conditioning
• King Size four poster bed
• Two Plasma screen TV's. One in the lounge and another in the bedroom

Payment Policy
Cards accepted are VISA and MasterCard
With EFTPOS there is NO cash-out facilities.
Cancellation Policy
A 50% deposit or one nights accommodation is required to secure a booking.
The balance of the booking will be required at time of check-in.
One night bookings are normally not taken for Saturday nights. However in quiet periods that may vary. Please call us to enquire.
CANCELLATION POLICY
All cancellations incur a $50 administration fee.
All cancellations made within 14 days of the arrival date forfeit 100 percent of the total tariff of each villa booked.
In the event of a cancellation, every effort will be made to rebook your villa. If your villa is rebooked at a reduced rate, the difference in the tariffs will be forfeited.
CANCELLATION POLICY FOR BOOKINGS MADE FOR CONCERTS, SPECIAL EVENTS, CHRISTMAS/NEW YEAR, LONG WEEKENDS AND EASTER WEEKENDS

Terms & Conditions
One night bookings are not taken for Saturday nights.
The Hirer is the person taking and accepting responsibility for the Hire of the villa.
The Hirer agrees / accepts that smoking is not allowed inside the villa and therefore accepts full responsibility and liability for any damage to the villa or any personal injury to themselves or others resulting from smoking inside.
The Hirer agrees to keep the villa, its furniture, fixtures & fittings in the same state of repair & condition as at the commencement of the hire (reasonable wear and tear accepted).
The Hirer agrees to leave their villa in a satisfactorily clean and tidy condition during your stay and at the conclusion of the booking.
The Hirer agrees that any of her / his group members, and or those who are legally allowed onto the property, shall pay a replacement value & or repair cost for any furniture, fixtures & or fittings being damaged during the term of the hire.
The Hirer agrees that the persons visiting or occupying the villas will not exceed the number of persons indicated on the confirmation letter, unless agreed upon by the management.
The Hirer agrees that the management of Deja Vu Estate will not be held responsible for any loss, theft or damage of any personal belongings during their stay.
