Terms & Conditions

A cleaning surcharge will apply if the following conditions are not met:

All dishes are to be washed and put away where they were found

No food, drink or rubbish to be left in the villa

Extra beds that are used that are not covered in your tariff will be charged at a rate of $25 per night for all nights your villa has been booked.

Furniture is to be put back where it was when you arrived.

If you have stained / marked the carpet or furniture, steam or dry cleaning charges will be applied to your credit card, as well as an additional night’s accommodation charge.

Any major breakages, damage or missing goods will be charged to your credit card.

Smoking in the villas is strictly prohibited. Should you smoke inside, you will be charged for an additional two (2) night’s accommodation at the current rate.

We may use third-party service providers to process your personal information on our behalf for the purposes of this booking. For example, we may share some information about you with these third parties so that they can contact you directly by email (for example: to obtain post stay reviews about your travel experience).

Payment Policy

One nights tariff or 25% is required to confirm your booking.
The balance of your payment is to be processed or received via EFT one day prior to arrival. If wishing to pay as a group please ensure money is collected prior to this.
Please note if you would like to pay by cash this can only be done with prior notice.

Cancellation Policy

Upon booking, we ask for a 25% deposit (or one night’s accommodation – whichever is greater). If your booking is cancelled two or more weeks out from your arrival date, we will be happy to offer a credit for your deposit if your villa can be re rented. If we cannot re rent your villa, you will forfeit your deposit. Please note that if you choose to pay the full amount upon booking, the same conditions will apply to this amount as to a deposit.
If you cancel within two weeks, do not show up for your booking or reduce your length of stay, the total amount outstanding will be charged to your nominated credit card. We will do everything we can to re rent your villa and any tariffs received will be refunded back onto your credit card (minus any associated costs).
Group Bookings: when a group booking is made, a deposit amount can be left by one party to secure the group booking. This deposit amount is divided amongst villas booked. For cancellations or changes, conditions above are applicable. Transfers of deposit due to cancelling part of the booking are conditional.

*We are registered as a Covid Safe business, if you or any guests have a fever or respiratory symptoms we ask that you please do not travel . There will not be any charge for cancelling your booking under the current circumstances.

Noise policy:
With only a small group of villas on site, we ask that guests are mindful of their neighbours and noise levels at night. From 10pm, the pool and outdoor eating areas are closed. Noise must be kept to a minimum from this time. Noisy guests will only be warned once if we receive a complaint or complaints from other guests.

Parking policy:
Each villa has one undercover carport (except Villa 1 which has two). Any other vehicles, boats or trailers must be parked on the street.
