Terms & Conditions
Smoking
- Fairlawn Estate has a strict No Smoking policy within its buildings. Management reserve the right to charge guests, breaking this rule, up to $1,500AUD in fees to bring spaces back up to fresh non smoking status.
- Guests littering cigarette litter into the gardens may be charged $25AUD per cigarette but found. Guests will be given 48 hours to remove their cigarette refuse before being charged.

- Gatherings exceeding 25 persons constitutes an event or party and will be charged accordingly.
Guests must also be aware that the Fairlawn Homestead contains stairs. Fairlawn Estate also contains security surveillance or recording devices on property
Check-in & Check-out Times
- Check-in from 2:00 PM to 5:00 PM. Check-In times out of this timeframe must be arranged with Fairlawn Estate management prior to your stay and is subject to availability.
- In certain circumstances, self check in is available.
- Early Check-In is subject to availability and may occur additional charges.
- Check-Out from 7:00 AM to 10:30 AM.
- Late Check-Out is subject to availability and may occur additional charges.

Servicing
- As our rooms are fully self-contained, they will not be serviced throughout your stay, unless your stay is longer than 5 days. For shorter stays this can be arranged at an additional cost. Extra linen changes will be provided on request and maybe at the guests cost.
- Each room is equipped with basic cleaning equipment. We kindly ask you leave your property in a clean, respectful and tidy condition upon departure.
Consumables
- A starter pack is provided for your stay consisting of washing up products/dishwashing/toilet paper. There is also Tea/coffee/sugar, N.B this is only a starter pack so is not replenished during your stay.
- It is against Health Department regulations for more persons to occupy a property than there are beds to accommodate them. If a property is reported to be overloaded, the guests will be asked to vacate with no refund made. No mattresses, tents or caravans are allowed.
Insurance
- We recommend that guests take out comprehensive holiday cancellation and protection insurance to cater for any unforeseen circumstances that may cause guests to cancel their booking or for loss of personal items from properties. All guests are responsible for keeping the property secure during their stay and will be responsible for any theft or damage due to Each holiday property is equipped for a specific number of guests.
Payment Policy
Payments- A 20% deposit is required to secure a booking.
The balance is due prior to or on arrival.

Cancellation Policy
Grace Period
-No fees charged for bookings canceled within 24 hours of booking
Advance Cancellations
-No fees charged for bookings canceled 8 weeks before arrival
- Guests will be charged 50% of the total price if they cancel after reservation and the total price of the reservation if they cancel in the 7 days before arrival.
- If the guest doesn’t show up they will be charged the total price of the reservation.
