1 x queen bed with full ensuite, walk in robe and doors leading on to the deck. This room is at one end of the house providing a complete sanctuary for the occupants.

Terms & Conditions

1. Booking and Payment

1.1. The Estate is let to you for the period stated in your booking confirmation. You agree to not sublet or assign the property or any part of it. Extensions are subject to availability and approval by the Property Manager.
1.2. A 50% deposit payment is due at the time of booking and full payment must be made 30 days prior to the arrival date.
1.3. If payment has not been received upon check in, we have the right to charge the credit card on file for the balance.
1.4. All amounts are expressed and processed in Australian dollars. ($AUD)

2. Residential Amenity & Good Neighbourly Behaviour

2.1. The Visitor must comply with the By-Laws that apply to the Estate, engage in good neighbourly behaviour, preserve the residential amenity and not be a nuisance or annoyance to adjoining or neighbouring occupiers (eg. loud music, parking). Particularly noise should be kept to a minimum between 10pm and 8am.
2.2. The maximum number of persons that may be accommodated at the property is specified in your booking confirmation. Excess persons will be required to vacate the property or a pro rata charge may apply if appropriate bedding is available at the property at the Property Manager’s discretion. The estate has a strict no party and no functions policy unless prior express written approval is granted by the Property Manager.
2.3. The Visitor must leave the Estate in a clean and tidy condition, and adhere to recycling/garbage removal programs.

3. Bond/Security Deposit and Property Damage

3.1. A Bond/Security Deposit may be required. Return of these amounts is based on Torquay Retreats terms and conditions and their inspection of the Estate after your stay.
3.2. The Visitor may not remove any of the furniture or effects from the property and will be liable for any furniture or effects damaged or missing from the property. Furniture must be returned to its original position.
3.3. Torquay Retreats has the authority to deduct monies from the Security Deposit or credit card to remedy any damage, excess cleaning, missing items, excess utilities caused by the Visitor, or to invoice the Visitor by email, phone or post for immediate payment.

4. Liability & Rental Guarantee

4.1. You agree to indemnify Torquay Retreats and the Estate owner from any claim of loss of personal effects or financial damage direct or indirect whatsoever incurred by you in booking the Estate.

5. General Conduct

5.1. The Visitor must not smoke within the property else a de-odorising fee will apply.
5.2. The Visitor must, every time they depart the property, securely lock doors and windows, and switch off lighting, appliances and water to conserve resources and avoid damage.
5.3. The Visitor shall immediately report to Torquay Retreats any repairs required or damage.
5.4. Pets are not permitted at the Estate

6. Right to inspect the Property and re-enter the Estate

6.1. Torquay Retreats has the right to inspect the Estate during the booking period subject to reasonable prior notice being given unless the Property Manager has reasonable grounds to believe that the Estate is being damaged or at risk or if the Visitor breaches any term of this agreement.

7. Arrival, Departure & Keys & Lock Outs

7.1. Visitors may check in after 12pm on the Arrival Date. Visitors must reconfirm their check-in time via email no later than 48 hours prior to arrival.
7.2. The Estate must be vacated by the Visitor by 12:00 pm on the Departure Date, leaving keys on the kitchen bench. Failure to depart will authorise Torquay Retreats to levy additional charges for rental and costs incurred.
7.3. Visitors are responsible for keys (including access devices) and loss of keys and key/lock replacement costs will be passed on to the Visitor.

8. Cancellation by the Property Manager

8.1. In the unlikely instance that the Estate is withdrawn, Torquay Retreats will offer a full refund.

9. Right of refusal and application of other Special Conditions

9.1. Torquay Retreats may refuse at its discretion to accept any Visitor. Furthermore, Torquay Retreats may require that other Special Conditions be agreed to on arrival of the Visitor.

10. Privacy and General Law

10.1. Torquay Retreats will not share your personal information with any third party, unless it is required to complete your booking, provide services to you, or settle your account.

11. CANCELLATION & REFUND POLICY (also applies for Covid positive cases)

11.1. Bookings cancelled 60 days or more before the arrival date will forfeit 20% of the total rental amount.
11.2. Bookings cancelled between 30 and 60 days before the arrival date will forfeit 50% of the total rental amount.
11.3. Bookings cancelled 30 days or less, before the arrival date will forfeit 100% of the total rental amount.
11.4 All cancellation requests must be made in writing to admin@graysonsestate.com
11.5 In the event of a cancellation, if the Estate is able to be resold the client may receive a partial refund, at the discretion of the owner.

How to pay the Deposit

To reserve your accommodation, a 50% deposit must be made at the time of booking. A 2% service fee applies to all credit card payments.

We accept MasterCard and Visa credit Cards.

The balance will be due 30 days prior to arrival and can be paid via credit card, bank transfer or cash on arrival.
If payment has not been received upon check out, we have the right to charge the credit card on file for the balance.
