You know you have arrived somewhere special when you are greeted by two gleaming white 5 bar gates, the entry to your very own 50 acres on the Paterson River.
Recently extended and completely refurbished, the exterior is the ideal country homestead with a fresh cream and white façade, colonial architraves, and wrap-around porches or huge decks for views of the spectacular rural backdrop.

Inside is all country chic, reflecting the owners' Australian and English heritage. Modern amenities (including gourmet kitchen appliances, a plasma TV and DVD) alongside an eclectic mix of restored furniture and vintage collectibles.

The Homestead sleeps up to 10 adults in a 5 bedroom, 3 bathroom Homestead across the two pavilions.

Terms & Conditions

ACCOMMODATION: Highclere Farm Homestead is Temporary Holiday Accommodation property for up to a maximum of 10 persons - A 50% Rental Deposit is payable at the time of Reservation Confirmation - Payment of the Rental Deposit constitutes acceptance of these Terms and Conditions including the Payment Policy and Cancellation Policy.

GUEST NUMBER: - The number of people within of the Guest’s party staying at Highclere Farm for any part of the occupancy should match the number represented by the Guest at the time of the Reservation Confirmation - Fees will apply for extra persons within the Guest’s party not paid for on the Reservation Confirmation or as agreed with the Owners in advance.

ARRIVAL/DEPARTURE: Check-in: 2.00pm - Check-out: 2.00pm - Outside of these hours by agreement in writing with the Owners prior to arrival – An additional Fee may apply.

PROPERTY USAGE: At the end of the occupancy the property must be left by the Guest in a similar condition to arrival – Highclere Farm is for residential use and purposes ONLY – Events and parties are strictly prohibited unless otherwise explicitly agreed in writing prior to occupancy by the Owners - Any agreed event or party will be subject to an additional Event Fee and recovery of associated costs - The Rental does not allow for the extra wear and tear associated with events and parties including but not limited to cleaning, rubbish removal and repairs - Use contrary to these terms will result in loss of the Security Deposit and/or additional Fees.

GENERAL INCLUSIONS: Linen, duvets, blankets, pillows and towels are supplied - All beds are made up - An assortment of teas, plunger coffee, cooking ingredients, condiments, honey and jams are provided for the Guest party’s use and enjoyment.

INTERNET: A mobile 3G Wi-Fi device with an allocation of 8GB is provided for use of the Guest’s party - Data usage by the Guest’s party beyond the allocation will be charged to the Guest at a rate of $10 per 1GB.

PETS: Pets are not allowed unless specific arrangements have been made and agreed in writing by the Owners.

NOISE: Please be mindful of Highclere Farm’s neighbours - Any disturbance to neighbours, including excessive noise, is prohibited and may result in termination of the occupancy and forfeiture of all Rental and the Security Deposit paid by the Guest.

TANK WATER & SEPTIC TANK: The Property is serviced by tank water and a septic tank - The Guest’s party must ensure the hose and all taps are turned off after use – Please do not flush sanitary items in toilets or use bleach.

SMOKING: Highclere Farm is a NO SMOKING PROPERTY - SMOKING IS PROHIBITED INSIDE ANY PART OF THE HOMESTEAD, NO EXCEPTIONS - SMOKING INSIDE WILL BE CHARGED AT $500 DEDUCTED FROM THE SECURITY DEPOSIT.

GUEST’S PROPERTY & PERSONAL RISK: Any damage, breakages, theft and loss experienced by any of the Guest’s party during their stay are the Guest’s responsibility - The Owners take no responsibility for personal property and personal risk of any member of the Guest’s party during their stay.

GUEST’S RISK ADVICE: The Owners bring to the Guest Party’s attention that the property is a farm that presents opportunities and risks beyond those normally found in typical residential holiday lettings – Highclere Farm features dams, river frontage, creeks, livestock, farm equipment, farm outbuildings, fences and wild fauna and flora which the Guest and all members of the Guest’s party must take all reasonable precautions and responsibility for their own health and safety while enjoying their stay - Specifically there is a dam and creek in the garden grounds and others in paddocks and also snakes can be about in warmer months - please carefully supervise any children at all times when outside.

Any member of the Guest’s party must not, in any circumstance, enter any paddock or open any gate where there is livestock (horses and cattle) - Livestock are also not to be fed, patted or ridden in any circumstance for the safety of the Guest’s party and the wellbeing of livestock.

If any member of the Guest’s party are going through other gates around the property where livestock are not located they must follow the country rule and close each gate securely if found closed and leave open if found open.

Payment Policy

PAYMENT METHOD: All bookings will be secured by way of Reservation Confirmation - All payments will by a valid debit or credit card – The Owners accept all major debit or credit cards including American Express with a 2.5% surcharge on all cards - Payments are processed through the secure Stripe payment gateway - Direct Deposit (EFT) payments may be considered at the time of a Reservation Confirmation on request of a booking Guest and at the Owners’ discretion.

RENTAL DEPOSIT: 50% Rental Deposit is payable with the Reservation Confirmation to secure the property booking - The Rental balance must be received in full 7 days prior to occupancy – The Owners have the right to cancel the booking and attempt to re-let the property if the Rental balance is not paid according to these terms and conditions.

SECURITY DEPOSIT: $1,000 Security Deposit covers any potential additional costs incurred during the occupancy including but not limited to any breakage, damage, excess cleaning requirements, excess Wi-Fi usage above allocation and any extra guests beyond those declared - The Security Deposit will be refunded in full within 14 days after check out subject to the above terms and conditions being met and the property having been inspected and cleaned.

Cancellation Policy

GENERAL: All cancellations must be in writing.

GUEST CANCELLATION: In the event of a cancellation by the Guest the Rental Deposit or full Rental already paid is non-refundable unless the property is re-let for the entire booking period - The cancellation is also subject to an administration fee of $50 - In the event that the Security Deposit has already been paid it will be refunded in full.

OWNERS’ CANCELLATION: The Owners will make every effort to ensure the property is available as booked however the Owners reserve the right to make alterations to bookings due to unforeseen circumstances - In the event that these alterations result in a cancellation of the booking by the Owners then any Rental amount and Security Deposit paid by the Guest prior to cancellation by the Owners will be refunded.
