Perched on a natural ridge at elevation 5500ft Highgrove offers sweeping lawns, English gardens and magnificent views of tea fields, valleys, distant waterfalls, temples and the picturesque Kothmale reservoir, making it one of the most breathtakingly beautiful tea estate bungalows in Sri Lanka.

The homestead sits under the shadows of ‘Kondagala’ rock offering crystal clear spring mountain water; fresh clean air, lovely days and cooler nights kept warm by fireplaces, hot tubs, and cozy beds with soft quilts. Enjoy hot breakfast, home-cooked meals and daily afternoon tea & cakes with fresh strawberries and fruits from our own organic garden.

Bungalow Occupancy Policy:
The bungalow can accommodate up to a maximum of 6 guests (including children) The bungalow comprises of the following 3 rooms:
• 1 x King Suite (King Size Bed)
• 1 x Queen Suite (King Size Bed)
• 1 x Garden Suite (Queen Size Bed)

Extra Beds:
An additional two extra beds can be provided for an additional fee per night per bed. Please inquire for these rates.

Early Arrivals and Late Departures:
Our check in time is 2:00 pm and check out time is 11:00 am. If you expect to arrive early in the day and would like immediate access to the bungalow, we recommend booking the bungalow for the prior night to guarantee immediate access. Similarly, for late departures, reserving an additional night will guarantee access to the bungalow until you depart. If you choose not to reserve, we will be glad to store your bags.

Drivers Accommodation & Meals:
Complimentary accommodation is provided for up to two drivers. However, there is a small surcharge for each meal.

Pets Policy:
Pets are not permitted.

Payment Policy

50% deposit is required on confirmation and the remaining 50% is required 30 days prior to arrival on the Standard Rate.
100% deposit is required on confirmation of booking on the Non-Refundable Rate.

Cancellation Policy

Cancellation Policy (Standard Rate):
In the case of cancellation or early departure. a written notice of cancellation by fax or email must be received by the bungalow on or before the release / cancellation period. In the event, such written notice is not received within the time frame stated below, the bungalow reserves the right to charge as follows:
• Reservations will be released free of charge 30 days prior to the arrival date (local time).
• 29-00 days: 100% stay cancellation fee is applicable.

Cancellation Policy (Non-Refundable Rate):
Full payment will be taken at the time of confirmation of the booking. The booking cannot be amended or modified. Failure to arrive at the hotel or property will be treated as a No-Show and no refund will be given.
