housewithnonails is our unique hand hewn Barn home in Central rural North Island New Zealand.

It showcases the art of Timberframing , where the owner hosts Dewi and Jen Roberts
milled and crafted their stunning raw architectural home with local resources when they were in their twenties,
later we created a boutique accomodation inviting small groups up to 15 to gather with a purpose.
Family , friends, groups gather for a night or weekend for a private gathering or for several nights to explore the Waikato region rich in experiences and attractions.

Set in a tranquil rural spot close to the Kaimai Mamaku state forest, the Barn offers access to day bush walks, cycling 1 of 22 great rides on Haurakirailtrail .
Hobbiton movie set is the regions star attraction. Climb Wairere Falls for its panoramic views over the plains , soak privately in a hot thermal river pool a t Opal hot springs.

Sit under the stars around the firepit back at the Barn each night planning another day trip out to boutique shop in Cambridge and Tirau, wander Hamilton city gardens, see Rotorua geothermal playgrounds, stroll the white beaches of the Bay of Plenty, take a kyack river adventure on the karapiro, explore the karangahake gorge rich in gold mining history and more. You can easily fill a week oand return to your tranquil location gathering privately to retreat with nature.

This is our home as well as a BnB
Check in between 4:00pm and 8:00pm. Outside these hours by prior arrangement only
Checkout by 10:00 am
No animals.
No smoking inside. Smoking is permitted outside on the lawn.
Noise levels must be respectful of other guests andneighbours.
Parties are not permitted except by prior arrangement
Fires are allowed in the brazier until 10:00pm when theywill be totally extinguished.
Damage will be charged.
Bathrooms. There are2 shared bathrooms with copious towels. Use must be considerate of other guests.
Whole house rental means all available rooms arebooked. This is our home and the hostswill remain on site at all times.
Children are welcome. A crib and high chair are available.
Young children should be supervisedat all times as the upstairs is not fully child proofed.
Surrounding farmland is not part of the property and thefarmers dislike trespassers as it upsets the cows.
Use of kitchen is by prior arrangement.
Cancellations. At presentthere are no cancellation fees but as much notice as possible is appreciated.

Payment Policy

Credit card details are required to secure and guarantee the reservation.

100 % percent deposit will be taken at the time of booking to secure and guarantee a room or whole Barn/ sole use reservation.

All small events

( this includes weddings, french language weekend,, writing , cycling and walking groups, corporates, and any other gathering for a special occasion stay, )

are required to pay a 50 % non-refundable deposit at the time of booking, and the remainder balance one week prior to checkin. . Any extras are payable on
checkout.

Cancellation Policy

Any cancellation within seven days prior to arrival will be charged 100 percent of the accommodation.

Any "no shows" will also be charged the full amount .

All events including weddings, small group gatherings,, corporate stays, anniversary, birthdays , cycling stays, bespoke French Language stays, workshops, incur a 50 percent non refundable deposit at the time of booking, with the remainder balance due one week prior to check in. Other costs incurred during the stay may be paid online to our business account at departure.
