Terms & Conditions
*Guests agree that by booking online they will have access to the upstairs accommodation only. The downstairs Event Gallery space is available on request for an additional fee and can be arranged directly with us via email. You can access all parts of the farm however we ask to respect the privacy of the other homes as outlined on the farm map provided.
We want you to have a fabulous and relaxing stay and kindly ask for general courtesy and that your treat the home like is your own. Below are our basic rules around your stay. Breach could result in early termination and or charges.
All guests check-in at 3pm, and check out at 10am.
All doors and windows, including barn doors are to be closed whenever amplified music is played.
All events and activities should be applied by the relevant Management Plans of the council consent at https://hus.nz/terms-conditions
Please conserve water as there are only 2 water tanks. Be water wise by taking shorter showers, turning off the water while brushing teeth, use dishwasher vs running tap during dishes.
All waste water goes to the septic tank so please do not put food scraps down the kitchen sink.
Switch off air conditioners, heaters and lights when leaving the house.
Switch off the stove when not in use, and clean off the bins at the kitchen.
Put everything back where found please including dishes.
Clean BBQ after use.
No animals inside.
No smoking inside.
When walking around the farm please close all gates behind you.
Leave entrance gate remote and door keys in key lockbox exiting, and put on alarm.
Please respect the privacy of other tenants on site. MAP of the farm will highlight boundary areas of tenants.
Please do not feed stock or animals.
Please respect neighbours by keeping down evening noise ( refer to the Management&Rules on website www.hus.nz)
100% Bond will be released upon exit inspection, no loss, no damages, no extra deep cleaning.
Please inform the manager of any damage caused by mistake.
Please inform the manager of any maintenance issues that arise as soon as possible.
-Please respect neighbours by reducing evening noise, with no excessive noise after 9.30pm.
-For events, please note our curfew hours below for all guests (that are not staying overnight). Unfortunately, there are no exceptions with these times:
Saturdays – Guests to depart by 10.30pm with the event concluding by 11pm
Monday to Friday – Guests to depart by 9.30pm with the event concluding by 10pm
Sunday – Guests to depart by 5pm with the event concluding by 5.30pm
-All doors and windows, including barn doors are to be closed whenever music is played.
30% payable on booking to secure the date. Balance of 70% plus bond is payable 48 hours prior to arrival.

Once payment is made, any cancellations will be fully refunded 180 days or more before the stay.
Cancellations made from 30-180 days before stay will be refunded 70% and a 30% ‘cancellation fee’ of your invoice will be forfeited.
Cancellations within 30 days will incur a 100% cancellation fee of your total invoice.
Any cancellations will be fully refunded 72 hours before the stay. 100% "cancellation fee " of your invoice will be forfeited within 24hours. 30% "cancellation fee" between 24 hours -72 hours.
