INDICA HEMP HOUSE is an incredibly unique luxury property, built from locally grown industrial hemp, formulated into hempcrete, which you can see in most of our walls. This house has been designed to showcase this amazing building product. The house is situated in the picturesque Wilyabrup Vineyard Estate, on a large landscaped block on the edge of a small dam. It has been designed specifically for luxury accommodation, with 4 spacious suites of master bedrooms & ensuites. Book either 1, 2,3 or 4 bedrooms with pricing to match guest numbers. Bookings start at 2 people minimum. There are so many special aspects to this house! HEMP is our theme throughout!

SUSTAINABILITY
This house has recently had construction completed and opened for bookings from August 2023. It has been built to be VERY eco-friendly and sustainable. The house features high raking ceilings, double glazing and burnished polished concrete floors throughout. This house is very energy efficient, achieving an 8.7/10 for the National House Energy Rating Scheme (NatHERS). You'll find it warm in Winter and cool in Summer due to the Passive Solar design and the thermal characteristic of the hempcrete construction. We have our own water supply solely sourced from our water tank, which is further filtered to taste amazing for drinking, as well as for an ULTIMATE soft water showering experience. We have a large solar panel array with battery backup, which means you will ALWAYS have power, which is a major advantage in the South West during storms etc. We love the fact that we will provide the majority of our power from the sun! We don't provide any single-use plastics here either and we even use compostable Nespresso pods. The house uses 2 heat pumps, which is the most energy efficient way to heat water, as well as an Aerobic Treatment Unit (ATU) or Secondary Treatment System (STU) to biologically process our waste water into grey water, that we use on our gardens.

KITCHEN & LIVING AREAS
Raking ceilings in the kitchen, dining and living area angle up to the north wall, maximising the winter Northern sunlight into the room. Two massive glass sliding doors open up the entire living room to the outside decking and the water view. The kitchen features all-black appliances and include a large 90cm induction cooking hob, 90cm oven, a dishwasher, microwave and ample crockery, cutlery, glassware and cooking equipment to please the most enthusiastic of chefs. We provide a Nespresso machine with enough complimentary pods for your first few coffees. The Marri dining table allows for 8 diners and the living area easily seats up to 10 with our leather sofas, side wall seating and occasional chairs/ottoman.

BEDROOMS & ENSUITES
Our booking structure allows for a cost reduction if your guest numbers are 6 or under, so that you only pay for bedroom suites you use. Please make sure you enter the correct number of guests that will be staying at booking.
We allocate 2 guests to a bedroom (unless there's an odd number). If you'd like extra or all bedrooms rooms to be available (1 person per room for instance, if your booking is 6 guests or under) there will be a $100 per extra Suite fee (per booking) to cover the extra cleaning/linen/setup costs. This will be charged through the platform. Please let us know AT BOOKING if you need extra Suites made up. Unneeded bedrooms will be locked.

Our 4 modern and spacious king bedroom suites are comprised of a king size bed, ensuite with timer heated towel rails, and built in double robes. All linen is provided. We use hypoallergenic bedding. We have USB charging ports and powerpoints located in each bedside table. All suites look over the water vista outside with sliding doors opening onto decking, where you'll find a personal outdoor setting to relax in. We provide artisan locally produced hemp shampoo, hemp conditioner, hemp body wash, and hemp hand soap made by Margaret River Hemp Company for your use in dispensers in each ensuite. All bedrooms have blockout blinds and sheer curtains.

THEATRE ROOM
We have a unique theatre room that will instantly relax you - a Boronup Forest photo wall to the entire back of the room, a huge 98 inch 4K QLED Android TV to the front with surround sound speakers, and a ceiling lined in stunning natural Blackbutt timber. A deep green velvet modular lounge invites you to lay back and enjoy your favourite streaming shows or a new movie.

JACUZZI
The pièce de résistance of this stunning accommodation is our 10 seater spa. Situated semi-sunk into the deck just outside the living room, you will spend hours relaxing and enjoying the view of the dam and surrounding land, and the multitude of stars at night.

PARKING & EV CHARGING
We have a remote control roller door on our double garage and ample parking onsite for several more cars on the driveway. On the back wall of the garage we have a Tesla Gen 3 Destination Charger, which is capable of charging at up to 71km/hr with our 3 phase power. For non-Tesla vehicles you will need an adapter such as a J1772.

LAUNDRY
We have a F&P washing machine and dryer for your convenience for longer stays. Outside the laundry door you'll find a washing line behind the screen, as well as an outdoor hot/cold shower for rinsing off straight after a beach trip.

INCLUSIONS
This property provides ALL bed linen and towels at NO EXTRA COST.
We provide also you with a welcome gift of a bottle of local Margaret River wine, chocolates, and Nespresso coffee pods, as well as a few extra hemp-infused treats for you to enjoy during your stay, with our compliments!

EXTRAS FOR PURCHASE
We have collaborated with Herbee Brewing in the Swan Valley to be able to offer you their products:
- 6 packs with 2 of each of their 3 hemp-infused craft brews - Sativa, Indica and Pilsner @ $30 each.
- Hemp-infused craft gin and vodka @ $65 per bottle.

* Guests must be over 21 years to book this accommodation.

PLEASE BE AWARE!!
* We are situated close to the edge of an unfenced dam. Guests who bring young children to stay or visit MUST be made aware of this fact and consider that the property MAY NOT be suitable for mobile toddlers and children who cannot swim. Please make all potential guests aware of this important information.

HOUSE RULES
* Please remove and leave your shoes just inside the front door on the shoe rack or in the garage on the shoe rack.
* We wish you an amazing vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm. Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your bond and /or possible immediate eviction from the property.
* Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced will be closed down immediately.

* IMPORTANT NOTE: Our sewage disposal is via a treatment plant and the system blocks up if anything other than toilet paper is flushed down the toilet. No wipes, wet ones or sanitary pads should go into the toilet under any circumstance. JUST TOILET PAPER PLEASE - Thanks so much!

Payment Policy

Deposit - 50% of total accommodation is required to secure your booking. The balance of payment is required and charged at 28 days before your check-in date.

If less than 28 days prior to arrival, full payment is required.

Cancellation Policy

If cancellation is incurred less than 14 days before booking the full amount of accommodation will be non refundable.

Peak Season bookings will not be refundable if cancelled less than 21 days before booking or to Manager’s discretion.
