Terms & Conditions

The terms and conditions for holiday letting, as agreed by both parties, are as follows. Failure to abide by these Terms and Conditions permits Karma Kinglake, their servants and contractors to refuse access to the property amend the booking or apply additional changes, and/or terminate the booking and occupancy.

Minimum Stays
The Accommodation has a minimum two night stay over the weekends. On long weekends there is a minimum three night stay.

Accommodation
The Accommodation is let for holiday a special event purposes only. Guests are not permitted to sleep in common areas.
Port-a-cot and high chair: A port-a-cot and high chair for one infant is available upon request at no additional charge. Linen and towels: All linen, extra pillows and blankets, bathroom towels are provided. Port-a-cot sheets and blanket are supplied when requesting use of our port-a-cot.

Check-in: From 2.00 pm
Check-out: By 10.00 am
Please confirm your arrival time where possible so the property can be prepared for you.

Guest access
We encourage self-check-in. Each cottage is named after different Eucalyptus trees. The first cottage as you drive in is “Silver Princess Cottage,” if this is yours, please park to the left in the first car park. The second cottage is our “Argyle Apple Cottage,” if this is yours, please park to the right in the first car park. The third cottage is our “Candle Bark Cottage,” if this is yours, please park in front of your cottage. The fourth cottage is our “Winter Lightd Cottage,” if this is yours, please park next to your cottage.

Parking
Dedicated private parking for one car. Additional car parking at end of guest driveway.

Cleaning
The Guest(s) are required to take proper and reasonable care of the Accommodation, its contents and grounds. They must be left in the same clean, tidy and workable condition at the end of their stay. The Accommodation must be kept in a clean and tidy condition throughout their stay.
The Accommodation will be cleaned once vacated, however this does not include the handwashing, drying and storing of kitchenware, cleaning the BBQ and turning off the gas bottle, cleaning of any spills throughout the residence, repositioning furniture, removal of any rubbish that is not already placed in a properly filled bin.
An additional cleaning fee of $100 applies if the kitchen or BBQ areas are left uncleaned. For all other extra cleaning the Guest(s) will be charged an additional fee at the discretion of Karma Kinglake based on the cleaning required.

Late check out
The Guest(s) agree to leave the Accommodation no later than the checkout time specified in the booking confirmation, or another time as mutually agreed upon between the Guest and Karma Kinglake. If Guest(s) stay past the agreed upon checkout time without Karma Kinglake’s approval, they will be asked to leave and an additional late checkout fee may apply. If late checkout impacts cleaning and upcoming bookings, Karma Kinglake has the right to keep the security deposit and request additional payments to cover costs.

Security and Safety
Please ensure that all external doors and windows are closed when not at the property and upon check-out. Place the keys in the door and ensure it is locked.
All lights, fans, heating and cooling, taps, gas bottles and appliances must be switched off when not at the Accommodation. In the event of lost keys the Guest/s is responsible for locksmith fees and the cost of cutting replacement keys.

Smoking policy
Smoking is not permitted inside any accommodation or building on the Karma Kinglake property. If this policy has been breached, Guest(s) will be charged an additional cleaning fee at the discretion of Karma Kinglake based on the cleaning required.
Loss or damage of any property due to the Guest(s) smoking anywhere on the Karma Kinglake property will be prosecuted through appropriate channels.

Pets policy
Dogs are permitted in some of the accommodation by negotiation with owners of Karma Kinglake and fees do apply. If pets are found to be on the property that have not be previously agreed with the owners of Karma Kinglake, Guest(s) will be asked to checkout. An additional cleaning fee may be charged at the discretion of Karma Kinglake based on the cleaning required.

Functions, Parties or Gatherings policy
Functions, parties or gatherings are not permitted unless otherwise agreed in writing prior to arrival.
The Guest(s) are limited to a maximum of two people being invited to enter the Accommodation and its grounds. Invited people must not stay overnight.

Conduct and noise policy
The Guest(s) are expected to conduct themselves in a manner that promotes responsible consumption of alcohol, safety, security, comfort and convenience of all persons in the Accommodation and surrounding properties. Any conduct contrary to this will allow Karma Kinglake to terminate the occupancy immediately.
The Guest(s) must comply with Murrindindi Council noise regulations which prohibit noise from their prescribed items such as music after 10pm Sunday to Thursday, and after 11pm on Friday to Saturday and on public holidays.

Loss, Damage or Theft
Karma Kinglake accepts no liability for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly by Karma Kinglake, employees or contractors. No responsibility is taken for any Guest/s personal property. The Guest(s) are strongly recommended to obtain their own insurance.

Maintenance
In order to maintain the high standards of the property, Karma Kinglake schedules regular maintenance. Karma Kinglake will attempt to schedule maintenance outside of your stay at the property, however occasionally this will be unavoidable.

Agreement
Nothing in this agreement shall compromise Karma Kinglake’s right to issue legal proceedings in Victoria or elsewhere at their discretion seeking damages and/or punitive relief for any express or implied breaches of this agreement and/or any claim that may arise by reason of negligence and/or willful damage of the Guest(s) and/or invitees whatsoever. This agreement shall constitute the whole agreement between the parties and any express and/or implied warranties imposed upon Karma Kinglake or their servants and contractors by legislation or law to the extent that it is possible are expressly excluded.

Payment Policy

Payment and Booking Conditions
A valid credit card is required upon booking. The total booking cost is chargeable at the time of booking.

Bookings are processed online via our secure payment gateway. We can accept payments from Visa, MasterCard, and AMEX. Credit Card fees will apply.
Any changes to a booking’s guest number, composition or planned usage of the property must be approved before arrival.
No refund will be given for late arrival or an early or unscheduled departure.

Cancellation Policy

Cancellations made in writing with more than 14 day's notice from the booking arrival date will receive a full refund less a $50 administration fee.
Cancellations made in writing with less than 14 day's notice will only receive a refund if the Accommodation can be re-let at that time, less the $50 administration fee. If a re-booking cannot be secured, the booking and administration fees are non-refundable.
The refund will be processed within 72 hours of cancellation confirmation. It can take anywhere from 1 to 5 business days for your refund to appear in your account, depending on your region and how you paid.

If the Guest(s) fails to arrive on the due date without prior notification the full booking fee will be charged.
Acceptance of bookings, cancellations and terminations are at the absolute discretion of Karma Kinglake.

Fire danger policy
In the event of code red days, high fire danger or extreme weather conditions, we reserve the right, at our own judgement, to cancel a booking and issue a refund. We are not responsible for any expenses incurred or losses suffered by the Guest(s) as a result of this decision.
