Porky Beach Retreat Book

A new coastal home nestling in the grassy dunes with breathtaking panoramas of the Southern Ocean, and of Little Porky Beach immediately below the property.

A private access path takes you straight down to the secluded white sand beach from the expansive deck where you can relax and enjoy the sunset over the ocean. Or you can see the endless movement of the Southern Ocean from the comfort of the lounge and dining area or from all three front bedrooms.

Downstairs you will enjoy tiled floors , tasteful furnishings, and a wonderful modern kitchen with huge walk in pantry. Subtle colours, colourful local art, stylish decor and the blue ocean visible from every angle create a place that our guests do not want to leave.

Upstairs floor are polished Tasmanian oak and three of the four bedrooms have panoramic ocean views. You will love the floor to ceiling windows from the master bedroom. Bathrooms are spacious with heated floors and rainwater showers all done in subtle colours and stylish decor creating a place you will not want to leave. 2 bedrooms with a powder room downstairs. A full third bathroom upstairs is being built from Oct 2018

Terms & Conditions

Booking one of our properties is very different from booking a regular hotel room or resort, especially with regards to payments and cancellations.

To maintain a good standard for our guests we require compliance with certain conditions . We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

PLEASE READ THE TERMS & CONDITIONS CAREFULLY BEFORE USING OR OBTAINING ANY MATERIALS, INFORMATION, PRODUCTS OR SERVICES THROUGH THE SITE. BY ACCESSING THE SITE, YOU AGREE TO ACCEPT, WITHOUT LIMITATION OR QUALIFICATION, ALL OF THE TERMS & CONDITIONS. We reserve the right to change, update, or correct any of the Terms & Conditions or any information contained in the Site at any time without notice by posting amended terms to the Site. Your continued use of the Site means that you accept and agree to the revised Terms & Conditions. If you do not accept these Terms & Conditions (as amended from time to time), please exit the Site immediately.

No booking is confirmed until a non-refundable deposit has been collected.

Arrival/Departure Times
Typical check-in is at 3pm, and check-out at 10.30am unless stated otherwise.
If possible and the property is available, we will endeavour to help guests into the property earlier. Late check-outs, if available, can be requested but a nominal cost will be charged. The property should be left in a similar state to its condition on arrival.

Guest Numbers
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance. This applies to groups of people staying at other properties that are known to guests staying at Porky Beach Retreat

Parties and Functions and use of Hot tub and Sauna
Strictly prohibited. these are residential properties designed for small numbers of guests. The price charged is for domestic use only and not for commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. Hot Tub And Sauna Are Strictly For The Usage By Porky Beach Retreat Guests Only. It Is Prohibited By Insurance Policy And That Of Management That No Other Guests Are To Be Invited Or Take The Liberty To Use These Facilities. $500 Will Be Charged Immediately Onto Provided Credit Card Regardless If This Is Violated Against Terms.

Damage or Losses
A property is typically someone's home. Please treat the property rented accordingly and leave the property and all its contents in good order and in acceptably clean condition. Cleaning charges apply at $50 per hour if the house is not in an acceptable clean condition.

Any damages or losses caused during the rental period, as well as any special cleaning requirements will be the guests responsibility and may be charged and deducted from the security of holding credit card provided on initial booking deposit. In cases of excessive or unacceptable loss or damage at any time during the rental period, the property manager may require the guest and his/her party to vacate the property immediately, without compensation or refund.

Loss of Key
Unreturned key to lock box located on property, will result in the cost of replacement of all door locks on property, labour & associated costs for locksmith.
A holding charge of $500 will be debited immediately to credit card, unless customer has made contact or left message within 1 hour of departure with property manager, and until such time, invoices are provided to the property manager of exact cost.

On a case by case basis. $75 charge.

Security Deposit
We require credit card details before check in and a $500 security bond will be taken to be used as a security to charge only if accidental breakage/damage occurs or if extra items are purchased during your stay. This will be refunded within 7 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared..etc. Please ensure we have valid credit card details on file before you checkin.
Please be aware that a minimum of $500 will be charged to your card if any breakage or damage occurs until a full assessment of the cost of damage can be done. (This is at the discretion of owner)

Valuables and Security
Any guest valuables or property left or used at the property are at the guests own risk. Neither King Island Escapes, individual owners, private or Pty Ltd companies, nor the property manager accepts any responsibility for loss or damage to guest property. The guest is responsible for the property during the rental period and must ensure that all windows and doors are locked securely when not in the premises. Any act or omission by the guest, their party or visitors which may negate or prejudice the property's insurance policy and/or results in loss or damage is the guest responsibility.

Payment Policy

We accept Visa, MasterCard,Amex, direct deposit or cheque. (1.5% surcharge on MasterCard and Visa and 2% on Amex.)
When the guest makes a booking request, no booking is confirmed until a deposit has been received. The following deposit payment must be received:
For rentals beginning more than 45 days after the date of booking, a deposit of 1 night accommodation is required. The remaining balance must be paid within 60 days of scheduled arrival.
For rentals beginning 45 days or less after the date of booking, full payment is required.
On signing registration before arrival, guests also accepts that "wines supplied for purchase, will be charged directly to credit card on departure. This will be based on the minibar list provided. Customers are to check list on arrival at house and to advise King Island Escapes of any discrepancies immediately".
After the deposit has been paid, if the following remaining payments are not received within 7 working days after the final due date period, or contact is not made with the property manager by written email within those 7 days and a acknowledged response by property manager, we reserve the right to void the booking request. Christmas and other holiday periods must have full payment 4 months prior to arrival

Cancellation Policy

As a small boutique property group our business depends on maximising occupancy, and cancellations often result in empty properties due to limited flights and for booking lead times and limited capacity.
Cancellations prior to 60 days of arrival- all monies will be forfeited less the deposit paid.
Cancellations within 60 days of arrival - all monies will be forfeited, unless all nights can be resold.
An exception to the above is public holidays and Christmas period to January 15th, where cancellations within 4 months will forfeit all monies.
No refund will be given in the event of non-arrival, or for any unused nights due to flight/weather disruption. At property manager's discretion if any alternative options are available they will be offered. If we can fully resell your booking all monies will be refunded or held in credit, less deposit.
King Island Escapes is a booking Agent. Any change of property ownership would trigger events beyond our control and bookings in that case would be reviewed and subject to change or cancellation depending on new owners. In the event of cancellation by a new owner a full refund would be made.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
