caters for up to 8 Guests Stay in our delightfully appointed heritage listed 2 storey Victorian (C1890) multi award winning residence. Ellies is perfectly located in in the historic inner city Glebe precinct and just across the road from Launceston’s wonderful City Park. The City park has been voted one of Australia’s top ten parks and is the home of the famous Festivale food and wine event, Tasmania Symphony Orchestra’s Symphony under the Stars and of course the famous macaque monkey enclosure!
Ellie’s Place is a wonderful option for those wanting that special time away- perfect for romantic getaways or for families wanting a great base from which to explore Northern Tasmania.

Although Ellie’s looks like a typical Victorian cottage, the property is substantial in size- with 2 living areas, 4 bedrooms, 2 bathrooms and a study. Ellie’s Place is fully renovated and furnished in keeping with the period but includes all the modern amenities you could wish for.
All you need to do is pack your clothes and toothbrush- absolutely everything else is there for you and the whole house is yours for your stay!

Is a lovely Californian Bungalow (circa 1923 ) situated in one of Launceston's best dress circle residential areas - Elphin Road, Newstead.
Twyford has 4 bedrooms and sleeps up to 9 guests.The property is located only 1.5 km from the centre of Launceston and is 200 metres to the delightful Newstead shopping centre which boasts a Coles Supermarket, Newsagency, Pharmacy, Post Office, some great eateries, award winning hairdressers and some of the city's best gift shops in Launceston.
Off street parking is available for up to 3 cars and a bus stop nearby ensures guests have their Launceston travel needs covered!
Twyford is is an award winning property and we have made sure to include all the extras to make your stay something special.
The house has been renovated in keeping with the character of the period, but is fitted with all the modern conveniences.
The gourmet kitchen is a delight for foodies and includes a dual fuel classic Falcon Stove, granite bench tops, "Farmers" cupboards and a double butler's sink.
The Kitchen flows in to an open plan dining and living area with comfortable seating and a large LCD TV. Directly off the living area there is a great outdoor deck with outdoor setting and BBQ.
A separate formal lounge room with LCD TV and DVD ensures that guests have their choice of entertainment. The formal lounge retains the timber paneling from the arts and crafts period which is a much admired feature of the property. This room also features classic leather chairs and a goose feather filled large club couch.
The master bedroom's main feature is the unusual circa 1910 Nickel plated king size 4 poster bed- perfect for those looking for a touch of romance.
The second bedroom is very large and has a king-size bed which can be split into king singles if required. This room also offers a 3rd bed roll-away option if required.
Bedroom 3 offers a double bed and is furnished in the style of the period . A selection of reading materials to suit all tastes sits on the Tasmanian blackwood bookcase.
Bedroom 4 is a single bedroom.
For larger groups an additional ottoman pull out bed is available. A portacot and a high chair are also available at no additional charge.
The bathroom is fully equipped and has been renovated to suit the period but has a great tiled walk in shower and of course a clawfoot bath to soak in!
There is also an additional powder room toilet / vanity for guests convenience.
The property has a lovely deck off the living area, a secure backyard for children and entertaining and a very pretty front garden all behind the privacy of a sold rendered wall.
WiFi is high speed and unlimited and telephone calls to standard mobiles and landlines in Australia are free. Free phone calls to landlines in 25 countries and standard mobile calls to 7 countries are also available.

Standard Terms and Conditions of Temporary Holiday Accommodation

For the Properties otherwise known and trading as "Launceston Stays"
situated at 31 Lawrence Street, Launceston, Tasmania, 7250, Australia - otherwise known as Ellie's Place on City Park
143 Elphin Road, Newstead, Tasmania, 7250, Australia - otherwise known as Twyford 1923

Note: Variances can be agreed on but only by arrangement with the owner in writing.

A booking grants guests limited permission to occupy the property for holiday purposes. This is not a residential tenancy agreement under residential tenancy legislation and failure to comply with obligations specified in these Terms and Conditions may result in termination of the permission to occupy the property and eviction, loss of full rental already paid, forfeit of bond and extra charges.
Guest means a person sleeping overnight at the property and who has paid the nightly fee, visitors are persons not staying overnight who visit guests at the property.
Booking means the period for which you have paid to stay at the property. Bookings are NOT confirmed unless and until the deposit is received and acknowledged by management as received.

Child rate is $30 per night for ages 1-15. There are no exceptions to this charge regardless of whether or not you supply your own portable cot/linen.

Minimum 2 night stay unless otherwise negotiated or promoted.

Arrival - STRICTLY after 3pm. Early arrival is not possible unless by prior arrangement with management. Cleaning and gardening may be ongoing right up to check-in time. Please provide expected time of arrival and mobile phone contact numbers. You will given the the Key code and access instructions will be provided on full payment of rental amount.

With regard to bonds there will be a current defects notice available on arrival. If there are any defects or damage you believe have been omitted and which you believe may impact on the return of your bond you must notify management within 2 hours of arrival (this is generally taken as 6pm). If you are arriving late you must give us your estimated arrival time. Small breakages, such as a wine glass/plate, will not affect return of your bond. Costs associated with stains to carpets/linens and damage to our fittings and appliances requiring professional cleaning and repairs/resulting in permanent damage will be taken from your bond payment.

Departure - the property should be left in a similar state to its condition on arrival. Bed linen and towels will be changed by our cleaning staff on your departure but the kitchen and BBQ MUST be left clean and rubbish (including contents of fridge and pantry) put in council bins provided. If the kitchen and BBQ are not left clean and all washing up is not done you will be charged a $50 extra cleaning fee from your bond.

Check-out time is 10 am by the latest, to allow time to prepare property for next guests. If you have not departed by 10 am cleaning staff may begin cleaning the property whilst you continue your preparations to leave and extra charges may apply for extreme tardiness. Late departures are subject to prior arrangement and availability only.

You must lock all doors and windows and replace keys as instructed on your departure/upon leaving the cottage for day trips. Management reserves the right to enter the property to secure windows and doors should they be left open inadvertently by guests on leaving the property for the day.

Linen and towels are supplied by the operator. (Bathroom towels are not to be taken to public pools or the beach. (There are a small number of beach towels available for use or please bring your own if you wish to swim.)

Rubbish must be put out for council collection on the appropriate day (Monday night) if it falls during your stay as per instructions at the property.

Pets are not allowed.

This is an ABSOLUTELY NO SMOKING property inside the house. Please ensure your visitors comply.

Ellie's Place is circa 1890 and heritage listed. The original staircase in the property is quite narrow. Tenants use the staircase at their own risk.

There is off street parking for one car via a rear laneway.

Ellie's Place on City Park management will not be held responsible for any damage to vehicles when parked at, near or on the property.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings or cancellation of bookings due to unforeseen circumstances (e.g. serious accident or severe illness of management or their immediate family, fire, storm damage etc.). In this circumstance full refund will be given to clients.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

Fees are based on a per person per night rate. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Full forfeit of bond will apply for excess guests not agreed with the owners in advance and guests may be evicted for breach of this condition. Guests are responsible for the behaviour of their visitors. The maximum number of visitors to the property must not exceed 8 persons.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments or eviction. Whilst welcome, any social gatherings or family celebrations and entertainment provided for visitors at the property must comply with our House Rules.

Management reserves the right to enter the property at any time should there be concerns regarding behaviour of guests or their visitors, suspected breaches of House Rules, the standard Terms and Conditions or By-Laws.

Damage, Breakages, Theft and Loss of or to tenants property or accidental injury to the tenants are the tenant’s responsibility during their stay. Please consider your own travel and health insurance.

Notify management of any breakages of property as soon as possible and management reserves the right to recover from you repair or replacement costs (at the discretion of management) before you checkout.

Guests must leave furniture and furnishings in original positions as on arrival.

Disturbance to our neighbours is prohibited and may result in termination of rental and eviction. Maintain noise at a reasonable level particularly between 10pm and 8am. Guests must abide by any noise abatement conditions or orders issued by management or the police. Ellie's Place on City Park is NOT a party house. No drunken, obscene or antisocial behaviour will be tolerated. Please do not obstruct neighbours' driveways or right of ways with vehicles.

Management must be informed of any complaints or problems at the earliest opportunity so that the situation can be rectified as quickly as possible. You must allow repair/service access to the property to rectify such problems by management and/or their authorized representatives/service personnel during reasonable hours (8am-6pm). Any complaint that cannot be rectified satisfactorily must be received in writing BEFORE your departure for any consideration of possible refund.

Variations to these conditions may only be made by prior arrangements with the owner in writing.

Listing agreements specify that our House Rules, Code of Conduct and Terms and Conditions must be displayed at the property.

Payment Policy

If paying by direct deposit and cash on arrival:
A deposit of at 25% is required to secure the booking with the balance payable at a mutually agreeable time during your stay.
Balance of the rental amount must be paid as per agreement at time of the booking. If not the owner has the right to cancel the booking and attempt to re-let it without notice to the client. The 25% deposit will not be refunded.

Cancellation Policy

Deposit is non-refundable should the booking be cancelled even if the property is subsequently re-let for that period. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
