While less than a 5 minute walk to the restaurants, pubs and the unique boutique shops of the Dandenong Ranges, Leddicott Cottage offers you and your dog a private retreat away from everything in its 1.5 acre historic garden setting.

Couples can laze away the time enjoying the woodland gardens with currawong bird calls, established rhododendrons, beech, oak and silver birch trees. All of which combine in Autumn to provide a carpet of red, orange and yellow leaves perfect for a game of fetch and a photo shoot for memories that will last forever. During winter Leddicott’s cosy layout, woodfired pot belly and clawfoot bath provide the perfect setting to snuggle down and enjoy each other’s company.

A fully equipped kitchen where you can cook for your loved one, allows you to self-cater and means if you choose you never have to leave. If you want dinner out in one of the hills or nearby Yarra Valley’s amazing restaurants, your dog will be safe at Leddicott until you return.

TERMS & CONDITIONS
All Leddicott Cottage bookings are subject to the following terms and conditions. In agreeing to these terms the person making the booking does so on behalf of all persons who will be staying at or using the property during the period of the booking.

1. BOOKINGS
a. The name of the person on the original booking form remains the sole contact and is responsible for the property booked and all communications with Leddicott Cottage Pty Ltd.
b. Online bookings made less than 48 hours prior to arrival must be confirmed by calling our office during business hours on 0400 628 379
c. In the event of billing errors or discrepancy between advertised and billed rates the lower value will apply and difference will be refunded with 14 days.
d. Tariffs will vary from time to time depending on demand. You will not be eligible for a discount, nor will you have to pay a premium if the quoted rate changes for the period you have as a confirmed reservation.
e. Weekend bookings attract a two night rate. Weekend bookings are any booking including a Friday or Saturday night.
f. Public holidays and nominated special periods may attract minimum stays and premium rates.
g. Leddicott Cottage pty ltd reserves the right to refuse any booking.

2. EXTRAS
a. 3rd Party reservations, should be booked at least 2 weeks in advance to secure your preferred choice and date.
b. No refunds will be given on 'extras' if cancelled or changed within 7 days.
c. Extras such as flowers, platters etc. will be waiting in your accommodation property unless other arrangements have been made.

3. PAYMENT TERMS
a. Payments may be made by Visa Card, Mastercard or Amex. Will be processed to two stages. A 25% Deposit on booking and balance within 2 days of completion of stay.
b. If paying the initial deposit by bank transfer, the bank transfer must be completed within 24 hours to prevent the booking being cancelled and balance must be received 14 days prior to arrival. Failure to comply with these payment terms may result in your booking being cancelled by Leddicott Cottage Pty Ltd with no refund of any deposit paid.

4. SECURITY DEPOSIT
a. Where initial payment has been made via credit card a $200 “security imprint” will be taken before check in.

b. Where initial payment had been made via bank transfer a credit card number for security imprint or a $300 deposit will be required 24 hours before check in. Cash deposit to be accompanied with a photo showing both sides of a valid driver’s licence. Where no additional charges are incurred deposit will be refunded within 7 days of check out.

c. Security deposit will only be released after cottage cleaning and fitting stocktake.

d. Typical fees include:
i. Excess cleaning  $75/hr
ii. Replacement of facilities  Cost price + $50
iii. Late checkout without prior arrangement  $75/hr
iv. Neighbourhood disturbance resulting in complaints to Office  $150
v. Neighbourhood disturbance resulting in complaint to Police  $300
vi. Damages resulting in cancellation of future bookings  Cost or repair + $300 per day during repairs.

5. CANCELLATIONS
a. All requests for cancellations and amendments to bookings must be submitted in writing to info@leddicott.com.au. Please include booking name, Booking date & reason for cancelling.
c. If the cancelled dates is able to be re-booked, refund for the total deposit paid less a $75 administration fee will be issued.
d. If the cancelled booking is not able to be re-booked for the same dates, the following cancellation fees apply:
• Cancellation notified 30 days or more prior to arrival - 25% of the total rate
• Cancellation notified 15-29 days prior to your arrival - 50% of the total rate
• Cancellation notified 14 days or less prior to arrival - 100% of the total rate
e. A minimum $75 administration fee applies to all cancelled bookings.
f. Variations to an exiting booking will be accommodated where possible, however, if the variation request is not available and the booking does not proceed as a result of the requested variation, the booking will be cancelled and the deposit forfeited (subject to the conditions above).
g. Travel insurance is recommended for medical and cancellation coverage.

6. COSTS VARIATION
a. All fees listed in this document are subject to change without notice.

7. GIFT VOUCHER POLICY
a. Gift Vouchers can be purchased for any value with a minimum $50. Gift Vouchers can be used as full or part payment against bookings or extras at Leddicott Cottage.
b. Gift vouchers valid for 12 months after issue.
c. Gift vouchers cannot be replaced in the event of being lost or stolen.
e. Gift vouchers must be redeemed in full on a single booking. No refunds or reimbursements will be provided for unused portions of gift vouchers.
f. Gift vouchers are not redeemable for cash.
g. Bookings made with gift vouchers must include an accommodation component.

8. CODE RED FIRE DAYS
a. Leddicott Cottage is located in the “Central Fire District”, in the event of a Code Red - Fire Danger day being declared for our region, guests will be given the option to cancel or shorten their booking.
b. Guests currently in-house will be given the option to vacate the property prior to 5pm the evening before the code red day.
c. Guests due to check-in on the code red day will be called and advised of their options.
d. All guests that leave their accommodation or have chosen not to attend will be issued with a credit voucher for a future stay equal in value to the balance of their stay.
e. Guests choosing to stay in the cottage do so at their own risk.

9. ACCOMMODATION TERMS OF USE
a. Check-in time is 2:30pm on the day of arrival and check out is 11am unless specified otherwise.
b. In completing the online booking form, guests are agreeing to allow Leddicott Cottage Pty Ltd the right to debit the credit card supplied as pre-authorisation or withhold funds from the security bond for the cost of any breaches of the terms and conditions outlined in this document.
c. A security access code and instructions will be sent to the email address supplied no less that 2 days before commencement of booking. Security codes change at 12pm on day of checkout.
d. Early Check-ins and Late checkouts are subject to availability and incur additional fees of $40per hour.
e. If the cottage becomes unavailable for your occupancy due to unforeseen circumstances (eg fire, storm damage, power outage, etc), then Management will inform you immediately, refund all moneys paid and endeavour to obtain suitable alternative accommodation for your stay.
f. Please respect the privacy of our neighbours. If a guest's behaviour or noise level is unreasonable, a warning will be given and ignoring this will result in the cancellation of the booking and your immediate eviction from the property without refund.
g. Requests for assistance or maintenance may result in a minimum $50 call out fee where the guest is at fault and/or the call out is not deemed to be of an emergency nature.
h. Leddicott cottage is strictly non-smoking, failure to comply will result in a minimum $200 fine. Guests may also be liable for the loss of income from any future bookings affected by cleaning.
i. Excess Rubbish Removal fees may apply if the amount of rubbish left at the property is deemed over and above what should be reasonably expected for the length of stay and number of guests.
j. Leddicott Cottage is let for private, residential usage only. Events, functions, parties and gatherings are not permitted.
k. Guests are expected to leave the property in a neat and tidy manner on departure. This includes washing and putting away dishes, returning all items to their original position, all food items removed from fridges, ovens wiped out and rubbish placed in appropriate bins. Additional cleaning may apply if the property is not left in a presentable condition. Dishes may be left dishwasher if still running when guests check out.
p. We ask that you turn off lights, appliances and lock doors and windows upon departure.
q. When a property is booked for 7 nights or more, a complimentary refresh service including fresh linen and towels is provided.

10. Dogs
a. Dogs are welcome to use all parts of the cottage except the bathroom.
b. Dogs not to be left un-attended inside cottage.
c. Owner’s to satisfy themselves that dog enclosure fences and security are suitable for their dog. No responsibility is taken for safety of dogs left un-attended in enclosure.
d. For the protection of wildlife and livestock on adjoining property dogs to be on lead or under strict owner’s control at all times.
e. Dog waste to be collected and disposed of in general waste bin before checkout.

11. COMPLAINT RESOLUTION POLICY
a. The quality of your stay is our highest priority. Should you have a need to raise a complaint please make contact with our office at the first available opportunity. We will then attempt to rectify or resolve the matter so that you can continue to enjoy your stay. We take a great deal of care with the cottage, however, should you feel that something may have been overlooked please bring this to our attention so that we can assist. In order to give you the utmost privacy we won’t be interacting with you during your stay unless you reach out to us.
b. Any complaint after your departure will be noted and acted on where appropriate, however we will not consider compensation if we were not given the opportunity to fix or rectify matters at the time the issue occurred.

12. LOSS AND DAMAGE
a. Whilst you are in residence, you are fully responsible for all breakages and damage caused to the property, its furniture and fittings. Any breakages, damage or loss must be reported immediately.
b. Leddicott Cottage Pty Ltd reserves the right to request payment in full and/or charge repair/replacement costs to the guest credit card provided as pre-authorisation/Security Deposit, or by withholding the cash security bond, in the event of property damage or theft either accidentally, maliciously or through negligence on the guest’s behalf.
c. Leddicott Cottage Pty Ltd is not responsible for the security of your belongings and encourages you to ensure your accommodation is secure when not occupied.
d. Where belongings are left in the property after checkout, all effort will be made to contact the owner via details provided in booking. Items that are unclaimed within 7 days from date of departure will be donated to local charity organisations. Any items claimed need to be collected within 7 days or can be returned via mail with postage being charged to credit card supplied.
