MILL COTTAGE
Radiating pure, rustic romance, this 1850s cottage offers the quintessential Akaroa experience. Nestled in a secluded and sheltered two-acre paradise, you’ll wake up to the sweet sound of native birdsong. Explore Mill Cottage’s garden pathways and hidden nooks and crannies beside the stream that once powered Canterbury’s first water-driven flour mill. Wander down to the village – an easy 10-minute walk – and discover the quaint shops, cafes and restaurants. While you’re there, drop by the Akaroa wharf to buy fresh fish or book a trip on one of the many harbour excursions.
This luxury, self-catering, cottage has everything you need for a superbly comfortable stay. The traditional cottage interior has been lovingly refurbished with lashings of designer furnishings, soft textures and linens. In the winter the log burner merrily crackles away, creating a warm, romantic ambience with plenty of kindling and firewood.
A full breakfast is supplied with this room which is to be prepared at your leisure on the BBQ.
GARDEN ROOM
Our delightful garden room is attached to the main house and opens onto the parklike gardens. Private with its own entrance, this spacious studio room is modern and contemporary in design with a touch of French country and features a beautiful ensuite with underfloor heating. It’s complete with a small fridge and tea and coffee-making facilities.
While no cooking facilities are available with this room, a light continental breakfast is supplied.

Terms & Conditions
Check in and Check out
Check in time is from 2pm. Please advise us in advance of your arrival time.
Check out time is 10am.
There is no guaranteed check in before 2pm.
The property must be completely vacated by check out time. Failure to comply may incur a surcharge.
You may request an early check in or late check out. We do our best to honor such requests; they depend on availability and cannot be confirmed until the day of check in.
No Smoking Policy
There is a strict no smoking policy for all the Cottage and Garden Room. A breach of this policy will result in a NZ$500 cleaning fee. Smoking is permitted outside all cigarette butts must be disposed of.
Occupancy
You must be 18 years or older to make a booking and at no time during the period of permitted use may the property be occupied overnight by more than the number of people specified on the booking form (including children & infants).
No caravans, tents or other accommodation will be placed at the property without written permission.
Pets
The guest agrees not to allow any animals on the property without written consent.
Quiet Enjoyment and Parties
The guest agrees to respect the rights of neighbours in regards to noise. Loud music is not permitted after 11pm. Local council noise regulations apply. Absolutely no house parties or wedding related functions are allowed at the property without advance permission in writing.
Property Maintenance
The guest is responsible any damage caused during their stay and will be liable for cost to rectify. Any lost keys will incur a fee of $45.
Personal Property
The guest is responsible for keeping their personal belongings safe at all times. Mill Cottage is not responsible for any lost stolen or damage to personal affects including vehicles parked on the property.
Payment Policy
The total accommodation charge is payable when making the booking. Payment can be made by Visa Mastercard or American Express and will incur a 2.95% surcharge.

Cancellation Policy
Free cancellation for 48 hours after booking date. After that cancel up to 7 days before check in and receive 50% refund of the booking total. Bookings cancelled within 7 days or no shows will not receive a refund.
No refunds are given for early departure.
