Terms & Conditions

*House Rules
* Check-in 2pm onwards, Check-out 10am
* Maximum of 6 guests
* Bookings are for the number of guests/rooms originally booked. If you have a different number of guests staying during the stay the rate applicable to the maximum number of guests will apply for the duration of the stay.
* If booking with infants that require a cot please contact the host first as the space is limited being a cottage and may not suit guest requirements.
* Strictly no events or photo shoots unless pre-approved by host. Additional fees will apply. Hire for wedding related preparations and pre-wedding photos to be advised in advance and may attract an additional fee depending on planned house usage.
* Strictly no smoking, vaping or e-cigarettes
* Quiet hours between 10pm and 6am
* Strictly no parking on lawn areas
* The house plumbing uses a septic system. Only toilet paper is to be flushed down the toilet. Guests may be charged plumbing fees if system becomes blocked due to flushing of foreign objects, including sanitary items.

Check-Out Instructions
* Dishes to be washed and put away on leaving, including emptying dishwasher
* Please ensure all rubbish is disposed of in yellow bin for recycling and blue bin for general rubbish outside of house.
* Turn off heated towel rails, lights and air conditioning on leaving
* Key to be placed in lockbox located within electrical box and code renumbered on leaving
*Please leave bbq clean. An additional cleaning fee may be charged if left unclean
* All furniture and other items to be placed back in original position.

House Manual
* Hot Water - House has gas hot water system that heats instantaneously. The Gas bottles are located on outside of house adjacent the bathroom. If one gas bottle runs out, the other bottle can be accessed by flicking the switch on the top of the unit. If you could please let the host know if a bottle does run out so it can be replaced.
* Instructions - instructions for appliances can be found in the top drawer in kitchen to the left of the built in oven.
* Rubbish collection - Blue bin collected weekly on Thursday before 8am. Yellow bin collected fortnightly on Thursday before 7:30am.
* Wifi - Network: Telstra1A35, Password - 0502469605
* Wood/slow combustion - Wood, kindling, jiffy’s and matches are located next to fire and with spare matches etc in cupboard in hallway. More wood and kindling can be found in wood storage boxes located at back of house.
* Heating/Cooling - Ducted reverse cycle heating and cooling operation pad is located in kitchen and can be zoned as needed.
* BBQ - Gas bottle under bbq. Spare gas bottle near wood box at back of house. * Cleaning wipes under bbq, please leave it clean and replace cover.

Payment Policy

50% upon booking
50% payable 30 days prior to arrival date
100% payable upon booking for bookings within 30 days of arrival date

For direct bookings, including via Little Hotelier, a $500 bond is payable as security for damage caused and is in addition to accommodation charges. Bond will be refunded within 7 days of check-out.

Cancellation Policy

To receive a full refund, guests must cancel at least 30 days before check-in
For cancellations between 7 and 30 days before check-in, a 50% refund will apply
No refund for cancellations less than 7 days before check-in.
Guests can also receive a full refund if they cancel within 48 hours of booking, if the cancellation occurs at least 14 days before check-in
