Looking for King Valley Accomodation? Bellevue Lodge is a rustic and charming three-bedroom red cedar alpine home. Situated on the ridge of Mt Bellevue, there are stunning vistas across Myrrhee, the King Valley and the Victorian High Country.

Nestled just below our vineyard and surrounded by extensive lawns, Bellevue Lodge is the perfect place for a romantic weekend away or a family holiday. The King Valley is truly a destination for all seasons, where guests can enjoy the vibrant outdoor Italian summer atmosphere as well as the cosy intimacy of the winter months, sampling some lovely reds and local gourmet produce in front of a wood fire.

Amenities include kitchen/living/dining, master bedroom with king-size bed, queen bedroom and twin single bedroom (for up to six guests), bathroom with bath and shower, separate toilet and laundry facilities. There is a wood fire, split-system air heating/air conditioning, gas BBQ and outdoor setting for alfresco entertaining.

Mt Bellevue Lodge, is a simple rustic alpine lodge; set on a spectacular location with most of todays modern conveniences and luxuries. Its the ideal location to explore The King Valley, having a romantic weekend away, or a family holiday. Mt Bellevue Lodge is stand alone, self catered accomodation, you have the whole farm and vineyard to yourself, there are no other lodges or accommodation on the farm so you can relax and enjoy your stay uninterrupted.

On arrival guests receive a welcome hamper and further information about the farm and vineyard as well as some of our favourite destinations in The King Valley.

What to bring?
The King Valley is renowned for its gourmet food and wine, spend the day indulging wine tasting, or have lunch at one of the beautiful wineries. Bring back to Mt Bellevue Lodge your dinner, desert and cheese or simply bring food home or one of the nearby towns to cook in the kitchen or the barbeque. We provide the basic essentials such as sugar, salt & pepper, cooking oil, jam and long life milk. We also have a coffee machine and plunger, as well as providing tea.

OUR POLICIES
Our desire is for you to have the very best experience of The King Valley and our accommodation. To assist us in delivering you that experience we have developed the following policies and guidelines which we respectfully request that you adhere to before, during and after your stay.

IDENTIFICATION
Our insurers require that we hold a copy of a current drivers license (front and back) or passport of the person making this booking. Should this not be emailed we reserve the right to cancel your booking.

ARRIVAL & DEPARTURE
Check-in time is from 2.00 pm
Check-out time is prior to 10.00 am
Early check-in or late check-out is subject to availability and extra charges may apply. We ask that you notify us of your expected arrival time.

CHILDREN
We welcome children of all ages as our very special guests. A portacot is available for a fee of $30 and high chair for a fee of $10 this must be arranged prior to your stay.

ACCEPTED PAYMENT METHODS
We accept bank transfer or Visa, MasterCard and American Express, American Express incurs a surcharge of 3.4%.

RESERVATIONS GUARANTEE
To guarantee your reservation you will be asked for your credit card details.
A deposit of one night’s accommodation must be received within 2 days after the booking is accepted. Bookings are not confirmed unless and until the deposit is received. Payment in full must be received no later than 14 days prior to your arrival.

ACCEPTANCE & RESPONSIBILITY
Payment of the Deposit constitutes acceptance of these Policies.

DESCRIPTIONS
The description of the premises by the Owner/Manager is given in good faith and no responsibility for misinterpretation will be accepted. No refund is given if you are not satisfied with your accommodation.

SECURITY BOND
A credit card authorisation must be provided to us upon confirmation of your booking.
Any damage loss or expense incurred by us as a result of your breach of these Policies will be charged against the credit card. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra guests or visitors beyond those declared.

NON-ARRIVAL
Should you fail to arrive on the scheduled day of your reservation, Bellevue Lodge will be held until the following day in case you have been unforeseeably delayed and are unable to contact us. Should you not arrive the next day your reservation will be cancelled and the total accommodation charge is forfeited.

SHORTENED STAY
After check-in, should you shorten your stay, you will not be refunded nights you did not stay.

RATES AND MINIMUM LENGTH OF STAY REQUIREMENTS
Our rates vary by amount of guests staying, availability, day of the week and season; weekends are always in high demand. During periods of high demand or major events we may apply a requirement for a Minimum length of stay. You will be advised of this at the time of your reservation.

SMOKING
We do not permit smoking inside Bellevue Lodge there are ample outdoor areas throughout the property where smoking is permitted. A sanitisation fee of one additional night’s accommodation will be charged where smoking occurs within the house.

PARKING & VEHICLES
One undercover carport space is available for use, we ask that you and your guests do not park your cars on the lawn, fees will apply to reestablish damaged lawns. We accept no responsibility for any theft from vehicles.

SMALL PETS & ANIMALS
Bellevue Lodge accommodates dogs under 35cm only; however they must be booked at the time of booking a $30 fee applies per dog per stay, dogs are not allowed on the furniture at any time. Any evidence of pets on furniture may incur extra cleaning charges. Pet owners are responsible for cleaning up after their dog both within and outside the property. At this time all other pets and animals are not allowed.

ADDITIONAL GUESTS
The number of guests should not exceed the number stated in the booking or the number subsequently agreed in writing or email. Fees will apply for additional guests, use of extra bedrooms not agreed to with us in advance.

PARTIES & FUNCTIONS
Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your security deposit and/or additional payments.

ENVIRONMENTAL POLICY
We have a limited water supply at Bellevue Lodge please consider this when using water. We also use a septic tank please ensure you do not flush any facial tissues or sanitary items down the toilet and only use the toilet paper provided.

LINEN & TOWELS
We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bathroom on departure.

DAMAGE, LOSS OR THEFT
You are responsible for any damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. We may recover from you repair or replacement cost (at our discretion).

HOUSEKEEPING
• Before check-out, all food must be removed from fridges, all rubbish put outside in the bins and crockery and cutlery washed and packed away. The property must be left in a clean and tidy condition.
• Extra cleaning charges may be incurred for the cleaning of dirty dishes, cleaning of BBQ, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost of cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be charged to your credit card.
• All furniture and furnishings must be left in the position they were in when you arrived.
• The property should be vacated on time and secured. All windows and doors are to be locked.
• Key must be left on kitchen bench and the other key returned to the keysafe. You are responsible for the safe keeping and replacement of lost accommodation keys and locks will need to be changed if keys are lost.

INSURANCE
We recommend all guests purchase travel insurance as we are not responsible for any injuries, illness or accidents and theft of guests belongings that may occur whilst staying at our property. We accept no responsibility for any theft of personal belongings.

COMMUNICATIONS AND PRIVACY
If you contact us by telephone, email, standard mail and booking channels such as but not limited to booking.com, Stayz, Airbnb or through our website you agree to allow us to contact you in the future and that this may include promotional material regarding upcoming events, special offers or general information. We will never use your name and information for any other purpose nor provide it to any other party without your prior permission or where legally obliged to do so. Any communication that we may send you will include the opportunity for you to unsubscribe.

DISPUTES & CLAIMS
Any controversy, dispute or claim arising out of or in connection with this policy shall come under the jurisdiction of most competent courts of Victoria.

CHANGES TO THESE POLICIES
These Policies are subject to change without notice.

Payment Policy

A deposit of one night’s accommodation must be received within 2 days after the booking is accepted. Bookings are not confirmed unless and until the deposit is received.

Payment in full must be received no later than 14 days prior to your arrival.

Cancellation Policy

Should you need to cancel your reservation we ask that you advise us in writing at least 45 days prior to your arrival date.

• Cancellations can be made with a full refund more than 45 days prior to your booking, a $50 processing fee will apply
• If a cancellation is made within 45 days 50% of the total fee is chargeable
• If cancellation is made within 14 days 100% of the total fee is chargeable; unless we can rebook these night/s in which case 50% will apply.

Bookings may be transferred to a future date, at a cost of $100, provided that the request to transfer by the Guest:

• is made at least 45 days before arrival; and
• is for a duration of at least two (2) nights; and
• is for a period not later than six (6) months after the original arrival date; and
the applicable tariff for that season is correctly applied.
