Orangevale at Mount View is located in the heart of the Hunter Valley Vineyard District. This self contained country home is situated on 150 glorious acres, overlooking the surrounding valley and only a 5 minute scenic drive to the more well known Pokolbin winding through the Mount View vineyards and picturesque farmland. 'Orangevale at Mount View' sits alone on the property so there's no sharing the property with any other guests. Just you, the kangaroos, rabbits and cattle grazing with stunning views from the wrap around verandahs in all directions.

This beautifully appointed, meticulously cared for and spotlessly clean cottage features three queen bedrooms each with ceiling fans, quality mattresses, superior linen, blankets, goose down duvets and electric blankets. There are two bathrooms totalling 2 showers, 2 baths and 2 toilets. The cottage also has reverse cycle air- conditioning.

The house boasts quality furnishings and offers all the modern comforts while still retaining its old world charm and character.Has original floorboards which are now beautifully polished, high pressed metal ceilings, a fully functional new kitchen which has everything you need to self cater with top quality cookware, cutlery and crockery as well as stainless steel appliances, dishwasher and even a Smeg retro fridge in keeping with the yesteryear charm. Large effective reverse cycle air conditioning, ceiling fans, flat screen TV, DVD and speaker dock/clock radio for iPod, iPhone and even a full size table tennis table.

The lounge room opens out through french doors onto the verandah where there is an outdoor dining setting, casual seating and a Webber gas BBQ , all of which makes a stunning place to relax and take in the magnificent views.

Terms & Conditions

Check-in is from 3pm and Check-Out is no later than 10.30am on the final date of the Booking unless agreed upon in writing. Late check out fees may apply if you depart later than 10.30am.

We ask that all kitchen facilities that are used are washed and put away and that the dishwasher is packed and switched on prior to departure. The BBQ should also be wiped down. The property will charge a $40 cleaning fee, per hour ($70 per hour on public holidays) if the cottage requires extra time to clean.

Please note that this property is strictly non-smoking throughout.

Please note that the number of guests should not exceed the maximum number of occupants per accommodation type. Noise is to be kept to a minimum. The number of Guests must not exceed the number stated on booking acceptance. In the event it exceeds this number we reserve the right to demand payment @ $120 per extra person immediately, to have all guests vacate the Premises immediately or alternatively retain the Security Deposit and request payment for exceeded numbers. In the event that we consent to the increase in the number of Guests a further accommodation fee for the additional Guests is payable immediately.

Please note that pets cannot be accommodated at this property.

The Premises will be occupied and used by the Guest completely at the Guests risk and we will not be responsible to the Guest or anyone else in any way for any condition of the Premises or consequences of its use during the Booking Period including any loss, damage or theft to personal property (including motor vehicles) of the Guest.

The Guest agrees:
(a) Not to use the Premises or cause or permit the Premises to be used, for any illegal purpose;
(b) Not to cause or permit a nuisance;
(c) Not to interfere, or cause or permit interference, with the reasonable peace, comfort or privacy of neighbours;
(c) Not to intentionally or negligently cause or permit any damage to the Premises;
(d) Not to cause or permit more people to stay in the Premises than is permitted under this agreement. Maximum of 6 Adults, 2 Children. You will be required to vacate immediately if numbers exceed agreement, lose security deposit and be responsible for payment of additional guests.
(e) To keep the Premises clean and to take special care of the items let with the Premises including any furniture, furnishings and appliances and to notify us as soon as possible of any damage to the Premises; Broken items including crockery etc are to be paid for by guest. Makeup, fake tan etc that can’t be removed from towels and washers will be the responsibility of guest to pay for replacement or may be deducted from security deposit.
(f) To ensure that nothing is done that may prejudice any insurance policy or increase the premium payable under any insurance policy held in relation to the Premises;
(g) To leave the Premises nearly as possible in the same condition as at the Booking Date. This includes leaving no unwashed dishes . Extra cleaning charge may be deducted from security deposit/ bond if so.
(h) Not to take, keep or allow any animals on the Premises;
(i) Not hold any parties, functions or large gatherings on the Premises. Large meaning above number stated on booking.
(j) That the premises are No Smoking; No fires to be lit anywhere on property.
(k) To promptly vacate and deliver vacant possession of the Premises on final date of the Booking or upon termination of this agreement by us for any reason.
(l) No visitors permitted, the property is for the enjoyment of paying guests only. In the event of visitors being present, you will be required to vacate immediately, your security deposit will be retained and you may be charged an additional fee, payable immediately.
(m) If an additional bedroom is used above what was stated on your booking sheet, the room rate for your entire stay will be deducted from your bond. In the event that your bond does not cover this, you will be responsible to pay immediately.
(n) No more than three (3) vehicles to be on premises at any given time.

Payment Policy

A 50% deposit must be paid by the Guest on booking of the Premises failing which we retain the right to cancel the booking without notice to the Guest.

The outstanding balance of the monies for the Premises, including the security deposit of $400, must be paid no later then 10 working days prior to the Booking Date, failing which we retain the right to cancel the booking without notice to the Guest.

The remaining balance can only be paid via bank deposit.

Cancellation Policy

If more than 8 weeks notice of cancellation is given by the Guest then the total amount paid by the Guest for the booking will be refunded in full less a $50 administration fee.

If less than 8 weeks notice of cancellation is given by the Guest, then any monies paid for the booking by the Guest will not be refundable unless we are able to relet the premises at the same price for the booking period.

In the event we are able to relet the Premises for the Booking Period than the total amount paid by the Guest for the Booking will be refunded in full less a fifty dollar ($50.00) administration fee.

The Security Deposit/ Bond will be refunded pending a final inspection of the Premises by us within seven days of the Guest’s departure (usually within 1-2 days). In the event that there have been damages to the Premises caused by the Guest during the Booking Period including items stolen, damage to furniture, furnishings, fixtures, appliances and additional cleaning costs, then the Security Bond will be refunded less the cost to make good. Non approved late checkouts will be charged at $30 per hour. In the event the Security Bond does not cover the cost of making good, the Guest will pay all and any outstanding costs to us with interest at the rate of 15 per cent per annum payable for each day the outstanding costs are in arrears.
