Terms & Conditions

CONFIRMATION

Bookings are accepted on a priority basis and we recommend you check availability of your required dates by checking the calendar on our website or by contacting us. Once an online enquiry form has been received by us, we will advise you by email and then issue you with an invoice which will have full payment details on it. Once a deposit has been paid (see below) we then advise your booking is confirmed.

SECURITY DEPOSIT

Bookings cannot be confirmed until we have received a deposit equal to 3 nights accommodation (details of this deposit will be on your invoice). We require the balance of payment as per our invoice on or before arrival. Please note deposits will not be refunded if cancellations are made within one month of arrival date.

PAYMENT

Our preferred methods of payment are direct debit or by credit card. Rates for the various houses differ slightly and can be found on the website.

SECURITY BOND AND SURCHARGES

There will be an cleaning and linen surcharge for all bookings which varies slightly with each property and in addition we charge a $100 security bond on all bookings. This bond will be happily refunded to you via Credit Card or the bank account details you gave on Booking shortly after you have departed and we have undertaken an inventory and cleaned the house. No security bond will be withheld unless we have entered into, or attempted to enter into discussions with you first. The bond will only be withheld in cases of damage, theft or extra cleaning if required. Please see “Cleaning” section below.

CLEANING

Please leave our houses in a clean and tidy condition with all dishes washed and returned to their correct place. An extra cleaning charge will be deducted from your bond if the apartment is left in an overly dirty or untidy state; ovens, cook tops and bbqs are left in a dirty and grimy state, or linen and towels are badly stained (fake tan, makeup and hair dye being the worst culprits). We will endeavour to provide photographic evidence in such cases.

PARKING

Each of our properties has parking available. If a garage remote is provided, please ensure these are left in the house when you depart.

COOKING

Please no cooking of strong smelling foods such as curries or seafood. It is very difficult to remove these strong food odours and we like to keep our houses smelling nice and fresh for following guests.

NOISE

Sorry but we have a strict no party policy. Large or noisy gatherings will not be tolerated in our residential neighbourhoods.

Payment Policy

• A deposit 0f 3 nights accommodation must be received within 2 business days after the Booking is taken by Management or the reservation may be cancelled. Bookings are not confirmed unless and until this deposit is received.

• Payment in full will be requested 10 days prior to arrival, full payment must be received prior to booking commencement date.
• Payment of the amount due must be received in Australian dollars net of any bank or other transaction charges.
• We accept payment by the following methods: Visa, MasterCard, direct deposit into our bank account or international bank transfer.
• Personal cheques and cash payments are not accepted, unless by prior arrangement.
• When using Credit Card, the booking must be made in the name of the card holder or Company representative
• Our bank details will be advised to you at time of booking.

Cancellation Policy

Cancellation Policy

Your deposit is non-refundable in the event of a cancellation. If you have paid more than the deposit or paid in full and cancel your Booking, Management will endeavour to re-book the accommodation, you will be refunded the portion that we are able to re-book(minus deposit). The maximum that we will retain if we can’t rebook the property is equal to one weeks rental costs.
