GPS & Google maps are unreliable around the Central Highland hills.
BREAKFAST provisions are included in all room rates - CEREAL, MILK, TOAST, HOMEMADE JAMS, BUTTER, LEAF TEA, GROUND COFFEE , SUGAR & CONDIMENTS.
Please note Hollow Tree has just 4 houses and NO SHOPS!
NEAREST SUPERMARKET for your self-catering is Woolworths in NEW NORFOLK and there is an IGA store at OUSE. If requiring our Homestead Dinner or EWEBER Eats meals delivered, orders must be placed a minimum of 48 hours ahead, with any dietary restrictions noted.

Valid proof of identity must be presented on checking in (Driver’s Licence or Passport).
Please ADVISE APPROXIMATE ARRIVAL TIME. Check-in to rooms from 2pm.
LATE CHECKINS AFTER 9PM may incur a late fee of $50.
Check-out of rooms by 10am. Early arrivals and late departures negotiable.
Strictly no smoking inside buildings. Smoking must be minimum 4 metres from doorways and windows.
Damage, breakages, theft, and losses are the guest’s responsibility during their stay.
Pet friendly under certain conditions in Rathmore Cottage only and please bring your fur baby's bed.
Discuss your needs with Cally when booking. Owners must guarantee good control and take full responsibility for them as Rathmore is a working farm.
Lifejackets supplied must be worn if using boat & helmets supplied worn if using the 2 bicycles on the property.

10% GST IS APPLICABLE TO ALL CHARGES
INVOICE TERMS: Payment due within 7 days from date of invoice and no later than one week prior to arrival date.

Cancellation Policy

Where a customer cancels due to Government restrictions that are either not removed as expected, extended, or reimposed, the customer will be contacted and offered a refund or credit note (to be used at a later time), where such an offer is at the absolute discretion of the operator. The operator reserves the right to withhold some monies to cover administrative expenses and other losses, dependent on when notice of cancellation is given by the customer.

Within 7 days, deposits and final payments are FULLY REFUNDABLE IF Government restrictions or PUBLIC HEALTH DIRECTIVES PREVENT STAY. Otherwise, cancellation should be made seven full days prior to check-in time for a 50% refund of any accommodation payment requested.
The reservation may be rescheduled to another equivalent period subject to availability.
Guests are advised to take out comprehensive travel insurance to cater for any unforeseen circumstances.
