Rooms and Brooms Conditions of Entry

*If more than the pre- arranged amount of guests stay a fee of $60.00 will be charged to the credit card for each extra guest over the booked amount per night of stay, as well as an extra cleaning fee min of $50.00.
*Removal of property or damage to the property and its contents may be charged to the credit card.
*Guests using bedding in bedrooms that have not been booked will incur a $15 linen fee.
*Guests who smoke inside any property or who haven't cleaned up after themselves may be charged for the steam cleaning of carpets and furniture and additional cleaning costs at a min of $50.00 per hour/per cleaner, these costs will be debited to the credit card.

Pet Policy -
ONLY Cuballa accepts pets .At no time are pets to be at any of the other properties .
Guests who allow pets on any property without permission may be charged for the steam cleaning of carpets and furniture and additional cleaning costs at $50 per hour, these costs will be debited to the credit card.

Arrival and Departure Policy

*Check In Time is 3.00 p.m. Earlier check in may be possible please ask .
*Check out Time is 10.00 a.m.

*Guests who have not vacated the accommodation by 10.00 a.m. could have their credit card debited $50.00 per hour /per cleaner after 10.00 a.m. to cover the wages of our cleaning staff.

Bond /Security deposit
*All our properties require a bond .Credit card details are required at the time of booking .Your credit card details will be safely secured in the credit card vault .Your credit card details are automatically removed from the vault after a successful departure inspection has been made .If any damage has been made I will contact you to discuss this prior to charging your card .

Payment Policy

1.Online :Full payment will be taken at the time of booking. 2% fee will be added to cover bank fee's .

2.Email/phone bookings -50% deposit required within 48hrs to secure you booking*Internet transfer (no fee) or credit card (2% fee applies)

*Please note a booking is not guaranteed until the deposit has been received .
-The balance is required 1 month prior to your arrival .

Bond /Security deposit

Cancellation Policy

Refund Policy.
At Rooms and Brooms we understand that situations occur that may alter your vacation plans-we will always try to accommodate your needs and are willing to help in any way possible.Please understand that we need to keep the owner's interests in mind and the fact that they could lose income.

1.If the cancellation occurs within 14 days of your arrival no refund will be made unless we can re-book the property.*The replacement booking must equate to the same monetary value as the cancelled booking . If it is not the difference will be refunded .*A $50 cancellation fee will apply this covers banking fees and administration costs .

2.**Peak season ,School holidays or long weekend cancellations are required at least 2 months prior to your arrival .Any cancellation made less than 2 months prior a refund of 50% of the total booking cost will be made .*Unless we can re-book the property.*The replacement booking must equate to the same monetary value as the cancelled booking . If it is not the difference will be refunded .*
*A standard $50.00 cancellation fee will be charged ,this covers banking fees and administration costs .

3.Change of date -More than 2 months prior to arrival .*Any existing bookings can be transferred to another available date once only, with any additional costs paid by the guest if a rate increase applies to the new dates selected i.e. Long weekends. *This one off change carries no additional banking or administration fees.
*If the booking needs to be changed a second time a $50.00 fee will apply.

** It is highly recommended Guest purchase travel insurance as there are no refunds unless we can re-book the property .
