Roslyn House, circa 1859, was built by William Blyth for his family and is one of the oldest houses remaining in Tasmania. It is set on 22 glorious acres overlooking the Black Hills with delightful relaxing gardens to take in the views. Our place is close to Mount Field national Park, the famous Russell Falls and Tasmania's Ski Fields. The Derwent River is close by for fishing and historic New Norfolk is also nearby. Please keep us informed as to your arrival time, especially if arriving late.
Arrival: Your host will welcome guests and demonstrate how to use the equipment. There are also written instructions in the room. Guests must follow the instructions for using the TV’s, and other electrical equipment. Failure to do so may leave guests liable for any damage they cause.
Departure: When guests leave they must ensure all doors and windows are locked and the keys are returned. Please check that you take all your property with you as we cannot guarantee the security after you depart. We do try to contact you if you have left something behind and can arrange for their return if required.
Damaged or Missing Property: The person booking the room or the cardholder is deemed to be responsible for their actions and those of any of their party. Roslyn House B&B reserves the right to replace, with new, any missing, damaged or soiled items. Any additional cleaning will be charged appropriately and may include any cost for loss of business. Losses include lost income, specialist expenses and the sourcing of alternative accommodation as necessary. The guest acknowledges that the charge may be debited from the credit card or charge facility used for payment of the booking.
Non-Smoking: For the comfort and benefit of our guests, Roslyn House B&B is a strictly non-smoking* establishment. Should you choose to ignore this policy*, you will be asked to leave and charged in full for your entire stay plus an additional $300-$500 for specialist cleaning to your room. Payment will be taken from the card used to secure the room.

Bushwalking: It is strongly advised that guests do not go walking through the bush away from paths and tracks. Although snakes are very rare, they may be present in the bush and may bite if startled and most of our snakes are poisonous. Keeping to the tracks will also help preserve the bush as the vegetation and soil is fragile. If guests choose to go bushwalking they do so at their own risk. For your own safety, please advise the host if you are going for a long walk and always take plenty of water if the day will be hot. Your host will be happy to advise on picturesque walking trails for you to enjoy.
Risk of Falling Branches: Our large gum trees (Eucalypts) particularly the Marri and the Jarrah trees have a habit of dropping branches, whether the tree is dead or alive. This is due to insect attack (termites and borers) or water stress and can occur randomly and even without any wind. Although extremely rare events, please do not park under large branches and do not picnic under large trees without first assessing the risk.
