Shepherds Gully offers visitors a unique accommodation experience. The mud-brick building provides accommodation for up to 12 guests each night. The house is only let to 1 group at a time – you won’t be sharing with people you don’t know. So if you are looking for a different get-away with family or friends, a mid-week escape, a corporate retreat or wedding/event accommodation then Shepherds Gully is the perfect venue.
Set on 25 acres of bushland and surrounded by permaculture gardens, Shepherds Gully is a great place to unwind. With regular visits from local wildlife including wallabies, possums and many birds – you can experience a nature encounter right at the back door.

SIZE OF BOOKING: The number of guests occupying the property for the entire specified period must not exceed the number specified on the online Booking Form. If for any reason there is a change to the number of guests occupying the property, please advise Ian or Anne Hodgson immediately on 02 4930 0209 or 0412 981 980. Maximum number of overnight guests must not exceed 12 guests (or 18 non-overnight guests for meeting event). No unpaid guests are to occupy the building after 6pm. Additional guests during the day are permitted only after negotiation with the owners. The property must be occupied by the person nominated in the booking form. If for any reason, the person occupying the property is to be different to the person booking the property, the owner, (Ian & Anne Hodgson) must be notified by email nominating the occupier and written owner approval must be received by the occupier for such usage. If the person booking or as nominated is not the occupier, then the owner reserves the right to cancel the booking and the non-conforming guests may be required to vacate the property immediately without refund.
UNDER NO CIRCUMSTANCES ARE PARTIES ALLOWED IN THE HOUSE. Please note that due to regulations, this property is available for accommodation and corporate / business meetings of up to 18 people (not overnight) purposes only, and any other use constitutes a breach in our contract with guests. The owners will close down any large unauthorized gathering of people at the property, and guests will be asked to vacate immediately.

GUEST RESPONSIBILITY Guests are expected to look after and take all reasonable care of the property and all the furnishings and equipment included in the property and to observe the “No Smoking Inside” requirement for the duration of the stay. Any faults, damages or breakages must be reported to Ian or Anne Hodgson as soon as possible. Guests (You) are liable for any and all damage to the property or loss of, and any damage to, the contents of the property during Your holiday occupation. At the end of the holiday rental, You must pay Shepherds Gully Pty Ltd upon demand the repair or replacement cost (as reasonably determined by Shepherds Gully owners) for any and all damage to the property or loss of, and any damage to, the contents of the property.

SECURITY AGAINST LOSS OR DAMAGE TO THE PROPERTY: One day prior to arrival at Shepherds Gully, the guest who made the booking will be emailed a Property Security form and will be required to provide their current credit card number, details and signature to The Owner. Credit card details are securely processed as a pre-authorisation immediately prior to stay as an alternative to cash Holiday Rental Bond. Pre-authorisation will be cancelled and credit card details destroyed following a post stay inspection of the premises subject to the booking terms and conditions and provided the premises and contents are left in the same condition as at the start of booking.
In providing your nominated Credit Card for payment or pre-authorisation for Holiday rental or security against any damage to the property or contents, You guarantee that You are authorised to use the nominated Credit Card to meet Your payment obligations under Shepherds Gully Terms and Conditions and authorise Shepherds Gully to debit amounts from, or credit funds to, the nominated Credit Card in respect of outstanding fees and or repairs or replacement costs for any property or contents damage, theft or other loss identified. Shepherds Gully will debit any outstanding fees and or repairs or replacement costs as soon as practicable after the relevant costs are incurred.
If there are insufficient funds available in the nominated Credit Card to meet Your payment obligations under these Terms and Conditions; or a transaction on the nominated Credit Card is declined for any reason, save for the negligence of, or willful misconduct by, Shepherds Gully, You will be charged a Dishonour Fee by Shepherds Gully.
It is the responsibility of You the guests to ensure that all doors and windows are securely locked and that the property is left in a clean and tidy state at the end of the holiday. In the event that the property is not left clean and tidy You will be liable for the cost of excess cleaning.
LINEN, TOWELS & EQUIPMENT Unless otherwise stated the accommodation includes the supply of all linen. This includes pillows, continental quilts, blankets, bed sheets, bath towels & bath mats, and tea towels. The supply of bed linen and bath towels is included in the price.

Payment Policy

We accept payment via direct bank deposit, Amex, Mastercard, Visa card and all mastered visa debit cards - Note: a 2.5% surcharge on all credit and debit cards will apply - payments are processed through the Stripe payment portal.
A 50% deposit is required to secure a reservation. For bookings that are made within 14 days of the check-in date, full payment will be required when making the booking.
When a 50% deposit has been made, the balance will be required 14 days prior to check-in.

Some holiday and peak periods require full payment at time of booking.

Events (a gathering of any additional people for any reason) are available at the property by negotiation. An agreed event fee will be payable prior to the event.

If you would like to pay EFT for your stay, payment is to be made in accordance with above deposit terms and an email confirmation sent with your surname and arrival date.

Where written notification of a cancellation is received less than 28 days in advance of the holiday, no refund will be given, however, the reservation may be rescheduled to another equivalent period subject to availability. If, for any reason, a booking is made and taken at an incorrect nightly or package rate, then the booking can be retained subject to payment of the correct rate or cancelled without cancellation fee at the sole discretion of the owner/manager. The guest shall be liable for payment of the full rental whether or not occupation of the property occurs. Guests are advised to take out comprehensive holiday cancellation insurance to cater for any unforeseen circumstances.
