Terms & Conditions
IMPORTANT - Please note: Premier Short Term Accommodation properties are independently operated rental premises and not managed by the Mounts Bay Village complex.
Two keycards and one remote control (where applicable) are provided for use during your stay. If keys are lost or misplaced, a collection fee or replacement fee will be charged and deducted from your credit card on file. Please refer to Fee Schedule for details.
You must ensure that all doors and windows are locked shut when you leave the property. You are responsible for all reasonable security while you are resident in the apartment. Charges may apply for assistance to re-gain access to the apartment in the unlikely event that keys are left inside.

Any damage or incidents resulting in damage to the property must be notified immediately. Rectification, replacement or cleaning costs incurred will be charged to the credit card on file. Refer to Fee Schedule for details.
One allocated parking bay suitable for standard-size sedans is included. Park only in the allocated bay as per the Parking Instructions provided. Any vehicles parked illegally will be clamped and fined at the discretion of Mounts Bay Village management and City of Perth Rangers. We accept no responsibility for guests who do not read and comply with parking instructions provided.
24/7 Self-assisted check-in is available after 5pm. You will receive instructions via email. An access code will be sent via SMS (Messenger or WhatsApp) at the allocated arrival time.
Early check-in from midday (12pm) can be arranged. Fees apply and subject to availability. Please contact us minimum 48-hours prior to arrival to arrange. An access code will be sent via SMS (Messenger or WhatsApp) at the nominated arrival time.
Check out is available prior to 9am. Please leave keycards (and remote control if applicable) on the table inside the apartment upon departure. Failing to leave keys will result in a Collection Fee being deducted from your credit card on file. Please refer to Fees Schedule for details.
Late check-out up to 1pm can be arranged. Fees apply and subject to availability. Please contact us minimum 48-hours prior to departure to arrange.
Visitors, Children, Parties
Only guests confirmed in the reservation are allowed to stay overnight. You are responsible for your visitors. Please refer to Fee Schedule for charges incurred when unregistered guest are found to be staying at the property. It is imperative that children are supervised at all times when within the apartment and the Complex facilities. Parties or gatherings are not permitted in the apartment. Guests holding parties or gatherings and notified by complex Security will be required to leave the property immediately without recourse to any refund.
We request you leave the property tidy. Rubbish should be removed and the dishes, etc, should be left clean. Leave towels in the bathroom and bedding on the beds. Refer to Guest Handbook for more details. Properties left excessively dirty or requiring cleaning of ovens, microwaves or carpets will incur rectification costs and charges will be deducted from credit card on file. This also includes any days that renders the apartment “unavailable” of which the standard rate per day is $199. Please refer to Fee Schedule for more details.
Do not use white bath-towels for removing make-up. Black towels have been provided for your convenience. If white towels are stained, an additional cleaning fee will be charged. Please refer to the Fees Schedule for details.
General Noise and Complaints
As the Mounts Bay Complex accommodates long-term resident, please respect the common areas including restricting noise after 10.30pm.
After hours noise complaints will incur a minimum fee of $200.00 for each noise visit. In addition, any costs incurred to the property in reimbursing the inconvenienced guests, staff wages to attend the incident and any other charges incurred will be charged. All guests are expected to behave in a manner that does not cause distress to neighbors or interfere in any way with the quiet enjoyment of their property. We reserve the right to remove guests who do not adhere to this code of behavior. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.
No Smoking Policy
This is a strictly NO smoking property. Smoking inside the property will incur a $400 deodorisation cost which will be deducted from credit card on file. Cigarette butts left lying outside will incur a $100 cleaning fee. Refer Fee Schedule for details.

Premier Short Term Accommodation may at their absolute discretion alter these terms and conditions at any time, and for specific bookings, and advise in writing, the terms and conditions that will apply (e.g., to group bookings or for peak period reservations).
We adhere to the National Privacy Principles relating to the collection of personal information. Information collected from you during the booking process is required to either meet the requirements of State Legislation regarding the maintenance of a guest register, for fire safety reasons, for billing purposes and to offer services to you.
If you do not provide us with this information, we may be unable to provide you with accommodation. We may make this information available to third parties who assist us in providing services where required by law or to enforce our collection of amounts owing by you. You must advise us if the details on your registration are incorrect. Personal information collected during your stay will be retained for a period necessary to comply with taxation and accounting requirements (usually seven years). You may request access to personal information we hold about you. Copies (other than electronic data) are not available after one year. We will not permit any misuse of this data. We will adhere to Industry Association standards for use of any personal information. You agree to receive ongoing information from Premier Short Term Accommodation in the future unless you advise otherwise in writing.
By making a reservation with Premier Short Term Accommodation, you and all registered guests agree to the following:
All payments for reservations, including Security Bond fee of $500 per booking, are to be paid via credit card using our secure payment gateway.
When booking direct, a 50% pre-payment will be required upon booking, with the balance required 14 days prior to arrival.
All reservations require a $500 fully-refundable Security Bond. Security Bond payment will be required two days prior to arrival.
Security Bond payments are refunded subsequent to inspection of the property and within 2 working days after departure.
All payments via credit card are subject to a 2.8% surcharge.
Should additional charges or penalties incur during your stay, these will be charged directly to the credit card details on file and you will be advised of the charges via a Tax Invoice.
By making payment of the total fee, including the Security Bond, you have an exclusive license to occupy the property for the days specified in the booking (but not possession).
You agree that regardless of your length of stay there is no tenancy or other rights created under the Residential Tenancies Act 1997.
We grant you a license and rooms and you agree that we may terminate the license at any time if any Terms and Conditions of your reservation or Guest Handbook have been breached.
1.0) General Reservations
1.1) Reservations can be cancelled up to 14 days prior to your arrival. A $30 administration fee applies for each cancellation.
1.2) Amendments can be made until 14 days prior to your arrival (subject to availability), but not amendments resulting in less than 80% of the original reservation period. A $30 administration fee applies to each amendment request.
1.3) Cancellations within 14 days of arrival will incur a 50% charge of the total reservation cost. A $30 administration fee applies for cancellations.
1.4) No-shows will incur a 50% charge of the total reservation cost. A $30 administration fee applies for no-shows.
1.5) Amendments are not possible within 14 days of arrival. After that time the full accommodation charge will be non-refundable.
1.6) Pre-payments will not be refunded for cancellations within 14 days of the arrival date and the full amount due will be charged to your credit card.
1.7) There will be no refund for early departures.
2.0) Peak Period Reservations
2.1) Peak Periods including all National Public Holidays, Special Event Weekends and all Australian State school holidays require more than 30 days notice prior to arrival for cancellation or amendments.
2.2) Reservations can be cancelled or amended up to 30 days prior to your arrival. A $30 administration fee applies for cancellations and each amendment.
2.3) Amendments can be requested until 30 days prior to your arrival (subject to availability), but not amendments resulting in less than 80% of the original reservation period. A $30 administration fee applies to each amendment.
2.4) Cancellations within 30 days of arrival will incur a 50% charge of the total reservation cost. A $30 administration fee applies for cancellations.
2.5) No-shows will incur a 50% charge of the total reservation cost. A $30 administration fee applies for no-shows.
2.6) Amendments are not possible within 30 days of arrival. After that time the full accommodation charge will be due and non-refundable.
2.7) Pre-payments will not be refunded for cancellations made within 30 days of the arrival date and the full amount due will be charged to your credit card.
2.8) There will be no refund for early departures.
