Only a short stroll to the charming centre of Maldon, you can do as much or as little as you like. The cottage is yours to enjoy. We encourage you to make use of the eclectic CD selection, free WiFi and Netflix during your stay. Sinnamons Cottage is more than well appointed.
The herb and vegetable garden are yours to enjoy too. Full BBQ facilities are available as are good quality crockery, cutlery and glassware.

Terms & Conditions
The Terms and Conditions upon which the property of Sinnamon's Cottage, is offered when
booked and occupied for short stay, long stay & group accommodation, are covered by the
terms of this agreement between the Owner/Manager and Guest/s.
Guest and Visitors must comply with all House Rules, By-Laws and instructions from the
Manager and security services during their stay; and Guests must notify the Manager of any
disputes or complaints from neighbours as soon as is practicable. Sinnamon's Cottage or its
nominated security firm reserves the right to evict guests from the property if any of the
following criteria are not met. If evicted due to breaching our ‘House Rules’, no monies shall
Noise and Residential amenity
Guests and Visitors must not create noise which is offensive to occupiers of our other venues
and neighbouring properties especially between 10pm - 8am and during arrival and departure
at any time throughout the occupancy. Guests and Visitors must not engage in anti-social
behaviour and must minimise their impact upon the residential amenity of our neighbours and
the local community.
Guests shall not act in an unruly or disruptive manner and shall not interfere with or impact on
our other guests’ enjoyment. Guests shall also refrain from using offensive language, making
obscene gestures, throwing objects and possessing prohibited or illegal items. Offensive and
excessive noise is prohibited and may result in termination of permission to occupy the
property, resulting in eviction with loss of monies paid. Guests may incur extra charges for
security, damages and other expenses which will be deducted from the Security Deposit or
Bond under the Terms and Conditions of our House Rules.
Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all
times; and Guests are responsible for ensuring that Visitors comply with these House Rules.
Gatherings or functions
None of the venues belonging to Sinnamon's Cottage are “party houses” and any such activities
are strictly prohibited; And Any gathering, celebration or entertainment permitted at a Property
must not conflict with residential amenity and must comply with all the other requirements.
There is to be no outside gatherings or entertaining after 10.00pm.
There is a BBQ located outside for your pleasure. Please take care and use safely and constantly monitor its usage.

Smoking is not permitted inside Sinnamo's Cottage
Smoking is permitted in outdoor areas including balconies. Ashtrays have been provided for
the disposal of your cigarette butts. Do not dispose of cigarette butts in garden beds, lawns or
on paved areas. Guests found in breach of this rule will be warned and subsequent breaches
will result in review of your occupancy agreement and possible eviction. It is your
responsibility to ensure that your visitors observe this regulation.
Your co-operation would be highly regarded and greatly appreciated if:
Dishes and utensils are washed and put away (Dishwasher provided). Damp/wet towels left either in the bathroom or
bathtub. All items ie glassware, crockery, cutlery etc, are returned to original cupboards etc.
Additional or extra rubbish is placed in the larger bins located outside the front gate and all
damages and breakages are reported to Management.
Compliance & Consequences
Breach of these House Rules is a breach of the Terms and Conditions of occupancy. The
Owner and Manager reserve the right to terminate permission to occupy resulting in eviction
from the Property of any Guests or Visitors who refuse to follow these House Rules or who
cause a nuisance. The consequences of not complying with the Terms and Conditions
requirements can include enforcement action from the Owner &/or Manager, security
services, local councils or, in some instances, the Police.
Full payment is required at the time of booking in order to secure your requested booking.
100% of all monies paid to secure a booking will be refunded if the cancellation is made 30 days prior to the booked arrival date.
50% of all monies paid to secure a booking will be refunded if the cancellation is made 15 days prior to the booked arrival date.
0% of any monies paid to secure a booking will be refunded if the cancellation is made less than 15 days prior to the booked arrival date or in the case of a no-show.
