Terms & Conditions

General Requirements: (a) All Guests (and any Visitors) must comply with all House Rules
and any other instructions from the Property Manager Ali Reid during their stay; and
(b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
Noise and the neighborhood: This Airbnb Rental is not suitable for children under the age of 12. Guests are fully responsible for the safety and
security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
Guests and Visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties – especially
during nighttime hours (e.g. 11pm – 8am), and upon arrival and departure;
Excessive noise is prohibited at all times and may result in termination of the Airbnb rental agreement, eviction, loss of
rental paid and extra charges which may be deducted from the Rental paid;
Visitors: (a)Guests are allowed a maximum of 2 Visitors at any time during their stay. (b) Guests are responsible for ensuring maximum visitor numbers
are not exceeded; and that. Visitors are complicit with these House Rules.
Parking: Parking arrangements at the Airbnb Rental are as follows, park alongside left of the Studio.
Garbage and Recycling: Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the Airbnb Rental (as set out in the house manual) in the allocated trash cans, and excess rubbish must not be left in public or common areas; and
Functions: (a) Parties and large gatherings of any kind are strictly prohibited at the Airbnb Rental; and any small gathering must comply with other rules set regarding Noise, the Neighborhood, and Visitor numbers.
Security: (a)Any time Guests leave the Airbnb Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain
security and prevent rain and water damage. (b)Guests must switch off lights, air conditioning, fans, and electronics such
as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning on when Guests are absent
from the Airbnb.
Wifi Internet: Mobile Broadband Internet available only with free 40GB of data allowance. You can recharge at your cost if required.
Swimming pool: The swimming pool is only open in warmer months and only to be used between 8am - 8pm. (b) For safety reasons, it is not permitted to use any glassware in or around the pool area. Failure to comply with this rule will result in charges requested.
Smoking: Smoking is permitted outside near the tennis court. Cigarette butts must be disposed of properly.
Pets: Pets are not permitted at the Airbnb.
Barbeque: Is provided, please clean the grill after with BBQ wipes provided underneath the kitchen sink.
Damages and Breakages: (a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable.
And;
(b)To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
No bathroom towels are to be removed from the property (i.e. for pool use). Separate beach towels are provided for this purpose.
Check-Out arrangements: Lock Studio and place key back into the security Key Lockbox, make sure the lockbox is securely closed.

Compliance: (a) Breach of any of these House Rules is a breach of the Terms and
Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate permission
to occupy and to evict from the Airbnb Rental, any Guests or Visitors
who refuse to follow these House Rules, cause damage, or who cause a nuisance to
neighbors or other residents.

Payment Policy

You just made a reservation! Your payment method will be charged as soon as your reservation is confirmed. Accepted method of payments is Visa, Mastercard, American Express and OTAs online travel agents virtual cards and debit cards. There is a processing surcharge fee as stated below;
Mastercard/Visa 1.50%. American Express 2.95%

Cancellation Policy

Full refund 1 day prior to arrival.
