Luxury retreat nestled away in the Swan Valley, Perth, Western Australia. Located only 40 minutes drive from the Perth city centre in the beautiful Swan Valley wine region. Escape from the hustle, bustle, and stress of everyday life by coming and relaxing at this magical retreat. The retreat is located on a 15-acre property which has been lovingly sculpted and maintained over the last 25 years to promote the landscape and natural waterways. The property is also home to many different plants and natural wildlife.
The rooms are constructed from real cedar wood to give them a country cottage feel whilst the interiors are ultra modern to provide extra comfort and luxury. The retreat is equipped with a wellness centre which provides massage, hydrotherapy, facials and more. The retreat also has a complimentary sauna, tennis court and much more.
Once you are rested and have been pampered in our wellness centre you will then be able to head out and explore all that the Swan Valley wine region has to offer. The Swan Valley is rife with restaurants, cafes, wineries, breweries and other many other attractions that will make your stay in the Swan Valley unforgettable.

Terms & Conditions
ACCEPTANCE & RESPONSIBILITY:
Making a payment or being accommodated at the Property constitutes acceptance of these Terms and Conditions.
CANCELLATION OR VARIATION:
If you wish to vary or cancel your Booking, please contact us immediately. For cancellations with 14 days or more notice, you will not be charged for your booking. The deposit will be retained to cover admin related costs. For cancellations within 14 days of your arrival, you will be charged for the first-night stay only. All cancellations must be completed through the booking website that the reservation was made through. We strongly advise that you take out travel insurance to protect yourself against unexpected changes to your travel plans. A variation of the Booking which reduces the number of nights stay will be a treated as a cancellation of the Booking in respect of those nights.
“Booking” means the period for which you have paid to stay at the Property.
“Property” means “The Swan Valley Retreat” accommodation and estate and all its fixtures, fittings and equipment.
“Management” means the managers of the Property.
"Guests" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person visiting a Guest at the Property during the Booking.
SMOKING AND FIRE RESTRICTIONS:
NO SMOKING is allowed at any time in the rooms or on the balconies. Due to fire restrictions. NO SMOKING will be allowed at any area on property at all between October 1st and May 31st. No campfires, candles, lanterns or any other form of naked flames are permitted during the fire restriction. Breach of this condition may result in immediate termination and eviction. If there is evidence of smoking inside the room, an additional $300 fee will be charged to your credit card.

Check-in/Check-Out times are not to vary from the set times unless by prior arrangement with Management. Early arrival and/or late departure are subject to prior arrangement and availability and extra charges may apply. Cars are to be parked in the designated parking bays. In the event that the bays are full cars can be parked in any other safe location on the gravel out the front of the accommodation. Access to the room will be gained by using the keypad on the door. Guests will be provided with the code prior to arrival at the property. When checking out, guests are asked to leave the accommodation clean and tidy with all trash placed in the supplied bins. Please ensure the doors are closed and locked when leaving the premises.
A credit card authorisation must be provided to Management upon confirmation of your Booking. Any damage loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the credit card. Examples include but are not limited to any breakage, damage or excess cleaning requirements, extra Guests or Visitors beyond those declared.
If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc.), Management will inform you immediately and any payments will be refunded in full.
VISITORS & PARTIES:
Parties and Functions are strictly prohibited unless prior arrangement is made with the managers. The property may only be occupied by the number of people described on the booking. In order to respect the privacy and experience of all guests at The Swan Valley Retreat, we request that no visitors be brought or invited to the property unless by prior arrangement with management. In that instance, guests remain responsible for persons visiting. We request there be no disturbance of neighbours, no undue noise, no behaviour likely to cause damage to property or offence or embarrassment to others, all noise to cease by 9 pm. Breach of this condition may result in immediate termination and eviction.
RIGHT TO REFUSE OR REVOKE BOOKINGS:
Management reserve the right to revoke or refuse to honour any accommodation booking which may in the opinion of Management, (and at their sole discretion) be unsuitable for the property concerned. The same right to revoke or refuse a booking applies should details given of the guests prove to be inaccurate.
LINEN AND TOWELS:
We supply linen, pillows, blankets, robes and towels which must be left where supplied in the bedrooms or bathroom on departure. Linen change usually occurs before the commencement of a stay. For guests staying for longer than five days, a linen change will occur during the stay.
The rooms are fully self-contained and daily servicing is not required. For stays of five days or more, a complimentary mid-stay linen change is available.
The Property Domes may be used to accommodate a maximum of two people in a king sized bed irrespective of age.
Pets are not permitted at the Property.
ELECTRIC FENCES AND WALKING ON THE PROPERTY:
All paddocks on the property are surrounded by electric fences and occasionally contain livestock. For your safety, please do not touch these fences. It is noted that the property in rural and may contain wildlife that aren’t controlled by the managers (e.g. snakes and foxes). Distance must be kept from any wildlife found on the property. All gates must be left in the position that they are found in when entering or exiting the paddocks.
YOUR OTHER RESPONSIBILITIES:
Guests must comply with all applicable property Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours. Guests are responsible for damage, breakages, theft and loss of the Property and any part of it during their stay. Management may recover from you repair or replacement cost (at Management's discretion). Only the guests nominated and agreed in the Booking may stay in the Property overnight. If any other guests stay extra charges may apply or the agreement may be terminated without refund. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Post-departure, the Property must be left in a clean and tidy condition. Should the cleaning fee be more than the usual cost for cleaning the property due to excessive rubbish/mess, you may be charged the additional costs over and above the normal cleaning fee which will be charged to your credit card. All furniture and furnishings must be left in the position they were in when you arrived. You are responsible for the safekeeping and replacement of items within the room if damaged or lost.
PROBLEMS OR COMPLAINTS:
In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours. Any complaint, which cannot be resolved during your stay, must be notified in writing to Management prior to departure from the Property. Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint. We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at the property.
The retreat is located at,
79 Irwin st, Henley Brook, Perth, Western Australia.
Upon arrival, you will see a white entrance with a red bitumen driveway bordered by trees. Proceed down the driveway until you get to the end of the trees. You will see a sign directing you to turn left to the retreat. Drive a short distance and then park in the designated parking bays at the retreat. You will then be able to proceed down the ramp to your room.
A deposit of $50 will be taken at the time of booking. Bookings are not confirmed until the deposit has been received. Payments of the amount due must be received in Australian dollars net of any bank or other transaction charges. Full payment is to be made upon arrival to the retreat. We accept payment by Visa and MasterCard.
