Terms & Conditions

Please read these terms and conditions carefully. When you make a booking with Talm Beach House, you accept on behalf of yourself and your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking. Guests accept and are held fully responsible for their visitors or children which may result in injury, harm or death when staying or visiting the property and its surroundings. Any breach of these terms and conditions may result in immediate eviction with no refund or cancellation of your booking.

SECURITY BOND
Your credit card details will be held on the system as security bond. Your credit card will be automatically debited in the event of: damage to the property, equipment, breakages or if extra cleaning is required. Please note: we will only process monies on your credit card or if there is reported damage to the Property, or if the 'Terms and Conditions' are not adhered to. If you do not hold a credit card and cannot provide one as a bond, we will require a $3000 cash bond to be paid. This payment will be refunded within 14 days of departure, once we receive your departure inspection report and no charges are required.

CHECK-IN + CHECK-OUT
Standard check in time is 3pm on the day of arrival and the property is to be vacated by 10am on the day of departure. An additional fee will be charged if you do not check out by 10am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking and can only be confirmed 1 day prior to arrival or departure. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure an early check-in or late check-out is to book an extra night.

PHOTO SHOOTS & LOCATION HIRE
We love shoots here at Talm Beach House, but we do ask that this is first pre approved in writing by management. Location hire for photoshoots and video shoots must be pre-approved in writing by management. No images including the property are to be used for marketing purposes unless pre-approved in writing by our marketing team.

FUNCTIONS + LARGE GROUP GATHERINGS
Please contact management for more information in regards to all functions and event types. We would love to provide you with our little black book of vendors. All functions and events are STRICTLY prohibited without written consent from Management prior to your arrival.

ADDITIONAL TERMS FOR APPROVED FUNCTIONS + LARGE GROUP GATHERINGS
1. An EFT $3,000 bond is payable 7 days prior to check-in. The bond will be held up to 14 days from departure date.
2. No more than 30 guests/visitors in total can be onsite at one time.
5. Any items which you may wish to move in the house must be advised to Management prior to your stay and pre-approved in writing.
6. Grass areas are strictly prohibited of parking vehicle’s

NUMBER OF GUESTS
At no time during your stay is the number of guests staying to exceed the max occupancy, unless prior approval is sought and given by management in writing. The use of extra beds other than the number booked will attract an additional tariff.

CHILDREN
We welcome children of all ages to our property. Children’s prices for accommodation are included in the standard tariff rates and refer to children using existing bedding. A complimentary porta-cot can be supplied for children under the age of 2 years. Guests are required to supply linen for this cot and must be set up by guests. Steps and balconies need to be taken into consideration before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of parents & guardians. Please contact management if you need further information. No refund will be given if the accommodation is deemed unsuitable after check in. Supervision of children around fireplaces, stairs, balconies, roads, driveways and all areas of the property and surrounds are the sole responsibility of parents/guardians and Talm Beach House accepts no responsibility.

LOCKING UP
It is the responsibility of the guests booked in the property at that time to lock the house whenever they leave the property. Any theft that happens due to neglecting to lock the property will result in charges.

FIREPLACES AND FIRE PITS
Fireplaces and fire pits are to be operated by adults over the age of 18 only and are operated at your own risk. You will be held liable for any damage you cause including smoke or ember damage from incorrect use. If using a wood or gas fire, you will ensure the fire is switched off or put out entirely before you retire to the bedrooms and whenever you leave the premises even for short periods. Supervision of children around all fireplaces is required and is the full responsibility of parents/guardians. ALL fireplaces and fire pits and their external casings can get very hot and may cause serious burns if touched. It is strongly recommended that the fireplaces not be operated when children are staying onsite.

WINE CELLAR
This is a feature you can add on to your stay at an extra cost. Please contact management prior to your arrival if you wish to use the wine cellar. The wine cellar will remain locked if use is not requested. All wines that are used during your stay will be charged to your credit card once checked out.

NOISE
Please be considerate of our fellow neighbours staying around the property. We reserve the right to remove guests for unruly behaviour with no refund. All music needs to be turned down by 10pm on weekdays and 11pm on weekends till 8am the following day. These are local council regulations. Disturbance to other guests and neighbours including excessive noise, music and unruly behaviour is prohibited and may result in eviction without refund. If a noise complaint is received; a first warning will be given. If a second complaint is received this will result in immediate eviction with no refund.

PET POLICY
Unfortunately we are unable to accept pets. No pets are permitted on the property at any time. Fines apply.

STRICTLY NO SMOKING
Smoking on the property both indoors, outdoors and within the grounds of Talm Beach House is strictly prohibited. If there is any evidence of smoking inside the property you will be charged an additional $1000 for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space. Fines apply.

CLEANING AND DAMAGES
On departure, your accommodation is to be left in a clean and tidy state. Talm Beach House must be left in the condition it was in upon guests arrival.Extra cleaning charges will apply if this condition is breached and will be deducted from your deposit or credit card. Excess cleaning fees up to will apply (e.g. rubbish not being removed, dishes not washed and put away, barbecues not cleaned).
Please report any existing damage to the unit upon your arrival. Please immediately report any damage which occurs during your stay. Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact management for further details. Damages or breakages of furniture or furnishings must be reported to Management immediately. Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full of the guest’s credit card or deducted from the guest’s refundable deposit. Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties. There will be a charge incurred if furniture is not returned to its original location.

LOST OR DAMAGED KEYS
Please note: Keys are regularly damaged in the property. This is the guests responsibility and additional $25 will be charged to your card for lost or damaged keys. If guests lose keys or lock keys inside the property and require access, a security call out fee will apply. If replacement keys need to be cut, key barrels need to be replaced, or in secure complexes, re-keying is required costs will be calculated based accordingly and charged to the guest.

RESPECTING NEIGHBOURS
A guest must not at any time during the occupancy period:
(a) create noise that because of its level, nature, character, or quality, or the time it is made, is likely to harm, offend, or unreasonably disrupt or interfere with the peace and comfort of neighbours and other occupants of the premises
(b) act in a violent or threatening manner towards neighbours or other occupants of the premises
(c) act in a manner that could reasonably be expected to cause alarm or distress to neighbours and other occupants of the premises
(d) use or enjoy the premises in a manner, or for a purpose, that interferes unreasonably with the use or enjoyment of common property by neighbours and other occupants of the premises in a strata or community scheme
(e) intentionally, recklessly or negligently cause damage to premises, any common property or any other communal facilities within the immediate vicinity of the premises, or any public property in the vicinity of the premises
(f) intentionally, recklessly or negligently damage the personal property of neighbours of the premises or other occupants of a strata or community scheme.
This section is an offence provision under section 54C of the Act.
The Commissioner may issue guidelines about what may or may not be appropriate conduct under section 2.5.2 of the code.
A guest must not copy, or knowingly retain after the end of the occupancy period, any keys, security passes or other instrument that facilitates access to the premises.

RESPECTING THE HOSTS
A guest must take reasonable care of the host’s premises and the host’s property at the premises.
A guest must notify the host or the host's representative of any dispute or complaint about a guest’s or visitor’s behaviour as soon as possible after the dispute or complaint arises.

GUESTS RESPONSIBLE FOR THE CONDUCT OF THEIR VISITORS
A guest is responsible for the actions of visitors they invite onto the premises during the occupancy period and must ensure visitors to the premises comply with section 2.5.2 of this code as if they were a guest on the premises.

INDEMNITY
Guests and their visitors actions, conduct and safety are the responsibility of the Guests. Talm Beach House does not condone: unsafe, irresponsible or illegal actions/behaviour etc. on or off the premises, during a stay or at any other time. A condition of entering and/or staying at this property means that all Guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time.Your booking request will be confirmed once your payment has been receipted and a receipt emailed to you following your booking confirmation.

Talm Beach House is designed to a very high standard, properties are finished and furnished with costly materials and products. You become responsible for any and all damage and loss to the property and its contents from the date and time you check-in to the date and time you check-out. Any damaged items in the properties will be charged the full advertised replacement cost and product brand. The Property is a residential premise and is strictly for Residential use. The number of occupants allowed is as per approved on your booking email and as advertised. The use of the property for functions, parties or other like mass gatherings are STRICTLY PROHIBITED unless written consent has been emailed by management. Use of the property for such events or other than as a residential premise will result in the termination of the reservation for the property, removal of the Guest (s) and other occupants from the property and other costs or expenses (including an unauthorised function/extra cleaning fee of $500).

COVID-19 PRECAUTIONS

Not just in this unprecedented time, but always, we will work hard to ensure your wellness and peace-of-mind when staying at Talm Beach House.

TRAVEL DURING COVID-19 PANDEMIC
If government restrictions are placed on domestic travel, or you are residing in an LGA that is in lockdown due to the impact of Covid-19 and cannot travel on the dates of your booking; Talm Beach House will provide a free change of date to your booking or provide a credit voucher valid for 12 months for the amount paid for accommodation. All other cancellations will be subject to our normal cancellation policy.

TRAVEL INSURANCE
Would you like to protect this booking with Cancellation Cover? We are a small family-run property and cancellations can affect us hugely. We strongly recommend you purchase comprehensive travel insurance at the time of booking. We suggest that the policy should include, but not be limited to, the reimbursement of any monies paid in the event the travel is cancelled; loss or damage to personal baggage and loss of money and medical expenses.

Payment Policy

Full payment is required at time of booking to secure your dates. Rates quoted are in Australian dollars and are subject to change at any time. Talm Beach House is not liable for and is not required to honour any pricing displayed that is quoted in error. Minimum length of stay restrictions apply to certain rates during special event periods. Preferred method of payment is Visa and MasterCard and surcharges apply for these card transactions.

Cancellation Policy

- Cancellations with MORE THAN 90 days notice prior to your arrival is fully refundable

- Cancellations BETWEEN 30 - 90 days notice prior to your arrival date 50% cancellation fee of the booking total will be incurred.

- Cancellations WITHIN 30 days of your arrival date a 100% cancellation fee of the booking total will be incurred.

No cancellations are accepted within 30 days of your arrival date. You will be charged the total of the reserved stay under all circumstances. Written notification must be provided for all cancellations.

In the event Talm Beach House must cancel your accommodation for circumstances beyond our control a full refund will be made. However we will not be held liable for any further costs incurred.
