Overlooking the popular surf break at Tauranga Bay, The Bay House is in a unique coastal location giving all who come here a sense of escape to somewhere close to Paradise. Formerly the local surf club and a cafe, The Bay House has evolved into luxury “island style” accommodation (opened Jan 2019) offering brand new luxury beachside studios and stylish garden suites in an idyllic and peaceful setting.
Tauranga Bay, Maori for “sheltered anchorage”, is 16kms south of Westport and 57kms north of Punakaiki on the West Coast of South Island. Our unique seaside location is a just a stone throw from the Tasman Sea. Step out of your beachside studio or garden suite, walk just 20 to 50 metres and you are on the beach. There are rock pools to fossick or bathe in, soft golden sands to stretch out on, amazing surf to play in (lessons available) and short strolls or long walks all around. Choose to do it all…. or as little as possible, and at the end of the day be lulled to sleep by the sounds of the ocean and chatter of penguins. Stay for a day or more and simply relax, unwind and be happy in our little corner of Eden.

Terms & Conditions

RECEPTION HOURS: Nov to April: 8am to 11am and 3pm to 7pm. May to Oct: 8.3am to 11am and 2.30pm to 6pm
CHECK-IN + CHECK-OUT Standard check in time is from 3pm till 7pm on the day of arrival and the studio/suite is to be vacated by 10.30am on the day of departure.
NO SHOES INSIDE STUDIOS & SUITES Given our surrounding environment of sand, small stone chips and the native Weka (flightless bird) and Penguins wandering onto our access pathways, we ask all guests to remove outdoor footwear upon entry mat to their studio or suite. Slippers are provided.
BREAKFAST: A continental breakfast buffet is available from 8.15am to 9.45am and is included in your room rate. If you wish to have a cooked breakfast we will require a pre order the evening before. Please note that there is an additional charge for a cooked breakfast.
ROOM SERVICE MEALS: From May to October, Room Service meals are available by prior arrangement. Please enquire about meal options at least 2 days prior to arrival where possible. Price per meal is $35 to $40.
LIMITED COOKING IN ROOMS: Cooking of fatty meats (eg. lamb chops) spicy foods/curries, fish etc in the studios & suites is not permitted. The reason is we are unable to have guests stay in those rooms the days following you checking out as we cannot effectively eliminate those offensive odours quickly.. If you wish to cook such foods/meals please enquire about our outdoor Gas BBQ facility.
CHILD FREE ACCOMMODATION: Sorry - No babies, toddlers or children are permitted on site.
STRICTLY NO SMOKING/VAPING IN ROOMS OR ON DECKS/BALCONIES OF ROOMS Smoking on the property both indoors or on the decking & balcony areas of the Studios & Suites is strictly prohibited. Please ask hosts where the designated smoking areas are on site.
NO PET POLICY. We are unable to accept pets.
CLEANING Studios & suites must be left in a reasonable condition.
DAMAGES/BREAKAGES. In the event of any damage to the property, equipment, breakages or if extra cleaning is required, we reserve the right to charge you for any associated costs.
MINIMUM FITNESS LEVEL REQUIRED The entire property is built on a gradual slope and has uneven grounds, access pathways, stairs and steps - therefore a minimum level of fitness is required to access your Beach Studio or Garden Suite. Please ask for assistance with baggage if you require any upon arrival.
WEIGHT RESTRICTION. There is a weight restriction of 135 kgs for the Electronic Eco Bidet Toilet suites which are installed in Beach Studio (1 ) and Beach Studio (2) only. Please enquire if you have any concerns or questions regarding this restriction. There are hand rails next to all toilets for your comfort/assistance.
NUMBER OF GUESTS At no time during your occupancy is the number of guests staying to exceed the number booked. The maximum number of Guests per Studio or Suite is 2 adults.
VISITORS Guests accept and are held fully responsible for their Visitors. Limit of 2 guests at any one time in the Studios & Suites. We have a communal deck for your use if you have more than 2 visitors. As a courtesy we ask that Guest's visitors vacate the property by 8pm to minimise disturbance to other Guests.
INDEMNITY Guests and their visitors actions, conduct and safety are the responsibility of the Guests.
FUNCTIONS + LARGE GROUP GATHERINGS We do not accept large group gatherings.
NOISE Disturbance to other guests and neighbours including excessive noise, music and unruly behaviour is prohibited. Please respect other guests.
VENUE HIRE If you wish to have a fully serviced dinner occasion in the main building then this subject to availability and there is a Venue Hire Fee starting from $500 to $1200 depending on the occasion and set up involved in addition to the set menu and drinks. We require 14 days notice to provide for private dinner parties catered for by an external chef/service staff who are subject to availability. Our main building/bar/lounge area is Fully Licensed therefore we are Not BYO
LOST OR DAMAGED KEYS $15 will be charge to your card for lost or damaged keys.

Cancellation Policy

For Christmas and New Year Holiday bookings (period between 23 December and 12 January),
3 weeks notice to Cancel booking must be given in order to receive a full refund.
For all other times of the year, If cancelled or modified up to 7 days before date of arrival, no fee will be charged.
If cancelled or modified later than 7 days prior to arrival, 50% of the first night will be charged.
If cancelled or modified up to 2 days prior to the date of arrival then 70% of the reservation will be charged.
In cancelled or modified up to 1 day prior to arrival or in case of no-show, then 100% of the reservation price will be charged.
Prepayment: No deposit will be charged.
