Originally a 1920 musters cottage and the second building to be built in Kaiteriteri this Bach has been lovingly renovated by a family maintaining its rustic charm while updating to the modern comforts. It has great outdoor space including a deck wrapping round the entire outside. The outdoor dining area is fantastic spot for a secluded meal accompanied by a very generously sized outdoor fire place. With fantastic views looking out into the Kaiteriteri Bay with the Abel Tasman National Park and Tasman Bay in the background, this is truly a special spot.

Tariffs
1. Tariffs are as set out on the website and are subject to change.
2. When a booking has been confirmed by receipt of a deposit, the tariff and house booking will then be unconditional.
3. The Tariff is based on the maximum occupants outlined under each property on the website.

Deposits
1. Your credit card details will be securely stored for use as a deposit of up to 50% and unlimited bond. Deposit and bond liability is not limited to credit card details. In practice, there will be no cash drawn out of your account for the deposit, as we will just hold your credit card details.

Payment
1. Our preferred payment method is by direct transfer. This payment is to be received in our bank account 90 days prior to the arrival date.

2. In the circumstance where payment is not received, your credit card details will be charged at total value of booking plus a 4% service charge.
3. In the circumstance that full payment is not made or available via credit card details, the booking will void in its entirety and no refunds of deposit will be available.
4. Payment in full is required prior to releasing the key.

Refunds
1. Bookings cancelled 21 days or less prior to occupancy will not qualify for a refund of the deposit.
2. For the main holiday seasons (1 December to 28 February) the minimum cancellation time is 30 days prior to occupancy or rental cost.
3. In the event a property has to be sold or undergo maintenance for any reason Waterfront Properties of New Zealand reserves the right to refund the customer the amount they have paid and no more.

Cleaning
1. All homes are serviced with personal linen ie; sheets, towels, pillowcases, tea towels, toiletries and cleaning products.
2. All the properties have cleaning materials provided for your use.
3. All phone calls are to your account.
4. Tenants are responsible for the holiday home during their stay and are expected to take all reasonable care of the holiday home and at the end of the holiday leave it rubbish free and tidy. This includes cleaning all utensils and equipment, returning furniture and appliances to where they were on arrival and disposing of all rubbish. Cleaning gear is provided at the house. The cost of cleaning up any unreasonable amounts of rubbish or mess maybe charged back to the guest at the sole discretion of the Waterfront Properties of New Zealand
5. Reasonable professional cleaning costs are included in your rental.

Arrival
Arrival time is 4.00pm at the earliest. Instructions on where to find the key will be issued once full payment has been received. (If you would like to arrive earlier please check as this may be possible).

Departure
The property must be vacated by 10.00am on the day of your departure. Unless otherwise organized, this must be adhered to in order to avoid additional charges.

Conditions
1. No Pets Are Allowed.
2. No Tents or Canvases may be erected or used without prior agreement.
3. No property may be occupied by more than the number of people specified in your agreement. Random checks may be conducted by our Property Manager, which could result in you being in breach of this agreement and asked to leave without refund or recourse.
4. No property is to be used for parties or functions with out the prior approval of the Manager.
5. The hirer of the property cannot sub lease the property to anyone else without the consent of the Manager
6. Any failure to meet the above conditions may result in the tenancy being cancelled. In that event you will be required to vacate the property immediately and no refund will apply.
7. Where additional amenities such as but not limited to moorings, dinghy's, BBQ's etc are shown as being available, the use of any such additional amenities is entirely at your risk. No responsibility is accepted for any injury or loss to guests or your belongings.
8. The tenant will ensure the property is secure during their stay and on vacating.
9. The tenant shall secure the property and leave the keys in the lock box as they found them. Failure to do so could incur a penalty equal to one night’s rental for each and every day the key remains outstanding.
10. There is NO REFUND for any cancellation or termination of the tenancy once the rental has commenced due to weather or other unforeseen circumstances. We recommend you take out travel insurance for personal protection

Damage
1. The occupier is legally responsible for any breakage and damage that may occur during the holiday and any cost of repair or replacement is refundable to the owner upon demand. Any damage or breakage must be reported immediately.
2. The occupier covenants on behalf of himself/herself and all their guests staying in the holiday home that nothing will be done by them, which would in any way invalidate, adversely effect the validity or viability of any insurance policy maintained by the owner.

General
The Manager reserves the right to evict immediately any tenant who does not comply with any of the clauses in this agreement. This is with specific mention to no parties, functions or overloading of occupants at The Bach. The Bach is strictly for family use. If eviction does occur for any reason, any monies held are forfeited.
Waterfront Properties of New Zealand Limited makes every endeavor to ensure that the property is clean and equipped, ready for each tenancy and cannot be held responsible for any accident or unforeseen event beyond our control, which may affect the quality and/or duration of the tenancy.

Cancellation Policy

3. In the event a property has to be sold or undergo maintenance for any reason Waterfront Properties of New Zealand reserves the right to refund the customer the amount they have paid and no more.
4. If the booking goes through the cancel period i.e. check in 89 days, check out 97 days away, you will be charged for the entire booking.
