Upon arrival, an ancient gong suspended over tumbling water, the sandstone archway and an aqua glimpse of the infinity pool encourage a casting off of all stress, to be replaced with deep calm and perhaps a quiver of anticipation.
You’re drawn into the castle-like features of the living room with massive timber beams, a pitched roof constructed from old bridge timber and a huge sandstone fireplace that reaches all the way to the rafters. All around are signs of creativity and the hand of an artisan in love with their craft – be it in pieces from Africa, or India, or the locally created medieval light, the ten-seater table made from recycled wood and iron bolts.
The living room spills out through antique Spanish doors to an expansive timber sundeck surrounded by a luscious tropical oasis and the beach-entry infinity edge pool with a wharf jetty.
Adjoining the pool deck the outdoor thatched Gazebo beckons with another huge fireplace is the perfect entertaining space for the cooler months.
The kitchen’s oversized concrete counter is great for concocting a feast with organic produce from the local honesty stalls. Dine indoors or out, or have a cosy picnic next to the outdoor fire.
With 5 bedrooms and 4 bathrooms the BlueGreen Villa comfortably sleeps 10.

Through the huge entrance doors, the first glimpse of the pool tiled a dark sapphire and beyond, the verdant gardens and thatched gazebo poised over the lake, will take your breath away!

On the ground floor, the stainless-steel kitchen extends to an outside barbeque, then open-plans to the dining area and soaring ceiling of the living room. Sandstone surrounds the fireplace and the entire wall bi-folds open to invite in the balmy air and light of the sub-tropics.

Upstairs is the romantic main bedroom with its pitched ceiling exposing bare trusses; a king four-poster bed hand crafted out of recycled timber, and a terrazzo spa-bath with glass and marble tiles. In the bathroom the glass vanity holds twin African bowls, and the bi-fold doors open up to a sandstone courtyard with an outdoor rain shower.

The second bedroom comes with a king bed (that can be separated into 2 singles) with a 3 meter overhead bunk. Sleeps two adults – or four children.

In the downstairs bathroom is a huge handmade bath, twin vanities, one exactly the right height for the little person who usually has to use a stepladder to brush their teeth, and a satin-jet shower.

The BlueGreen House sleeps 4 adults or 2 adults and 4 children.

The Loft has the air of a country church, with its high pitched ceilings and different histories seeped into the reclaimed wood walls. Massive bridge timber beams form the centre piece of this unique structure.
Perched on a quiet and private corner of the Sanctuary, the Loft has beautiful and elevated views looking down to the lake and to the west, a panoramic vista over the neighboring coffee plantations towards the distant Nightcap ranges. Be out on the wraparound deck at cocktail hour for some dramatic sunsets!
Giant bi folds open out onto the deck which cascades down to a Balinese inspired infinity edged pool, with tropical landscaping making it the ideal place to relax and enjoy the Byron Bay lifestyle.
The main bedroom has an en-suite bathroom with freestanding terrazzo bath and an outdoor shower courtyard. The second bedroom in the loft above the living area is perfect for kids or another couple.
The beautiful handmade kitchen with a butler’s sink set into the concrete counter, and integrated oven and stove top, flows into the open plan dining and living area, which includes a wood heater for cozy winters,

Terms & Conditions

Terms and Conditions

1.DEFINITIONS

“Booking” means the period for which you have paid to stay at the Property.
“Property” means 320 Piccadilly Hill Rd. Newrybar NSW 2479 and all its fixtures, fittings and equipment.
“Management” means the owners and managers of the Property.
"Guests" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person a Guest permits to visit the Property during the Booking.

2. ACCEPTANCE & RESPONSIBILITY.

• Payment of the Deposit constitutes acceptance of these Terms and Conditions.

3. CHECK IN/ OUT

• Check-in time is any time after 2pm on the arrival date and check out time is anytime before 10am on departure date.
• Late departure is subject to prior arrangement and availability and extra charges will apply.
• You must notify Management of expected arrival time and a mobile contact number at least 7 days before arrival.
• The house will be open upon your arrival with a full set of keys inside the house.

4. PAYMENT

• For bookings made 30 days or less to the date of check-in, full payment is required at the time of booking.
• For bookings made 30 days or more to the date of check-in, a deposit of 50% of the total tariff is required at the time of booking and the balance must be paid 30 days prior to your arrival. If a credit card was used for the deposit (which will be the case for an online bookings), the same card will be used for the final payment.
• Payments are to be made by credit card or bank transfer. We accept Visa, Master Card (2% transaction fee) and Amex (3% transaction fee)

5. CANCELLATION

• If you cancel a minimum of 3 months prior to your arrival date, no fee will be charged
• If you cancel between 3 – 1 month of your arrival date, 50% of your total booking tariff will be charged as a cancellation fee
• If you cancel within 30 days prior to your arrival date, 100% of your total booking tariff will be charged as a cancellation

6. SECURITY BOND

• A credit card pre-authorisation will be held on all Bookings as a Security Bond for your Booking.
• Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against your credit card. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.

7. UNAVAILABILITY

• If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.

8. PARTIES & FUNCTIONS

• Parties, Weddings, Bucks/Hens parties and Functions are strictly prohibited.

9. NOISE

• Excessive noise and functions including parties are not permitted. If a security company, police or management is called to investigate complaints of excessive noise or anti social behaviour the guests will incur a $250 call out fee. Guests are given one warning and if security, police or management is called a second time guests will be evicted immediately and will forfeit the full tariff and any security deposit. A second $250 call out fee will be charged as well.

10. LINEN AND TOWELS

• We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bathrooms on departure. Beach towels are not included.

11. CHILDREN

• Children are welcome on the property. All swimming pools are appropriately fenced however there is a lake and various water features that you should be aware of and will require adult supervision. Please contact management if you need further information. No refund will be given if the accommodation is deemed unsuitable after check in.

12. PETS

• Pets are allowed at the Property by prior arrangement.
• Pet owners are responsible for cleaning up after their pets both within and outside the property.
• Pets are not allowed on furniture, beds etc at any time. Any evidence of pets on furniture may incur extra cleaning fees.
• Dogs are not allowed in the swimming pools or the lake.

13. INDEMNITY
Management do not condone any unsafe, unruly, irresponsible or illegal behaviour or activities on the premises during your stay. Management accepts no responsibility for any actions, incidents, loss, damage or injury sustained during your stay at the premises. The guests accept and agree that as a condition of their stay and use of facilities at the property that all guests indemnify and agree to keep indemnified the owner and agent against all liability whatsoever and howsoever arising including but not limited to any actions, incidents, loss or injury sustained during their stay on the property.

14. YOUR OTHER RESPONSIBILITIES

• You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
• You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion)
• ONLY the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges of up to $200/guest/night may apply or the agreement may be terminated without refund.
• Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
• Before departure all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
• Extra cleaning charges may be incurred for the cleaning of dirty dishes, BBQ, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc.
• Furniture, fixtures and fittings are not to be altered or moved between rooms.
• The operators take no responsibility for the client’s personal property left on the premise.
• Smoking is not permitted inside the Villa, House or Loft.

-A progress payment of 25% is required 4 months prior to arrival.
-The final 50% payment is required 1 month prior to arrival plus a security bond of $1000
-BlueGreen Sanctuary reserves the right to release any or all room space if payment terms are not met.
-By paying a deposit you agree to enter into an agreement to rent the premises in accordance with our terms and conditions

Cancellation Policy

-If there are no NSW Government restrictions, bookings cannot be cancelled.
-If you cancel before 4 months prior to your booking, your deposit is non-refundable.
-If you cancel before 1 month prior and less than 4 months to your booking, your deposit and progress payment are non-refundable.
-If you cancel less than 1 month prior to your booking the full booking cost is non-refundable.
-If you do cancel your booking and should we manage to rebook your dates in full, we will refund you in full.
-We will only accept a rescheduling of your booking and transfer of the deposit earlier than 6 months prior to your booking.
