The Manor Byron Book

The Manor is coastal holiday perfection for families or larger groups. This original Byron Bay cottage, with its beautiful stained glass windows, airy light-filled rooms with lots of big glass windows to take in the Byron sunshine, high ceilings and timber bifold windows and doors opening out onto a lush garden and grassed area with its own splash pool, is pure sophisticated luxury.

The interior layout provides seamlessly integrated indoor/outdoor spaces and open plan living to come together as a group, as well as smaller, more intimate nooks for quieter, relaxed contemplation. A muted palette of soft olive greens and greys, warm ochres, rich creams and soft terracotta, provides delightful splashes of colour against the white walls.

The contemporary interiors feature the elegant minimalist aesthetic of scandi design furniture which sits perfectly beside richly textured wall hangings and rugs, warm natural timber pieces, statement lighting and lots of layering of linen in custom-made soft furnishings including billowing curtains, bedding and the plumpest of cushions.

The beds in each of the 4 bedrooms are huge and luxurious and two of the bedrooms have their own private sunrooms with comfy seating. The three bathrooms are beautifully appointed, two with deep baths and all with lots of natural light.

A thoughtfully provisioned full kitchen will make it easy to cook up a feast using some of the freshest locally grown produce available at the many Byron and nearby Hinterland markets, or maybe cook up the catch of the day from the seafood market on the outdoor bbq kitchen is an option.

Catering for one couple, four friends or two couples, this accommodation concept has been beautifully executed with flawless attention to detail, on-trend décor, bespoke artworks, soft furnishings and custom light fittings throughout.

Surrounded by tropical gardens, Villa 1’s soothing light-filled lounge and dining area opens onto a deck and an Ozone mineral plunge pool, where guests can relax in privacy and enjoy the southern Gold Coast’s subtropical weather. The well-appointed kitchen has everything guests need to self-cater during their stay as well as a Nespresso Coffee Machine and Smeg appliances.

Elder Villa 2 sleeps four guests and every element of this accommodation concept has been beautifully executed so all guests need to bring is their clothes and swimmers. Tucked away behind Elder Villa 1 and surrounded by tropical gardens, Villa 2 boasts its own private Ozone mineral plunge pool and outdoor area. The open-plan living and dining areas are light and tranquil, incorporating neutral and earthy hues, on-trend soft furnishings, natural materials and a fireplace for those winter nights.

The airy and spacious, fully-equipped kitchen has everything guests need to self-cater as well as a Nespresso coffee machine and Smeg appliances. In a quiet courtyard, a handcrafted outdoor concrete bath provides an idyllic spot for a relaxing soak under the stars with a glass of wine in hand. Upstairs, the master suite has Bemboka robes, a king-sized bed adorned with luxurious French linen and elegant ensuite with Kevin Murphy amenities, exquisite tap-wear and a concrete basin. The second bedroom also has Bemboka robes and a king-sized bed, which can be split into two to suit guests’ needs. If you would like us to split the bed, please let us know in advance.

Hailed as the new Byron Bay, Burleigh’s restaurants, bars, cafes and bustling James Street strip are just a short walk – or ride on our cruiser bikes – away from Villa 2’s front door.

Terms & Conditions

Please read these terms and conditions carefully. When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your confirmation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking.
Guests accept and are held fully responsible for their visitors or children which may result in injury or harm when staying or visiting the property and it’s surrounds.
Any breach of these terms and conditions may result in immediate eviction with no refund or cancellation of your booking.

Standard check in time is 3pm on the day of arrival and the property is to be vacated by 10am on the day of departure, cleaners will be arriving at 10am sharp. An additional fee will be charged if you do not check out by 10am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking and can only be confirmed 1 day prior to arrival or departure.

A security bond form with credit authorisation is required to be completed and returned at minimum of 7 days prior to your arrival. Your credit card will be automatically debited in the event of: damage to the property, equipment, breakages or if extra cleaning is required. Please note: we will only process monies on your credit card if there is reported damage to the Property, or if the 'Terms and Conditions' are not adhered to. If you do not hold a credit card and cannot provide one as a bond, we will require a $2000 cash bond to be paid. This payment will be refunded within 14 days of departure, once we receive your departure inspection report and no charges are required. (Please inform our office via email if you wish to pay the required bond via this method).
The Halliday properties are designed to a very high standard, properties are finished and furnished with costly materials and products. You become responsible for any and all damage and loss to the property and its contents from the date and time you check-in to the date and time you check-out. Any damaged items in the properties will be charged the full advertised replacement cost and product brand.
The Properties are residential premises and are strictly for Residential use. The number of occupants allowed is as per approved on your booking email and as advertised. The use of the property for functions, parties, photoshoots or other like mass gatherings are STRICTLY PROHIBITED unless written consent has been emailed by management. Use of the property for such events or other than as a residential premise will result in the termination of the reservation for the property, removal of the Guest(s) and other occupants from the property and other costs or expenses (including an unauthorised function/extra cleaning fee of $500).

At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is sought and given by management in writing. The use of extra beds other than the number booked will attract an additional tariff.

A complimentary porta-cot can be supplied and set up for your arrival however this is strictly for children under the age of 2 years. The Halliday will provide a cot mattress and linen if given notice in advance. Steps and balconies need to be taken into consideration before booking. Please note there are no baby gates or stair barriers and supervision is the responsibility of parents & guardians. Please contact management if you need further information. No refund will be given if the accommodation is deemed unsuitable after check in. Supervision of children around fireplaces, stairs, balconies, roads, driveways, bunk beds and all areas of the property and surrounds are the sole responsibility of parents/guardians and The Halliday accepts no responsibility.

Fireplaces are to be operated by adults over the age of 18 only and are operated at your own risk. You will be held liable for any damage you cause including smoke or ember damage from incorrect use. If using a wood or gas fire, you will ensure the fire is switched off or put out entirely whenever you leave the premises even for short periods.
Supervision of children around all fireplaces is required and is the responsibility of parents/guardians. ALL fireplaces and their external casings can get very hot and may cause serious burns if touched. It is strongly recommended that the fireplaces not be operated when children are staying onsite.

Location hire for photoshoots and video shoots must be pre approved in writing by management. No images including the property are to be used for marketing purposes unless pre-approved in writing by our marketing team.

Disturbance to other guests and neighbours including excessive noise, music and unruly behaviour is prohibited and may result in eviction without refund. If a noise complaint is received; a first warning will be given. If a second complaint is received this will result in immediate eviction with no refund.

Unfortunately we are unable to accept pets. No pets are permitted on the property at any time. Additional cleaning charges will apply if this condition is breached and deducted from your credit card.

Smoking on the property both indoors and within the grounds of The Halliday properties is strictly prohibited. If there is any evidence of smoking inside the property you will be charged an additional $1000 for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space.

Properties must be left in the condition they were in upon guests arrival. Excess cleaning fees up to $500 may apply (e.g. rubbish not being removed, dishes not washed and put away, barbecues not cleaned). Please report any existing damage to the unit upon your arrival. Please immediately report any damage which occurs during your stay.

Movement of furniture within the properties and also between the properties is strictly prohibited. All items or furniture (indoor or outdoor) are exclusive to that particular property and must not be moved between properties in the same street. In the case of multiple bookings across our properties, movement of any items belonging to that property (ie. furniture, plates, cups, cushions, linen, utensils etc.) will incur additional inventory checks and housekeeping fees up to $500. Any damages/excess cleaning caused by movement of items or furniture will be deducted from the bond.

Please note: Keys are regularly damaged in the sliding doors in The Manor - This is the guests responsibility and additional $25 will be charged to your card for lost or damaged keys. If guests lose keys or lock keys inside the property and require access, a security call out fee will apply. If replacement keys need to be cut, key barrels need to be replaced, or in secure complexes, re-keying is required costs will be calculated based accordingly and charged to the guest.

Guests and their visitors actions, conduct and safety are the responsibility of the Guests. The Halliday does not condone: unsafe, irresponsible or illegal actions/behaviour etc. on or off the premises, during a stay or at any other time. A condition of entering and/or staying at this property means that all Guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s), incident(s), loss or injury(s) while within or outside of the premises (including, but not limited to, the grounds, facilities, structures, etc.) during a stay or at any other time.
Your booking request will be confirmed once your payment has been received and a receipt emailed to you following your booking confirmation.

Payment Policy

A 50% deposit is required to secure your booking. Full payment is required within 30 days of your arrival date. If payment is not received by the due date, The Halliday reserves the right to cancel the booking.
Rates quoted are in Australian dollars and are subject to change at any time. The Halliday is not liable for and is not required to honour any pricing displayed that is quoted in error. A cancellation under these circumstances does not incur any cancellation fee. Rates are inclusive of GST where applicable. Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the booking. Minimum length of stay restrictions apply to certain rates during special event periods.
Preferred method of payment is Visa, MasterCard, Amex or JCB are accepted and a 1.5% surcharge applies for these card transactions.
Final Payment will also be processed on your Card supplied at time of booking, 30 days from the arrival date.

Cancellation Policy

- Cancellations with MORE THAN 90 days notice prior to your arrival a 20% cancellation fee of the booking total will be incurred.
- Cancellations BETWEEN 30 - 90 days notice prior to your arrival date 50% cancellation fee of the booking total will be incurred.
- Cancellations WITHIN 30 days of your arrival date a 100% cancellation fee of the booking total will be incurred.
No cancellations are accepted within 30 days of your arrival date. You will be charged the total of the reserved stay under all circumstances. Written notification must be provided for all cancellations.
In the event The Halliday must cancel your accommodation for circumstances beyond our control a full refund will be made. However we will not be held liable for any further costs incurred. We strongly recommend travel insurance to cover cancellations, travel delays and all other unforeseen incidents and accidents.
