COOKING FACILITIES..... *PLEASE NOTE* that cooking is not allowed in rooms due to fire regulations, our smoke detectors are very sensitive and will activate if any smoke is detected. Heavy fines apply if the Fire Brigade are called out, due to the disregard of this policy.
Bikes are not allowed in bedroom. Secure push bike storage is available. Please notice hotel in advance to ensure storage space.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Parties are strictly prohibited. Accordingly this rate does not allow for the extra wear associated with parties in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the guests responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests.
Disturbance to our neighbours, including excessive noise, is prohibited.
Bond may be applied depend on situations. The bond will be refunded within 7 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.

Cancellations received more than 60 days prior to arrival date will receive 100% refund less a 5% or $45.00 handling fee (whatever higher)
Cancellations received between 60 and 14 days prior to arrival date will receive a 50% refund of tariff less a 5% or $45.00 handling fee (whatever higher) .
Cancellations or modifications received 14 days or less prior to arrival will receive no refund. No amendments can be made within 14 day of arrival.
Cancellations of 1 night stays will receive no refund at any time.
Every modification, $45 fees will be applied
