Located in the historic village of Morpeth, just 2 hours north of Sydney – The Villa is more than just an overnight stay. It is an experience of sophisticated culture and heritage. The accommodation has been built within the grounds of the iconic homestead Kiora Villa, best known as the residence constructed in 1879 for Mayor Hobden.

Set on an acre of garden, guests are invited to explore the rolling lawns as part of their stay. Directly opposite is the Morpeth Common and Wildfowl Reserve, originally granted to the village by Lt Close in the manner of the English village common. It is now a picnic area with childrens' play facilities, sheltered tables and barbecues. Located just a 10 minute walk from the main street, guests can enjoy a leisurely walk or choose to make use of the complimentary vintage bicycles available to explore the village and surrounding park areas.

The Villa is unique blend of elegance and classic country with its open plan design spanning 50 square metres. Sleeping up to 4 adults, it offers separate living and dining areas, plus kitchenette facilities. The main feature is the free-standing bath big enough for two people positioned near the king size bed.

Cleaning penalty fees will be applied if the property is left in an untidy or unclean condition or if excess rubbish and bottles have not been removed.

Check-in time is 2pm, flexible subject to readiness and prior arrangement.
