1). EXTRA FEE MAY INCUR AS BELOW:

2). Check-out time is 10:00 in the morning. Delay to checkout without permission, one more night accommodation fee will be charged
( Room rate refers to that checkout day hotel marketing rate );

3). Keys to the room and garage remote are to be returned to RED key return box in the lobby upon departure. A Replacement Fee
$300 per set key, fob and locker and $300 for remote replacement shall be charged to the guest; should the keys, fobs or remote not be
returned on the checkout day;

4). Front door MUST BE closed ALL THE TIME when you cook. Smoke may activate the detectors in the hallway and may result in a
callout from Metropolitan Fire Brigade. The cost of the call-out will be charged to the person responsible;

5). Complimentary Room service is weekly base and Extra service costs $30 per time, pay upfront; If you want to change room during
your stay, extra FEE may apply above;

6). Non smoking No Party No complaints from other residents Policy strictly applies to Urban Modern Apartments. Failure to comply with
property policies or we recieve the complaints from residents will result in eviction of guests without notice and the loss of prepaid deposits;

7). Shall never throw anything over the balcony, or let anything fall. Any incidents will be reported to the police for prosecution;

8). Complementary luggage Store ONLY available on your CHECKIN OR CHECKOUT from 9:30 to 17:30 front desk business hours,
If you leave your luggages, it means you agree that it is at your own risk. Urban Modern Apartments MUST NOT have any liability for
the bags, cases or any contents. CAR PARK shall be returned on time, one night parking fee shall be applied to the car parking user;

9). Urban Modern Apartments shall not be responsible for or liable to compensate for the loss, theft or damage of personal belongings brought
into this premise by any guest.Guests shall be liable for any loss or damages to the appliances, furniture, fixtures and all fittings in the
apartment. Since our apartments are located on a residential premise, the registered guests are bided by Owner Corporation Rules,
and the guests are personally liable for any loss or damages caused in the public area;

10). I agree that: I am personally liable for the payment of the above account, and if the person, company or association indicated by me as
being responsible for such payments does not do so, that my liability for such payment shall be joint with such person, company or
association. The signatory remains liable for any damage to the room or property therein incurred during the period of the room hire,
and due to the actions of themselves or their guests. Any incidentals not settled on departure be charged to the credit card supplied
on arrival, or from the online reservation websites.

Your cancellation and prepayment policy states:

If cancelled or modified up to 7 days before date of arrival, no fee will be charged.

If cancelled or modified later, the 50% price of the reservation will be charged.
In case of no-show, the 50% price of the reservation will be charged.
