Terms & Conditions

***IMPORTANT NOTE ON BOOKING***
The booking engine accepts stays in 6N/7D or 29N/30D increments only. Please select 6 or 29 in the number of nights to book. For stays longer than these, please create multiple bookings per period covered.
Example, for a 2 week stay, please create two 6N/7D bookings. For a 90-day stay, please create three 29N/30D bookings.
You may also opt to book for just the first period and just put your planned stay duration in the comments section.

TO CONFIRM YOUR STAY:
We will be sending an email with your statement of account, payment schedule and bank deposit details after booking has been placed. To confirm your reservation, please reply to the email with your copies of the following: company/school ID, 1 valid goverment ID, vaccination card and proof of deposit within three (3) days. Otherwise, reservation will be automatically cancelled.

Check in time: 2PM
Check out time: 12NN
*Requests for check in or check out earlier or later may be accommodated depending on room availability and bookings.

REQUIREMENTS UPON MOVE IN:
(1) Rental + Security Deposit
(2) Signed contract of lease**
(3) Signed house rules agreement**
(4) Photocopy of 2 government IDs
(5) Photocopy of vax card
**Will be provided during move in day

SECURITY DEPOSIT
A refundable security deposit will be collected upon move in. Total amount may vary depending on the room type and duration of stay. This will be refundable 2 weeks after move out as long as there are no pending payables and damages to the rented unit.

Residents and Visitors Policies:
Residents and visitors of URBAN PAD must abide by the community rules and regulations set in the property.
Only residents 18 years old and above are accepted as resident tenants. Animals and other pets are not allowed inside the property.
Visitors and guests are welcome at URBAN PAD. However, they are not allowed inside the units to protect the security and privacy of other resident tenants. Visitors and guests may be entertained at the lobby.

Parking:
Motor parking is available in the property for an additional fee of Php 1,000 month. Car parking is not available in the building, but we can refer nearby lots / buildings that offer monthly car parking rentals.

Cooking & Laundry in Rooms:
Preparation and heating of food is allowed in the units but cooking is not allowed for fire safety reasons. Laundering, hanging or drying of clothes are not allowed in the units and on windows to avoid damages to the units and fixtures. You may approach the building administration office for suggested food delivery providers and referrals to nearby laundromats and laundry services.

Payment Policy

Rates are EXCLUSIVE of applicable taxes.

Bank deposits have a validation period of 3 business days. Kindly settle your dues ahead of time and send a proof of deposit to the following email addresses:

Monthly rental due dates:
Move in's from 1-15: due on the 30th of the previous month
Move in's from 16-31: due on the 15th of the same month

Delayed payments are subject to a 2% penalty charge, cummulative monthly.
Rental dues that have been paid are non-refundable.

Please ensure you are issued a receipt as proof of your payment. No receipt = No proof of payment

Cancellation Policy

To confirm your reservation, please email us copies of the following: company/school ID, 1 valid goverment ID, vaccination card and proof of deposit within 3 days. Otherwise, reservation will be AUTOMATICALLY CANCELLED.
