Talofa and welcome to the Vailima Hillside Apartments in the beautiful islands of Samoa. We have five vacation homes situated in the hills above Apia (Vailima) and just 5min stroll to the museum of the famed Robert Louis Stevenson. Each vacation home consists of a spacious 2 Bedroom downstairs apartment and a 2 Bedroom upstairs apartment with a large mezzanine loft. Relax and take in the fresh mountain air and cool breeze from the balcony overlooking the breath-taking views of the Apia Township.

TERMS AND CONDITIONS

The terms and conditions below apply to reservations with A&H Holdings Limited Doing Business as Vailima Hillside Apartments if you are a consumer and book from the commencement of operation from 31 July 2017.

PAYMENT POLICY: We require 50% deposit to secure your booking and the remaining balance 14 days prior to the scheduled date of arrival.

CREDIT CARD POLICY: A 3.5% administration fee applies to all transactions settled by a credit card or international debit card. This fee will be added to the transaction total.

CANCELLATION POLICY: Guests may cancel a reservation and receive a full refund as long as they notify us before 10:00am, 2 days prior to the date of their arrival. If cancellation is made outside of the 2 day period the guest will be charged the full amount for the first night’s stay.

CHECK-IN/CHECK-OUT: You can check-in between 2pm and 7pm on the scheduled date of arrival. If you wish to check in outside of these hours, you can do so by prior arrangement and a fee will apply. To do this contact us directly for availability. These services are subject to availability.

EARLY CHECK IN FEE: An early check in fee of 50% of one night’s accommodation plus government taxes applies for tenants wishing to access their apartment prior to standard check-in time of 2pm without pre-registration. Early access to apartments without pre-registration is subject to availability at time of arrival.

LATE CHECK OUT FEE: Late checkout is subject to availability on the day of departure and incurs a fee of 50% of night’s accommodation for access to the tenant’s apartment until 6pm. late checkout after 6pm incurs a fee equal to a full night’s accommodation at the standard rate.

CAR PARKING: Car parking is available to guests at no extra charge. If an extra parking space is required, please contact the host to make prior arrangements.

LOST/STOLEN KEYS: In the event that your apartment's keys are misplaced or stolen, please let us know immediately. Failure to notify us upon check out or if keys are not returned within 7 days - a $50.00 surcharge will be charged to the provided credit card.

NO SMOKING: (1) We are a smoke-free establishment. Smoking in the apartments and on property grounds is strictly prohibited. (2) Failure to comply with these requirements or if there has been evidence that smoking has occurred will result in a fee reduction from your security deposit.

PETS: Pets are not permitted in the apartments or around property grounds.

GUEST NUMBERS: The number of guests staying per room must not exceed the number agreed to in the booking confirmation. In the event that any additional persons stay in the room, an additional fee may be charged according to our rates and/or we reserve the right to terminate the booking without refund.

PUBLIC BEHAVIOUR: (1) We have a strict zero tolerance policy on any unruly, loud, illegal or offensive behaviour on the property. (2) Unauthorized parties, group gatherings or functions that have not received prior permission from the Host are strictly prohibited. If complaints are received management reserves the right to remove guests and terminate the duration of their stay with no refund issued or responsibility for finding alternative accommodation. (3) Additional charges will be incurred or claim lodged for the security deposit to cover clean-up costs and replace damaged items if the apartment is not left in a reasonable condition.

ELECTRICITY: (1) The apartment's electricity supply uses a prepaid metering system called CashPower, which tracks the flow of electricity into the apartment in kWh or units. We will provide 20 units of complimentary electricity per day and will be preloaded prior to your arrival. (2) If you wish to purchase additional units, you can contact the host and buy CashPower recharge vouchers in $10, 20 and 50 denominations.

VISITORS: (1) Guests are responsible for ensuring that the maximum visitor numbers have not exceeded; and that. Visitors are complicit with these House Rules. (3) Any additional overnight visitors must be approved in advanced during the booking process and are subject to an additional fee as noted in the price.

INTERNET ACCESS: (1) The apartment’s internet service is delivered wirelessly using our internet service provider, Bluesky’s 4G LTE mobile service. (2) All apartments have a Huawei 4GB Wi-Fi Routers with complimentary 5GB data pack preloaded prior to your arrival ready to go. (3) If you need to top up your data, you can contact the host to purchase Bluesky Recharge cards in 2GB, 5GB and 9GB data packs.

SWIMMING POOL: (1) The swimming pool is exclusively for guest use only. The Pool’s hours of operation is 7:00am until 10:00pm daily. (2) Children under the age of 14 years will require adult supervision. (3) Guests swim at their own risk and the property is not liable and take no responsibility for any injuries sustained while using the apartment’s pool facilities. Please refer to our Swimming Pool Rules and Regulations.

RUBBISH COLLECTION: All apartments have rubbish bins in the kitchen and bathrooms. There are rubbish collection bins on the ground floor in the utility rooms where you can put your bags of rubbish in and are collected every week. We kindly ask that no rubbish be left outside and exposed.

DAMAGES AND BREAKAGES: (1) All damages and breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty fee deduction from your security deposit. (2) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement with the Host. (3) Lastly, no bathroom towels are to be removed from the property (i.e. for beach use). Separate beach towels are provided for this purpose.

SECURITY: (1) Anytime Guests leave the property it is their responsibility to ensure all windows and doors are locked and secure to maintain security and prevent rain and water damage. (2) Guests must switch off all lights, air conditioning, ceiling fans, electronics such as televisions when not in use to promote energy saving.

COMPLIANCE: (1) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. (2) The Owner and Property Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbours or other residents of the community.
