Verandah Retreat offers luxury accommodation in an idyllic part of COWES Phillip Island, VICTORIA. Located just a minutes walk to Cowes front beach, known for its beautiful low tides and magnificent sunsets, a stones throw from the golf course, lovers walk, tennis courts and playground, or a short 10 minute walk to the main shopping and dining precinct.
Perfectly suited to couples, romantic getaways and small family groups, this picturesque Hampton's style beach-house looks onto a private garden oasis featuring luscious lawn, climbing bougainvilleas, espaliered citrus trees, herb garden, hanging swing chair, choice of outdoor lounges, and private upper balcony.
Inside the home you will find aged hardwood floors, feature pendants, plantation shutters, cast iron fireplace, soft linens and restored furnishings which have been carefully put together to create a relaxed, nostalgic space.
After a lazy day in the sun hang up the beach towel and wash the salt from your skin in the outdoor shower. For those wanting to relax at home, there is a selection of books, DVD's, board games and playing cards. If you wish to venture into town, you will find cafes, boutique stores and monthly markets showcasing the best local produce from the Phillip Island and Gippsland region.

Terms & Conditions
Arrival & Departures: Check in: 2pm / Check out: Strictly 11am (unless otherwise arranged)
Keys: We provide access via a key safe, which is located beside the front door. Your personal access number will be emailed to you on the morning of your stay.
Inclusions: All bookings are inclusive of a standard clean (refer to RDD section for details) & linen for all guests (bed linen + bath towels). Firewood and WIFI access is complimentary.
Fireplace: Is available for use however must be used in accordance with safety instructions (refer to guest compendium)
WIFI: Is available complimentary for general use (no movie or large data downloads).
Smoking: This is strictly a non-smoking property. Any smokers are required to smoke outside the home and use the ashtray provided.
Domestic Noise: The Residential Noise Regulations list (provided by the EPA) outlines that noise is unreasonable, if it can be heard in a neighbour’s home outside of the below times. Please be considerate of neighbors and understand that we reserve the right to ask you to leave if we receive recurrent noise complaints.
Monday to Thursday 7.00am - 10.00pm Friday 7.00am - 11.00pm
Saturday 9.00am - 11.00pm: Sundays 9.00am - 10.00pm
Party Groups: We strictly prohibit party groups and reserve the right to ask you to leave in any situation where there is excess noise, unauthorized guests or damage to property.

Refundable Damage Deposit (RRD)
All bookings are secured with a RRD of $500 (AUD). For online bookings this is charged to your credit card 1 days prior to check in and refunded within 1 days of checkout. Our aim is to refund your RRD in full, so we have outlined below situations, which may incur extra charges:
Damage/ Lost Items: Please notify us of any stains, spills, damage or lost items immediately so that we can address it promptly to avoid any unnecessary costs.
Extra Guests: We base your pricing on number of guests at booking time therefore strictly prohibit your bringing extra guests without consent. Doing say may result in your booking being cancelled or extra charges incurred.
Pets: We welcome well behaved pets however strictly prohibit pets on lounges or beds. Any un-cleaned pet hair, mess or damage may incur cleaning or replacement charges
Linen: All beds are made up with quilts, quilt covers, top and bottom sheets and 4 pillows. Towels, bath mats and hand towels are provided. Linen laundering costs are included in your stay unless there is damage, stains or missing items.
Cleaning: To uphold the high level of standard we offer our guests, the property must be left neat and tidy, as you found it. A standard clean is included in your stay however please see below items that need to be completed by the guest before checkout to avoid any additional cleaning charges:
• Wash and put away all dishes
• Clean BBQ
• Remove any rubbish and empty indoor bins
• Remove any excessive sand and dirt
• Leave oven and fridge empty and clean

Cancellation Policy
Due to this being a single vacation home, all bookings are non-refundable. All cancellations incur loss of deposit and balance of monies. We are only able to refund upon discretion, if we are able to re-book the home for the duration of your stay, in which case your monies will be refunded, less a $100 admin fee.
Payment Policy
A deposit of 50% will be charged to your credit card at the time of booking. The balance will be charged to your credit card 28 days or less prior to arrival. For bookings checking in within 28 days, the full amount will be charged to your credit card.
